Although the listing has a Hot Tub, Sauna, Pool Table etc. On the day before check in we were told we had to pay additional $$$ at the last minute if we wanted to use the Hot Tub. This was nothing less than Extortion on the part of the Owner when the listing says nothing about an additional fee to use something included in the listing. Would have given 5 stars but felt very Ripped OFF!!

Perfect house for a stay in Tahoe. Close to the Casinos and bars. Lots of beds and activities/games in the house.

Host cancel our reservation the day of checking in while we was on our way there. Drove 9 hours just for the host to cancel our reservation lol

Nice area, house smelled moldy, beds and pillows were very uncomfortable, none of the living room control remotes work. Some tvs on other rooms worked. Hardly any usable pots and pans. Refrigerator did not work very well. Will not be recommending ths property to friends or family.

This home has not been properly maintained and should not be a listed VRBO rental.

The owner switched the properties at the last minute so we had to stay at a terrible property that was smaller square footage and had 4 flights of stairs (65 stairs) to get to the main floor. It also had less beds, dead bugs everywhere (even in between all the dishes), broken AC, no screens on the windows, slider door off the track, shower leaking through the ceiling below, broken pool cues so we couldn’t use the pool table, no hot tub, beds super uncomfortable (the springs left marks on you), etc.

We had a horrible experience in this property. We reported several issues immediately to the host, Sam upon our arrival. From garage door not working, ceiling leaks, busted/missing bulbs, dirty shower stalls, broken headboards, curtain rods, shuffle boards, glass table & more. Worst, that the centralized heater was not working when temperatures were freezing inside the house. We called the Emergency numbers with no success. We messaged Sam multiple times thru VRBO app & he was not responding until 9pm. Adrian came & tried to fix the centralized heater with no success. I asked for Sam’s cellphone, but Adrian would not give it. We were provided space heaters as a solution but most of them were not working & was not enough to provide heat to the entire group or six-bedroom home. Two heaters they gave us could not even stand on their own unless it leaned on something or laid flat on the carpet, which was a fire hazard. The space heaters would trip the power circuits all night. I messaged Sam first thing in the morning that we were leaving. Sam replied he would send a repair person, but we decided to leave as staying another night poses health, security and safety hazard for all. You would think issues from 2017 should have been resolved in 2023 but are still happening. This property as others mentioned is dated & needs a lot of fixing. Sam did not want to give us a refund. We filed multiple complaints with VRBO & our credit card company & were finally provided a partial refund.

Overall a great experience, a few issues that were mostly corrected immediately. I would recommend to anyone looking for a vacation here

Good, spacious location that could use some love
This three floor property has plenty of space and is in a great location ten minutes from South Lake Tahoe and heavenly mountain. It aims to please with a pool table, foosball table, shuffle board table, and plenty of seating (two living rooms). There is a bit uneven heating throughout but the host included a space heater in every room to ensure each room has even temperatures.
The bads here: scotch tape on multiple windows, and scotch tape holding up some of the pool table pockets (lazy repair for > $1000 a night, one of the pockets fell out lol). The top and lower decks did not have snow removed. The host hit me with a charge to use the Jacuzzi less than 24 hrs before our stay without any mention in the original listing and the checkin was about 30 minutes late (after 11:00 am as quoted). Power seemed to be out in the rooms adjacent to the ping pong table, maybe a breaker went bad.
Overall, thought this place was cool and would stay again but, for over $1000 a night, would recommend to put a bit more effort into repairs and maintenance.

