Great villa, with clean, tidy, spacious and comfy rooms! The staff were all very friendly and welcoming.
Sometimes the showers were cold, but not all the time and when not they were working fine and hot.

The staff are so attentive and kind. Looked after my partner when he bruised his toe and was always looking for ways to make our stay more amazing! Even better we had a furry cat friend (Fushi/Foshi) join us and she was a delight, made me less home sick for my own cats.
Ajus and the rest of the staff were incredible! Helped us learn some more of the language while we were there and organised for us to have a scooter delivered to the hotel.
The room is cosy and tidy. But keep in mind that the safe is very small and will not fit a laptop or tablet so you may need to ask the staff to keep it safe or take it with you.
The location is very close to everything, 10 minutes to Ubud centre and anything else you would need. I also highly recommend going to Sacred Rice for dinner but definitely make a reservation to make sure you get a table.
We will definitely be back next time we are in Bali! 😊

Friendly staff.
Very spacious 4BR suite/villa. Beautifully designed and each room has its own bathroom (+1 in the living room).
Great view overlooking greenery and trees.
Quiet area, no traffic, relatively easy to reach and good base for Ubud if you don’t want to stay close to the hustle and bustle but don’t mind the drive.
Fully equipped kitchen and enough cutlery for a few families.
The bed sheets weren’t clean when we arrived nor were they replaced during our 7-day stay. Only when we complained on our 5th day they replaced them (which unveiled dirty mattresses and blankets underneath). In addition, the mosquito nets aren’t very effective because they are full of holes. The nets themselves are also quite dirty and sticky. You should ask for the sheets to be replaced immediately as you check-in. One day they only cleaned half the place and left. With certain rooms including the living room remained untouched.
The 4BR villa is not very practical when it’s raining (we were unlucky and arrived in heavy rain in July). You will get wet while moving between rooms. And all rooms felt very damp and humid. They don’t seem to be constructed for tropical weather which is very strange.
We continued to see big droppings of some animal every day near the bed (maybe a giant lizard hiding somewhere). It’s normal for small lizards to be seen in this area yes but something of this size needs to be dealt with.
The villa isn’t exactly a villa. The rooms seem to be sharing walls with rooms of adjacent villas. We could hear EVERYTHING from our neighboring villa down to the smallest cough. On our last day we were awoken at 3am by a noisy family that apparently just checked in and decided to not go to sleep until the morning (we needed the sleep before our long trip back home but we couldn’t get any). You also cannot call the reception to complain because there is no phone! And the villa complex is quite a walk to the reception. You would be fully awake by the time you reach the frond desk and your sleep ruined anyway.

While purchasing the accommodation, we had mentioned that our flight would arrive at 7:45 pm. We arrived at the hotel between 9 pm and 10 pm, and the staff waited for us to provide the keys.
To improve the hotel experience, please address the issue of sand and dirt coming out in the bath tub water while bathing. Additionally, the toilet bowl has a yellowish ring and requires cleaning. Overall, the cleanliness is good.

Kutas Kutas was a great place to stay. Our villa lacked for nothing, If we wanted to stay in our villa we would have been well looked after. Going out and about the villa supplied great transportation and the location was great. Titi Batu next door was a great place to get food and chill.

I choose this place for a bath, and couldnt use the bath at all for my whole stay. The breakfast wasn't good standard. The tap in the sink needed fixing. Mosquito bed nets had holes and stains. My pillow case had stains. $400 per night is way too much for the Villa.

The staff are very polite. They also allow us to stay in Superior room after hearing our kids crying and feel scary when our villa got power outage at night. I thank you for your service.
The villa need some refurbishment and the wood floor need to polish. The villa has different layout with the picture. I believe each villa has different landscape. Only masterbedroom with TV and bathtub. The breakfast photo shows croissant but I asked the staff they only serve white bread (that’s ok for me). I would prefer to stay in Superior Room instead of the Villa.

The place felt like home. Simply clean and nicely decorated. All of the staffs especially Komang were amazing and friendly and helpful too. Loved the details of International standard of amenities and also a huge bath tub. Will definitely come back for another stay. Really happy that this is one of the very few properties that I have been that exceeded my expectations and are better in reality than in picures

I love Kutus Kutus Mas Ubud Villa very much. The villa was more beautiful than the picture in Booking.com. We feel like stay home because there are a pool , kitchen and equipment for cooking , long table for breakfast and dinner, outdoor living corner for party, rooftops for seeing the stars or dry your clothes. The staff was very helpful and services minded. It's very fantastic for family and friends and also for honeymoon couple because this villa has a sexy bathroom 😍
