About this house rental
Beechmount Country House is a characterful country house nestled in the heart of the quintessential Lake District village of Near Sawrey. There are 6 bedrooms in the main house, and a snug, to accommodate 12-14 guests. In addition there are two cottages in the grounds each housing a further two people, so that the whole property can accommodate up to 18 guests. In The cottages can be booked separately.
The main house has 6 bedrooms with three ensuites and two bathrooms. The kitchen offers Neff appliances with coffee machine and an in-built microwave and a cosy seating area with a fireplace. The dining room has a large extendable dining table seating up to 16 people. Next to the dining room is a playroom with a Tv, dvd player and cupboard with books, games and toys. The large lounge has seating of up to 14 and fully functional log fire with side doors that lead to a garden with a water fountain. The house also has a laundry room with a washing machine and dryer.
Parking is available as follows:
There is a ‘courtyard’ to Beechmount, which can accommodate three cars, possibly 4 at a push. Access to this is through a tight stone gateway from the road (2.45 metres wide). It is perfectly possible to fit even large SUVs through this (and we routinely do), but we understand that some will feel more cautious about doing so than others.
There is car park adjacent to the play area literally across the road from Beechmount. This contains 4 marked out spaces, but can normally accommodate 5 or 6 cars. This is run by the Parish Council, on a ‘donations requested’ basis, but with no restrictions as to how long you can park there for. When spaces are available, this is extremely convenient for Beechmount, but clearly we cannot guarantee that spaces will always be available. Near Sawrey tends to get busy during the days (especially at weekends and bank holidays) though tends to be a lot quieter in the evenings and early mornings.

Lovely location, comfortable beds, well equipped kitchen, garden to enjoy, peaceful surroundings, good walking from the house. Need to bring your own soap/shower gel. Would definitely recommend.

We have raved about this house to so many people. It was beautiful and spacious and right near some amazing hikes. This area is breathtaking. Working with the host was very easy and they were very responsive. We highly recommend this home. If you don't have a rental car, make sure you come prepared with some food (as there is only 1 pub nearby, and it has unpredictable hours). We hope to return one day!

Lovely country house in a beautiful location, perfect for all three generations of our family.
Our favourite spaces were the handy playroom for the children and the huge comfy lounge where we settled in the evenings.
The kitchen was well equipped with everything we needed, the outside areas included plenty of space for the children to run around and a relaxing seating area for the adults to sit in the sun with a glass of wine, we were very lucky with the weather! The beds were clean and comfortable.
The entrance to the car park is a little tight but we managed to get our large car in and out with no issues.
We all enjoyed our stay immensely and would definitely revisit.

Great house for our extended family to spend a long weekend together. Loads of space and everything you could think of is supplied. The games room for the kids is excellent! Lois the host was super helpful and happy to answer questions rapidly via text. Highly recommend!

This was a wonderful house in a wonderful location. Almost magical-views out every window, well stocked. A virtual rabbits warren of thick walled rooms well decorated and festive for the holidays. We only wish we could have stayed longer. Loved the walking paths outside and the playground across the street. Clean and comfortable.

The house provided great space, with a well stocked kitchen. Games room very popular with children.
However the stair carpet was very stained which was off putting on entering the house.
The showers were a problem - when one was in use the others lost all water.
The upstairs bathroom didn't have a lock on the door and this bathroom was for the use of 2 double bedrooms.
The downstairs bedroom had a very fusty smell - we didnt use it.
The front entrance to the house and the external appearance was quite neglected - which was a pity.
The Bbq hadn't been cleaned - we didnt use it.

The property was perfect for a large family break, lots of space, a well equipped kitchen, small play room, large dining room and lounge, and a good mix of bedrooms with a few en-suites! There are some areas of wear and tear, but nothing you wouldn’t expect from a rental of this size. Externally, the kids enjoyed exploring the grounds and there was a play area opposite the house.
The property is a good base for visiting Tarn Hows, Hawkshead, Ambleside, Esthwaite, Grasmere, Windermere, and surrounding areas.