POOP CAME OUT OF DRAIN & LIGHTS WENT OUT! NOT EVEN HALF OF MY $ REFUNDED!
My fiance and I rented this place to celebrate our future marriage and invited some of our close friends and family. There were many cobwebs/dead bugs everywhere (including in the BROKEN sauna). 25-35% of the lights did not work upon arrival, But we still made the best of it the first night. The 2nd day/night was a NIGHTMARE! We woke up to our guests complaining of POOP COMING OUT OF THE SHOWER DRAIN ON THE BOTTOM FLOOR AND THE ELECTRICITY SUDDENLY TURNED OFF! THERE WERE 3 TO 4 LIGHTS WORKING THE REMAINDER OF THE NIGHT. We had no heater. I contacted the owner and he said to contact his local contact. She was very late in responding, but did offer another cabin to move to. I told them we couldn't pack our things in the dark, so the handyman who fixed the sewage issue (around 9pm) provided us ONE flashlight and left premises. The local contact assured me that all resources were contacted to fix the electricity issue and no one was available in the evening. She stopped responding after 930pm without letting me know that is the time when they stop communications with renters. After all this the electrician came to fix the electrical issues (ON THE MORNING OF CHECK OUT). He fixed it and said if he were contacted the night before, he would have come right over to fix it! We also noticed on the day of check out that the permit to rent that property was expired for many months! After trying to get a refund from the owner, he said he would refund me a 7th of what I paid. After more back and forth, he said he would refund a little more... - a 5th of what I paid at the most! Then offered a comp weekend stay instead of the partial refund, but I would still have to pay cleaning fees. When I accepted a date span he provided, he said he had to first make sure those dates werent taken & we had to wait a few weeks to make sure it was open or to see if other guests canceled their reservations. He finally responded after many attempts and said that the weekend I chose was not available. Then proceeded to offer 1 other weekend date but we most likely would have to wait if there were cancellations again. The weekend he offered was not workable with my schedule at all, so we finally asked for the small refund to end the stress. This was THE WORST EXPERIENCE I HAVE EVER HAD WITH LODGING! I WOULD NEVER RECOMMEND ANY OF THIS OWNERS PLACES especially after I was told that these issues always happen with his other cabins!

Family reunion
The property you see online is not the house you get. It needs a lot of work. I tried contacting the contact, Eddie, several times but his mailbox was always full. We were 12 people from different parts of the country and decided to make the best of it. There were no wine glasses plus other things.

Beautiful Tahoe house with character and lots of space
Came up to Tahoe for a hockey tournament. We’ve rented a lot of houses in the past and this room situation was by far the best for a group of people. Usually it’s either a bunch of rooms with a bunch of beds or 6 rooms with 1 queen bed each which sucks if you’re traveling with couples and singles. Our couples all got their own room and players all got beds. We were all so thankful to get a bed to sleep in!
On top of that the house had several common rooms and plenty of space which was so nice to not feel on top of each other the whole weekend. There was an adorable bar on the middle floor which was so perfect for a drink or cocktail after a game!
This house had some really nice decor up so the house didn’t fee bare which was really nice. They were also fully stocked with whatever you need for cooking. Additionally the house was super clean. We had several questions throughout the weekend and Eddie and his wife were accessible and so kind in helping out and answering questions! There is a brand new heating system that is easy to use and kept the house warm the duration of our stay.
As a California native who has spent A LOT of time in Tahoe this home is exactly what I picture when I rent a place up there. I’m not sure what everyone has in mind renting a home in Tahoe but I encourage you to take in the ambiance of a real Tahoe home, even if there are some creaks of the floor boards that’s what gives Tahoe it’s character and log cabin feel.
If you want the Hilton find a hotel.
We will hope to stay here next year for our tournament!

Apalachee House - great stay.
This is basically a wonderful place. Great views through the trees. A short walk down the quiet road to some nice forest trails. Spa, pool table and table tennis and nice family/TV spaces kept family occupied. Short drive to the casinos in South Lake Tahoe, the lake , shopping and to some truly fabulous mountain hiking. Drive around Lake Tahoe is a magic way to spend one day. The city sophistication in South Lake Tahoe with restaurants and Casinos and the stunning wilderness of the Lake and mountains makes for a great combination to entertain all.
We had several minor complaints over items that the owner could easily correct and hopefully will. All in all a good place for a family or group getaway.

