A go to spot for us.
Pool was very cool. Be great if it had some influx of heated water.

Access to the main pool and hot tub made this a decent value on paper. Also, the workers at the bar, front desk, and security were all super nice and helpful.
The small dirt road leading to the condo had so many potholes that my taxi didn’t even want to bring me to the gate. When I arrived, the bill was significantly (~18%) higher than my booking.com confirmation due to the classic MXN exchange rate scam and a ridiculously high credit card fee (booking.com should just stop allowing properties to handle payments in person, because the exchange rate scam also happened to me in Oaxaca). Even though you pay in pesos, they calculate the total based on USD. Later that day, I noticed thousands of tiny ants crawling in the kitchen, under the living room rug, on the balcony, and on the roof. I told them about the problem, but nobody came to take care of it within 24 hours. GROSS. So I went to the store and spent my own money to fix their ant problem. To make things worse, the company that manages this unit refused to reimburse me for the ant spray and traps. I even provided itemized receipts. Also, the rooftop was in poor condition. It had a random dirty table with no chairs, 0 plants, and was covered in ants. The private plunge pool had a layer of dirt at the bottom so I didn’t feel comfortable sitting in it. Finally, the wifi router on the other side of the resort doesn’t penetrate the walls of the apartment, so it was unusable. They really need to put a router in each unit.

Very good apartment with a nice helpful owner. We enjoyed of great bed.
The only thing is the area. It's quite poor and not pleasurable to walk around.

Room size was great, property has been kept well and clean. Really comfy bed. We were using motorcycle to get around.
A lot of extra charges on top of advertised price. Advertised at £350 - and we ended up paying around £500 ( just put TOTAL PRICE) It was not clear this is going to be more of Airbnb style property management. Depends which room you booking - so we could not use lobby or ask them any information's. No cleaner coming in etc.
Our host was great, easy communication, always there to help us etc.
Would say avoid Tulum mid dec- first week of Jan- as prices are ridiculous. I think overall property is great but with charges so costly during peak time we just felt it was not great value for money.

We have been coming here for several years and as always our stay was excellent. The rooms are always nice. Billy and Hiram are great host
I will say the we are very disappointed with the direction that the bar and kitchen are going in. The prices there are getting outrageous and it seems that they are re evaluating the all inclusive price. After speaking with several guest everyone stated the same thing, its not worth buying food and drinks there, it is cheaper to bring your own but to me that kind of takes away from the whole experience. And the evening bartender Cat has the personality of a rock!! With that being said the rest of the resort is awsome

The property is well located, off the busy highway but just a short walk away. Very modern decor and appliances and exceptionally clean.
I wish they had a better wifi system. The wifi signal from my unit was almost dead, so I ended up having to purchase a local sim card just to check my emails.

A regular spot for me.
