About this cottage rental
This charming, characterful cottage with lovely conservatory, courtyard garden and parking space is in the centre of this small, coastal village, close to the road leading to the beach.Ground floor: Conservatory with door leading to: Kitchen: with electric hob and electric oven, fridge/freezer, microwave, washing machine, dishwasher. Dining Room with dining table. Downstairs WC with wash basin, inner hallway leading to: Lounge: with corner sofa, chair, woodburner and smart TV. Inner lobby with front door leading out to the courtyard garden.

Lovely cottage. Well fitted kitchen. Comfortable bedrooms and lounge. Patio back garden and small front garden to sit out and sunny conservatory. Secure gates for dogs and children. Shop, pub, fish n chips, restaurant, bus stop on the door step along with village green to exercise dog.

This was our second stay at Orchard Cottage. It is well located and has everything that you would want. We love the fact it has a front garden and rear courtyard, which we made use of. The log burner is an added bonus. We made use of the conservatory this time. The only grumble I have is it would be nice to have larger towels, as the ones provided are a bit small. There were some additional extras from last time, the coat stand and show rack, which we found useful. The cottage is well located. We booked Sunday lunch at the Pub opposite and made use of the village shop. We will definitely be back again.

Excellent well equipped cottage, perfect location for the beach and within easy walking distance of Cromer. Garden to the front and courtyard at the back perfect and safe for my little dog. I really cannot fault this cottage.

Excellent location. The house has everything you need, its really quiet tucked in the side street with parking, local shop has everyday needs, beach over the road. Bus routes each way every 30 minutes. It's downsides are stairs inside the property not suitable for small children and the steep hill to the beach. Thoroughly enjoyed our stay.

Really appreciate the key safe, much much easier than having to go into Sheringham to collect and return the keys.

Surprisely large 2 bedroom cottage, very well equipped kitchen and household essentials. Clean and comfortable and extremely close to a beautiful beach. Wonderful stay , friendly neighbours, had our small dogs with us perfect for them, front and back enclosed garden.

Perfect location for us!
We were looking for a dog friendly cottage in East Runton and this was a great find for us. Set back slightly from the road and with plenty of room to park our estate car it was quiet and easily accessible. Yes, occasionally the entrance was blocked but it had stated this in the welcome pack and the neighbours had either already been to check it was ok or were just unloading shopping.
The cottage was much larger than we had expected with plenty of space in all rooms except the kitchen where it was generally best to work alone. The overall condition was pretty good. The bathroom could do with finishing properly and the kitchen could do with a maintenance overhaul (please sort out the issue with the fridge & drawer). We didn't venture out into the rear yard but the front garden was well presented and in full bloom so nice to sit out in after our days exploring.
Having 2 television sets was great for us as it meant us girls could settle down to our programme whilst the man of the party could enjoy something else.
Dog walking around Norfolk is always wonderful but what more could you ask for by having beach access approximately 2 minutes walk away. We like to walk along the beach to either West Runton or Cromer and then back in along the road. Both pubs are dog friendly and offer good service. The fish & chip shop is great and the local Nisa store has an excellent range of food & drinks etc.
Of course there were down sides to this cottage and we're being picky. The details stated that all non recyclable waste must go into the black bin bags provided, unfortunately, despite searching the house, only one black bag had been left for the whole week. It might be just us but the double bed was ridiculously soft and uncomfortable to the point my partner slept in the conservatory most of the week. We would have preferred 2 sets of keys as we like to get up early to walk the dog and it meant we had to lock mum in the house for security (handbags etc) but with no means of escape in an emergency. We also like to split up and do different things during the day so we had to 'synchronise watches' and set a time to meet up. Collecting and returning the keys to Sheringham was also a real bind.
On the whole, we loved it - would we return? Maybe

Jubilee week in East Renton
We have had a fabulous break in your cottage in East Runton. Lovely to be able to walk to the beach and walk our dog daily. Great location for exploring Sheringham and Cromer as well as the East Norfolk coastline .

Family holiday
We would have referred to have a key safe at the property because it is difficult getting the key from Sherringham due to parking. The grandchildren loved the easy access to the beach. The property was warm and cosy with plenty of hot water .the shower could do with an upgrade.