Great space, needs attention
My large family met here for a week for a family reunion. On the plus side, the space is very well suited for a large family group — plenty of bedrooms, well spaced out, large common space for eating and game night. Lots of decks and a nice hot tub. Fooseball and pool table. All in all, it worked well for what we wanted to do. We came for a good time and the issues described below did not derail us.
On the negative side, this place was generally a little more run down than we anticipated. And there were some specific areas needing attention. The grill ran out of gas. Two of the TVs didn’t work. There were a lot of burned out light bulbs. And we discovered in the middle of cooking a turkey for an early Thanksgiving while we were all together that the oven did not go above 220.
Totally apart from the house itself, recent parking and noise regulations in South Lake Tahoe made our entire family feel unwelcome. Large portions of the community do not want private short-term rentals. More importantly, if you are going to South Lake Tahoe with a large family coming from different directions, be prepared for the giant hassle of moving cars 6 miles away to the casinos — the only place we could find that allowed overnight parking. You are only allowed four cars at the rental property. And be prepared for the party to stop at 10pm. One note for the owner — if you are renting a house with a 16-person capacity, you need to note these restrictions in your property description.

Overall great! Some fixes needed
Great area, great layout! Only complaint really was that there a very extreme leak under kitchen sink. Leaking dirty water being caught by a small trash can (that we kept having to dump out). Called the contact and they said there are aware of it and told me to just shove the pipe back on. It would not go back on. We tried. Also, not too many kitchen supplies were already there. We had to go buy a can opener. Overall a very comfortable house. House close to the main places in Tahoe, which was great! House needs some updating and fixes, but we all very happy for the most party. Two friends already asked me for the house info to book a stay for themselves so that’s great!! Thank you!

Excellent Cabin and Memorable Stay!
The house is very spacious, with a nice layout. Bedrooms are split between each floor with common / game areas in the middle. It's in a quiet neighborhood, a short drive to shopping or beaches. House has huge 3 decks with amazing views. We enjoyed the ping-pong, pool table and spa in the evening. Kids loved the game room games and the layout of the house was super fun for them! Sauna and exercise room were a plus. Everyone of our group has something to do at this house and spread-out through out the house really well. All the amenities provided were adequate. There is a Truckee River walk-able distance behind the house. Kitchen has everything we needed to cook and BBQ was located on the deck - the same floor as kitchen. Adults had a lots of fun and kids didn't want to leave the house. Overall, its an excellent home base for happy Tahoe adventures!

Great Stay
This house was perfect. We ended up having about 10 guys staying together and there was plenty of space and beds for everywhere. It was spread out very nicely too so not everyone was sleeping or hanging out in the same area. The house is a little dated but it has everything you might need for a stay and it all works (BBQ, freezer space, coffee maker, oven, plenty of storage space in the garage).
It's not too far from the state-line (maybe 20 minutes, $25ish UBER / Lyft).
Overall very pleased with it!

Expect it to be better for the price I paid
I booked this because of mostly 5 stars review. I would rate this 3-3.5 stars. Here are the breakdown.
First of all, it has the check-out procedure which inform you to do your bed sheets, do a load on towels, taking trash out, etc. I already charged/paid close to $600-700 for 2nights stay. If I am doing cleaning, why I am being charged so much? But since I am not a douche, I did follow the procedure.
Second, utility are not properly working. One TV cable box in main room didn't work, Microwave didn't work properly (you need to hold it to make it work), one room power is completely out and some area no power either.
Third, very important since we traveled with kids/toddlers. There are some safety issues. Most of the floor and carpet connectors have freaking NAILS popping out. Master Bedroom carpet we stepped onto a small piece of Broken Glass.
Fourth, sport equipment, they looked good in the pictures but in reality some of them are not usable. Like Table Tennis Table, it broken and crooked. Pool table some equipment are not usable. We didn't even use them coz of these lacking.
Lastly, the price, we paid $750 a night for 2 nights only. With outdated and lots of wear and tear, I would expect $450-500 top.
Is it in good location? YES!
I used AirBnb, Homeaway, Vacation rentals so many times in the past. I just want my rental place to be perfect when I arrived. I am not gonna call in and wait to fix things we found out along the way. If I am charged massive cleaning fee, don't ask me to clean. After all, I am on vacation.

