This marvelous waterfront home nestled right on the water with its own private island is calling your name for your next relaxing vacation with your family or friends.

The River House has plenty of space to accommodate up to 16 people comfortably! The updated open floor plan is ideal with separate master wings, both with walk in showers & two-person jacuzzi tubs! You will feel like you are in your own secret oasis with private water access, so bring your boat & dock it off the island or rent one for your stay from our friends at Blue Gator.
If motorized boating is not your thing you can enjoy the 3 kayaks, 3 paddleboards and large canoe plus tubes provided with the property to float down the river. If you need to escape the hot Florida sun, lounge on your covered patio, or relax under a tree in a hammock.

Once you have enjoyed the water & outdoors all-day head inside to cook up a delicious meal in our updated kitchen complete with double ovens, granite countertops, flat stovetop, breakfast bar, traditional coffee maker, and Keurig, crockpot, & more. The best location on the springs. We had the most perfect swimming hole, right next to the tubing. The area was beautiful and our group had a wonderful time in the springs. As far as the house was concerned, I will start with a positive. We loved the dining table with the center lazy susan. We were all quite disappointed with the rest of the house. It wasn’t very clean and the house needs maintenance and updating. Most of the pots and pans were put away dirty so we had to scrub them all. The oven and fridges had old food drips in it. The cabinets were in disarray. The pool table was unusable with the felt coming off (we tried to brush the dirt off it) and no tips on the pool sticks. Everything was worn out and un-maintained. Cushions were dirty. Shower head sprayed in all directions, towels were musty smelling, the decor looked like it was from a yard sale. Overall, just uncomfortable. The worst part is that the house has german cockroaches living in the kitchen. We would open a cabinet and they would scatter. One of our friends with us owns an exterminating company, so he was knowledgeable of the issue. Some of us wanted to leave after seeing that, but we decided to spend most of out time outside and just stick it out. All of us that stayed are business owners and we are happy to pay for clean, comfortable decent spaces, but we never expected such an unkept environment. As guests, we are being truthful of our experience.

The pool table was almost in constant use and most of our guests didn't seem to care the river was fridged. My son set up a volleyball net across the little estuary and the rope swing was enjoyed by even some of the adults. We brought jet skis and extra tubes and spent many hours on the river without the need to go to any of the parks for our water entertainment. Fishing from the kayaks and/or paddle boards was excellent. Adequate kitchen and comfortable sleeping for our 15 mostly adults. Thought maybe the limited bathrooms might be a problem, but we managed nicely. Don't miss this great opportunity if you're looking for a nice house on the river.

We rented this lovely home with 3 other couples for the July 4th weekend and enjoyed our stay very much. Although we brought our pontoon boat, we spent most of the time on the back deck or floating in the river behind the house. We used the host's kayaks and paddle boards for an up close look at the wildlife along the river. Amber is an exceptional host and we have already booked our trip for next year at this great home.

This is our second time staying at this property and it has become the favorite vacation house for everyone!!! The location is perfect and the house is beautiful!!! The kids absolutely LOVE the rope swing, access to the river, and the pool table!!! We plan on staying here every summer!! Amber is awesome and easily accessible.

This is our 3rd time to stay at the River House! Everyone LOVES it! There is room for everyone. The location is the best on the river! Great for littles all the way to adults! The house is well stocked, room for everyone, climate control is excellent, and the rope swing is always an hit! Amber is amazing and very responsive! I cannot give this house enough stars! We are all booked for 2025!

The house was exactly as advertised. We all were comfortable and had plenty of space. We used all the river toys, floats, paddle boards, and kayaks, and then came back and cooked meals, played pool and indoor games. We had questions about the river and the owner promptly texted back within minuntes. This was great for our group of adults and would have been wonderful if we had kids along. The best recommendation, is that we are all checking our calenders and planning for another trip. The friends that could not make it are all jealous of the fun we had.

Host was pleasant and communicative, house was well maintained, updated, clean, well stocked, there was plenty of sleeping and bathing available for large parties, and the river location was superb! Stayed with extended family over Thanksgiving. A very fun and functional house for a larger group. The spring/river access is AWESOME. Booking, check-in/check-out was super easy. Our host, Amber is very helpful and accommodating! A GREAT TIME was had by all!

This home is truly the cleanest,most well appointed home we have rented on Rainbow River for the last 5 years we have been coming here.It was our 55th wedding anniversary and all our children and 11 grandchildren were here.We cooked together,boated to the head springs, and watched the kids from our back porch run,jump in the river that was not too deep and kayaked all day long.It was a magical vacation and all agreed we would do again next year!!Thanks Amber!!

This property is a jewel. We were a party of four families and the house had plenty of room for all. The oxbow was the perfect place to relax and play in the water either before going out on the river or at the end of the day. The owners were wonderful; when the gas grill stopped working they delivered another grill within an hour. I can’t recommend this place and the owners enough!

Everyone enjoyed their stay , the house was very comfortable for the ten of us. Their was so much to do , fishing , kayaking , tubing , swimming , and the four children ,ages five to eight ,were very safe crossing over to the island and playing. Amber , the property manager , was very quick to respond to my texts and followed through with resolving a few minor concerns and questions we had. We would definitely recommend this home and stay here again.

Everyone had plenty of room and the swimming area is perfect for kids. Amber is a great host with excellent communication. I cannot give this home enough stars! This house is perfect for Close family and friends, as most people chooses to use the master bathroom. The view from this river house is so peaceful! You can walk out of the back door right into the river! We have stayed at this home a handful of times and each time gets better!

The spring was absolutely gorgeous in the back yard and the kids LOVED the rope swing. It was far enough to feel secluded but close enough for a Walmart or swampys run. Definitely looking forward to coming back! Comfortably slept 16 people (kids and adults) and never felt on top of eAchother :-)

This is our second time staying here. The house is great - very sprawling and spacious. We brought our 16 year old and his friends up for a birthday weekend. They played on the river, put a tent up in the front yard and enjoyed the fire ring and just generally hung out and had a lovely time. The upstairs "kid" room with its own porch is a great feature to give kids space. The location is ideal - on a very quiet part of the river (at least in December), but close to town to run errands and near the trail for a quick run. The house has everything you need include a very helpful ton of towels. Communication with the owner/manager was easy. Beds are comfortable with plenty of clean linens. Our only disappointment is that the bridge to the island is down. We will definitely return.

The house is amazing, Rainbow River is amazing and the host Amber is amazing! It's our 2nd time and we are already planning our 3rd and 4th. The house is perfect for any size group, you can have privacy or be altogether. Rainbow River is pristine. We swam, kayaked and rented a poontoon

I have rented a lot through VRBO and by far this has been the best. Owner was super easy to communicate with. The place was beautiful, clean and very spacious. My adult kids loved the pool table. We played volley ball in the river right out back and many tubing/kayak trips. The table definitely adds conversation to dinner and games. The whole middle part turns. Plenty of trash cans for families that like to cook. Would recommend rental highly.

This is our 2nd time staying at this lovely property! Beautiful and relaxing- great trails to run nearby, beautiful scenes to paint en plein air. Comfortable beds, plenty of space, love the lazy Susan dining room table and pool table. 4 stars!