Beautiful weather for this 3 night stay in Near Sawrey. The house was perfect for our needs. Visited Ambleside, Hawkshead and Grasmere. Self catered each evening . Lovely grounds and an area we called the G and T patio. A group of women friends. We really enjoyed staying here .

Beechmount is a perfect house for a large group. There is plenty of space to spread out, and the dining room is great for communal meals. The house is so well built you don’t hear a thing from the other rooms, so it seems oddly private even with a big group. The gardens are stunning and a wonderful bonus, and there are accessible and interesting walks right from the house, as well as a nice pub and restaurant. Hawkshead is just two miles away with good parking and some nice shops, including a chocolate factory! We had a great time and highly recommend.

The location and host are both lovely. We had a brilliant February 1/2 term break and the house was a brilliant size and well equipped for a large family group. There are a few areas of improvement needed, mainly around the house needing a little TLC, we had a couple of maintenance issues during our visit which the host sorted very efficiently but the whole place could do with a lick of paint, removal of some mould in the en-suites, a screwdriver here and there. Overall a good experience but could be improved with a few tweaks.

Very impressed with the house. It's very nice and spacious with various rooms. We stayed here as a group of 10 and there was plenty of space. The home has all of the necessities and more! The kids absolutely loved the play room and so did we! A very nice house in a great location with pubs and restaurants nearby. We had a great stay!

We were a group of all ages ranges staying at the property celebrating my special birthday. We were incredibly impressed with the house - lots of room and extremely comfortable. Kitchen very well equipped, comfy beds, great location and special thanks to Lois for her speedy response when we inadvertently locked ourselves out!

Situated in a small hamlet, with a great local pub (reservations for food required in advance) and stunning walks from the doorstep, it is a spacious house with everything you might need for a comfortable stay.

Plenty of room for our party of 14. Rooms were nice and clean although a couple were in need of a lick of paint. It took a while to master the ovens and coffee machine! Had some issues though with Sky TV and the internet which were partially rectified. The property had the advantage of us being able to use the nice side garden complete with fish pond and fountain. Parking on the property wasn't easy. Three cars could be parked there so our fourth car had to be parked on the parking spot near the playground. Driving through the property's entrance was a bit of a challenge with one of our car's mirror clearance of less than 5cm on each side! Overall, we had a very enjoyable stay there and will consider returning some time.

This house is an absolute gem!! Such a beautiful location right next to hill top farm. The house itself has everything a large family or 2 to 3 families could need. The beds are comfy and entertaining areas ample. We really loved it and will be back.

Idillic retreat
The property was everything we hoped it would be and more, ideally situated with stunning views. The house and gardens are beautiful and the whole family, children and adults alike really enjoyed their short stay. Would definitely return and have no hesitation in recommending. Lovely lake district property.
We rented the property for a family get together. Large house in a lovely location. Lots of space and plenty of comfortable bedrooms. Spacious lounge for the adults in the evening. The children thoroughly enjoyed themselves and thought the playroom was great. They also loved the little park opposite the property. The property was clean, tidy and warm when we arrived.
Just a couple of points maybe need addressing, the small yellow sofa in the playroom has seen better days and needs cleaning or replacing as it was quite badly stained. Also some of the dining room chairs were fairly rickety.

A wonderful place to spend time with family and friends
I recently celebrated my 40th birthday at Beechmount. The house and location are just fabulous. The kitchen was wonderfully equipped and the dining room and lounge were large enough to easily accommodate all 12 of us. The bedrooms were nicely decorated and very comfortable, everyone slept really well. The house has such character and is a really lovely place to spend time with friends and family making memories.
The owners were in communication to answer any questions and were really lovely. Thank you so much again for the kind birthday gift.
The only downside was having to leave! We will definitely return here.
