Come and experience our mesmerizing front row views of the Pacific Ocean like you've never seen: sunrises, sunsets, whales and dolphins of many varieties, sea birds, rolling waves, and lots of beach fun! You'll also find enjoyment simply watching other beach-goers go by on foot or on bike along our famous Boardwalk, between your front patio and the sandy beach. The Boardwalk is the best "avenue" to get to all your desired destinations: especially the Newport Pier area to the north, the Balboa Pier area to the south, and so much more! Sight-see and play during the day, then come back and relax on your patio to enjoy that spectacular ocean sunset. Here's what you'll find:

LIVING/DINING AREA:

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Barstool seating for 3 at breakfast bar
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: 1 King bed
- Bedroom #2: 2 Twin beds
- Bedroom #3: 1 Queen bed
- Bedroom #4: 1 Queen bed

BATHROOMS:
- Hallway Bath #1: tub/shower combo
- Hallway Bath #2: tub/shower combo

EXTRA SLEEPING:
Queen-size trifold floor mat - best used for kids - is provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mat. Please make arrangements with our office in advance.)

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Full facilities located in hallway laundry room. Guests must provide their own laundry supplies.

PARKING:
- 1 car parking in carport per unit, suitable for most size vehicles - rear alley access.
- Available general neighborhood parking can also be utilized (metered and unmetered).

IMPORTANT:
- No smoking, vaping or cannabis use on the premises.
- No pets.
- This is not a party house: the owners live on the third floor.
- Summer season requires a 7-night minimum booking. Friday to Friday only.
- 3-night minimum booking requirement throughout the rest of the year.

ALSO:
The upstairs 3 bedroom/2 bath unit is also available year-round as a fabulous vacation destination. It can be booked simultaneously, when availability permits, in order to accommodate larger family or business groups on the entire property. LOCATION:
Once on the boardwalk, you'll find that activities and dining options abound. There's no need to wander too far from home for entertainment, shops, and beach fun if you head just a few blocks north to the Newport Pier. Heading south to the Balboa Village Fun Zone, you can find boat rentals, trips to Catalina island, whale-watching tours, fishing trips, or the old-fashioned arcades next to the Ferris Wheel. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes, taking you across the Newport Harbor to scenic Balboa Island in a short 5-minute ferry ride through a myriad of marine life and luxury yachts. Take pleasure in fine dining at the many highly-rated restaurants in the area, or simply turn on the grill for a sunset cookout.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Spent a few days/nights here following a business trip. The property is better than the photographs show. All ground floor so really easy access and the location is stunning.

The place and location was perfect for gathering with best friends for a long weekend. Nicely appointed kitchen, dining area, and living area. Construction was still going on during our stay, but it was not loud or real noticeable to us. I will agree with another comment that the king bed mattress really needs to be replaced. Plenty of towels and the kitchen was decently stocked with soap, coffee paper filters, etc. We didn't mind all the people going by on the boardwalk- it made for fun people watching. One criticism would be the high cleaning fee, so make sure you check with management prior to booking. I could understand that amount if we stayed there for a long time, but for just three nights, it seemed really high. Thank you for allowing us to enjoy your beautiful property.

Pluses: Great views and convenience. Roomy, comfy, and convenient condo. Minuses: only one parking spot for condo that sleeps 10. Large parking fee for our second car during street cleaning. Could not use space for the empty condo above us during that short time period, and owner was not nice about this. Lack of privacy from boardwalk, which we expected. Overall: very nice if you can manage one car. We could not with 4 adults and 4 children in car seats.

We were so impressed with our stay at this house. The house was well equipped with linens, towels, dish towels and necessities. The location was amazing! Walk across boardwalk onto sand. Amazing patio, plenty of room, pony wall to kick up your feet and people watch! The furniture was modern and good quality. Parking is always a challenge in this area so having a parking space in a reserved spot was priceless. Ample room for our party of ten! Grocery near by and market two blocks away for quick trips or last minute items. We loved our time and look forward to future vacations here. Thanks- Calhoun Family

Excellent accommodations. Very clean. Great location. Beach is at your doorstep! Walking distance to shops, dining, entertainment. Was not told about the construction right next door which woke us daily by 7:30am and continued all day until around 3-4 pm. Made it difficult to have conversation on the patio and just relax. Other than that highly recommend 👌
