The property has breathtaking views of the Selong Belanak beach. The Villas are modern and well equipped. The Front Office Supervisor, Bali was exceptional. He is probably the only experienced staff member in the resort. When our villa had multiple issues, Bali moved us to a different and better villa, which was one of the best villas in the resort.
We made a booking where the payment was to be made at the property some four months in advance - the property emailed us and made us do an online transfer of the entire amount the very same day of booking, which was strange.
These are privately owned villas (each villa has a different owner) - this means the quality of the furnishings etc. in the villas are not consistent. The Management of the villas changed after covid and there is rather a lack of proper management. The villas have been unoccupied for a long time so there is a stale smell that runs through them. The gym is modern with all the equipment but not sure when was it last cleaned. There were spiderwebs on the brand new dumbbells!
The food is below average but extremely expensive and you are stuck because there is literally nothing outside the villas for next 25kms. Restaurant staff admitted that some of the food is cooked once a week and is not necessarily fresh. We ended up going to Kuta Mandalika (45mins drive, and an excellent town with great food options) and getting food for the next day so we were not stuck with the only option of eating stale food in the Aura restaurant!
The middle-of-nowhere location has its charm but it only works when everything in the resort is functional, which unfortunately is not the case. The villas are not disabled or child friendly, you have to climb 40-50 steep steps to get to your villa so be prepared for that. Also, when it is dark, you cant go anywhere inside the resort as its pitch dark without any street lights.
Its a great property but just needs some proper management.

The two bedroom villa with the pool and the view of the valley are exquisite. The villa was far down and we had to call the buggy every day multiple times a day. It did always arrive within 5 minutes. The hotel provide a shuttle bus at different times of the day (to the beach) for free, which is very convenient. The breakfast menu offers a lot of choices, although some dishes are not always available.
There is only one menu for lunch and dinner, which is quite boring after so many meals. I am disappointed by the lack of healthy choices. For example, there is no grilled meat and only one grilled fish dish (starter) and the fresh pasta only comes in two variations.
