The view was great and the rooms were a nice size
The breakfast was horrible, nothing that my toddler could eat. There was also no food available at all for the rest of the day so we had to get everything from the supermarket.
Also the pool was green and clearly had not been cleaned for a while.

Incredible views of the beautiful hillside. Our bedroom was a good size-well appointed and clean although not all rooms are as spacious. The receptionist Mandeeta was very friendly and helpful and spoke good English. The breakfast was excellent with a good choice of cold dishes including delicious home-made cakes, savoury and sweet pastries, sandwiches and filled croissants all served on a spacious patio overlooking the hills and local town of Montefranco. Lunch is offered too and was delicious-especially the pork dish and salads. The non-English speaking but friendly owner even made his own filled bread to offer us as a welcome extra. The pool area was spotless with shower and toilet facilities and we often had it to ourselves. There was plenty of parking available which was good as a car is essential.
Reception closes at 8pm so if your flight is delayed make sure you communicate well with the hotel. We ended up sleeping in the car on the first night as we could not gain access to our room. This is partly my fault as I did not see the message sent by the receptionist via Booking.com. I did advise them of our late arrival and the receptionist did kindly stay on for several hours but we didn't arrive until 1 am! The phone numbers I tried did not connect.
There is no restaurant for the evening and taxis have to come from a town 20 minutes away so are expensive and not really an option so driving is a must if you want to eat out in the evening. Walking from the hotel is not viable as it is a hill top location up a long, winding road with no safe pedestrian access. We worked round this by eating out at lunchtime and bringing our own picnic meal which we enjoyed from the stunning patio.
Another negative was the loud music played on two occasions by a member of staff at the poolside but I think she turned it down after a while after a polite request. Cushions for the poolside loungers would make them more comfortable and the option to borrow pool towels. We didn't bring our own to keep the weight of our suitcases down!
Although breakfast was good the hot selection was not as extensive or plentiful as the cold and there was often a long wait to order tea/ coffee which usually came after we had finished eating. Tables were often slow to be cleared.
We were surprised not to find tea/coffee making facilities in the bedroom and this would have made a big difference to the quality of our stay.
The negative comments should not be taken as a reason not to stay at this beautiful hotel-they are intended to be helpful!

the property was fantastic with lovely service. the breakfast buffet was large and variable. we thoroughly enjoyed our stay. the rooms are large and clean.

We had the suite, which was very well laid out and comfortable. The staff were excellent and very supportive. Would have appreciated the chance to have dinner in the hotel, but the staff helped us to find a very good restaurant close by. The swimming pool was a real-life saver on very hot days.
A very enjoyable stay, made that bit special by the excellent staff.
Little wrinkles such as a loose shower head and a bedside light that was the wrong fitting and such extras as shampoo missing..

Great pool, spectacular views - you can see the world's largest man made waterfall. Friendly onsite staff. Clean room.
Poor communication prior to stay. On day of arrival it looked like my booking had been cancelled hotel did not respond to messages. Breakfast not great. Had to pre-book lunch. No dinner. Food overall disappointing. No WiFi (I got it to work in reception area only but not consistent). No shuttle service as advertised. Need a car for location. It felt more like a self-catering apartment than hotel. I checked out early - not for me.

Hotel located on a hill slope with beautiful scenery. Rooms are facing the view and close to the pool (which was closed in April). The dining room was nice but basic. Staff made a big effort to keep us satisfied. Overall a good experience.
Room furniture was very basic. The double bed was good, but the folding beds for the kids were not of a high quality.

Amazing foamy cappuccino from Monica for breakfast.
Service was superb, great views and great chef. We felt very welcomed and the host did everything to make us feel at easy. Both the dinner and breakfast were excellent!

The view around the hotel is breathtaking, the rooms are very well maintained and spacious. We had a fantastic time with the host Gianluca, he gave us a warm welcome and made sure our evening was an evening never to forget. We had dinner at the restaurant of the hotel and Tania prepared a delicious 3-course menu. The food may have been the best we've had during our trip to Italy! We will be back!
The swimming pool adjacent to the hotel is also a nice plus!

Was very cold and no hot water when I was there.
Enjoyed the view and very nice Villa. But was alone in the whole place. They were not expecting us. Gate was closed when we got there.