Lovely at East Runton
Orchard Cottage is in a great location in East Runton, So close to the beach!! - literally less than a 5 minute walk. The Cottage is warm and cosy and sleeps 5 easily and comfortably... Pet Friendly so we were able to talk our puppy which was a bonus for us.
Plenty of space with a conservatory on property so if you were a family of 5 there was space to spread out.
Small galley kitchen with hob. microwave, fridge and small freezer as well as a washing machine/dryer. (with 2 washing capsules and washing up liquid provided!) Totally adequate for our needs when away. We stocked up at the local Tesco in Sheringham and had fish and chips locally from Will's Plaice. (very good!) Dining area off kitchen was comfortable
Up a windy staircase was a huge bathroom with very powerful shower over a large bath (A mirror at the sink would have helped!, made for an interesting shave!) The double bedroom was large and had a soft double bed, blinds and curtains at windows (street light can shine through so holding the curtain to the blind with a hair clip assisted or get a bright light at head view!) Massive wardrobe and chest of drawers provided.
Lounge area was cosy (wood burner available), with storage heaters. Large stony garden area to front and paved patio area at back both enclosed with patio furniture.
TV with Freeview as well as a TV in conservatory with DVD player as well and a DAB Radio provided. The "Guide to Property & local area/amenities" was a nice touch
A pub and restaurant over the road and a local village shop for emergency supplies - or an ice cream!

Very comfortable and clean cottage, our dog was quite happy. There was a mirror in every room and down the stairs, felt could have done with a mirror near washbasin.

North Norfolk Getaway
The property is in a great location! You cannot beat it and it truly is value for money. However I feel they haven't fully catered towards families. They provide bunk beds but do not have anything else family friendly in the house (stair gates, high chair, cot). There are lots of ornaments in the house that do not need to be there especially if you have small children. We had a few issues during our stay which the management company fixed really quickly and it didnt disrupt our stay. The only negative about the management company is how you have to collect and drop off the keys. The location of the office isnt easy accessible when you have three small children and are travelling alone (single parent) there is limited parking and can be testing when you have been travelling most of the day. Overall we feel the property needs more money invested into it to make it an amazing place to stay in North Norfolk.

Just had a week staying here. Perfect for us only 10 min walk to Cromer. Pub across the road also lovely bar and grill. 5min we was in the beach. Dog had a fantastic holiday with some brilliant walks. Would stay again 100%

Great value for money
Perfect base for walking, the beach if beautiful. Cromer & Sheringham on the door step. Parking a little tight but soon got used to it. Lovely little courtyard for the dog & nice front garden to sit & relax in. We loved it.

Location ok but property needs attention
Location very good for surrounding area … property needs attention felt like we were visiting our Grandma's house furniture old conservatory tv or DVD player didn’t work no WiFi which in this day and age is unexceptionable the court yard needed a good sweep and jet spray the front garden needs attention to the plants the table was all stained it needs a good lick of paint on windows and door … We used it as a base so made sure we didn’t arrive back till late and out first thing … It’s such a shame as the house has lots of potential the shower goes hot and cold no boiler as they have storage heaters we never write reviews like this but felt we had to as the property needs attention we didn’t feel like we were on holiday.

A nice cottage let down by location
The cottage was really nice, clean and comfortable but I wouldn't recomend it to anyone for 2 reasons -
1) it's quite a downmarket area - rough pubs, a fish & chip shop, no access to the beach because of erosion, lots of traffic.
2) although the property itself has adequate parking, neighbours don't have parking so you find other holidaymakers who occupy cottages nearby all parking outside you, blocking your access many times. When I was there a neighbouring house was having a new bathroom installed & for the entire week my exit was blocked by builders, plumbers, tilers ........not condusive to a quiet, relaxed holiday.

A lovely cottage and comfortable well equipped.
It's close to the road so there's constant traffic noise .
The stairs leading to the 1st floor are very steep you could hit you head as you come down the stairs.its also difficult to carry luggage up and down..
Parking is difficult for larger vehicles to turn .its fine for smaller vehicles.

Nice cottage, good facilities close by, safe for dogs close to good sandy beach
Only 2 of us so quite spacious, good outdoor spaces at the front and back, and secure for our 2 dogs. Well equipped in the kitchen but small if there were 4 adults. Ideally situated midway between Cromer and Sheringham. Just about 50yds off the main road, so not noisy. Bedrooms clean and plenty of cupboards and draws, Nice lounge with comfy chairs and sofa and good TV.Only thing missing was no tourist info and no wifi.

Basics lacking
Cottage does not have wifi or a dishwasher.
The main bed was flimsy and central support missing so you roll into each other in the middle.
Kitchen poorly fitted so cupboard doors catch on each other… we had to pull fridge out to clear the draw next to it just so it would seal.

A complaint has been made due to the lack of cleanliness in the property on arrival
On arrival to the property it had not been cleaned There was a blocked hoover with an odour inside.
There was no fire alarm visible upstairs.
Handyman needed to be called out to fix the shower.
There was no cleaning schedule or track and trace details on place.

Winter break
Arrived at property to be greeted with a bottle of bubbly and chocolates, as a Christmas/New Year gesture waiting for us, which was a pleasant surprise.
Nice warm property.
Feel that some areas of the property could do with up date ie, the bathroom.
All said would definitely stay again as location for amenities etc was very good.