Great place and great stay!
I turned 30 on Saturday and had 10 of my closest friends and family there to celebrate with me. Sam's cabin was extremely accommodating and we loved the location and layout! The house was very clean and well organized when we got there. There was a note stating they have a new AC and Granite kitchen counter-tops recently installed. Spacious garage for two of our cars and a big driveway for the other two. The kitchen was a good size and right next to a large dining room table. It was nice to cook and still be able to see/talk to everyone while playing card games, pool etc. The wet bar was a nice little bonus for us to make cocktails all weekend. Being right down the street from the Pioneer Trail, made easy commute to everywhere. We went to the Lucky Beaver Bar and Grill for breakfast Sunday morning and the food was incredible. I definitely recommend that restaurant. My family kept talking about how great it would be for future family events and how spacious it is for the amount of family that we have during the holidays. The spa was a great bonus for the chilly weekend weather and made the trip that more relaxing. We enjoyed ourselves so much that I think I only spent maybe a total of one hour on my phone the entire weekend. Overall, this house was GREAT! I could not have pictured a better way to ring in my 30th birthday! I can't wait to book our next trip there. I absolutely recommend this house!!

Family Reunion
The house is a nice house in a nice neighborhood. Lots of game activities for the family within the home. Unfortunately it needs a major cleaning. It would of also been nice if we were informed that the house is in the process of being remodeled. The upstairs was extremely hot and uncomfortable. No working A/C. Downstairs was cooler.

Big home, wonderful stay!
The home was beautiful and worked great for our large group! The kitchen was well stocked, plenty of plates and utensils! All the beds were very comfortable and no bunk beds! Wonderful Views from the backyard, it has 3 large patios and the middle floor patio has a hot-tub in a private area. We spent most of our time in the middle and lower floors. Middle floor has multiple gaming areas. We all had a great time at this house. The only issue we've faced is - Top floor seem to get heated-up by around 4/5 PM as they have so many windows facing the evening sun. We had to close the blinds to block the sun. Overall, we had a blast at this house and we will surely visit again during Winter!!

Great potential, reasonable owner
It's hard to decide how to rate this place. I'm conflicted in several areas.
The layout and amenities I would give a 5. The house is the perfect layout for large groups of adults. All couples can actually share a bed. No bunks. The pool table, hot tub and decks are perfect for adults.
The upkeep however I would give a 2. It appeared as though the house was in the middle of a remodel and not quite ready to be rented. It was obvious new carpet had just been laid but they didn't put the baseboards back. So there were exposed nails and we found nails all over the place. Half the gutter was missing on the deck so a piece of metal is sticking out waiting for someone to trip and loose an eye. The deck desperatly needs to be sanded as everyone got splinters. None of this would be a big deal if we didn't have little kids there.
I would guess most of this will be done soon as they installed AC right after we left and the carpet was brand new. I think they rented it before they were finished updating it.
We ended up having a major plumbing issue and were moved to another cabin.
The owner Sam genuinely tried his best to make our stay as comfortable as possible given the situation. Unfortunately the new place he rented had terrible customer service and didn't clean for several days, hot tub didn't work and various other problems occurred over the course of a week.
To Sam's credit he was on the phone with the property management company every day trying to help us and eventually gave us a partial refund. So I would give the owner a 5 star rating.
All in all if you don't have toddlers, this place is awesome and Sam is a decent guy who will work with you if there are problems.
If you do have young ones, I would confirm the updates have been finished before renting.

Had a family fun visit!
We thoroughly enjoyed our trip. We had 6 kids with us and the house was a perfect set up for the adults and children. Went on a weekend with tons of snow and had the best time. Was able to play in the front yard instead of going to a snow park. Cabin is older but homey. Beds were okay but rooms were ideal for families. Enough bathrooms for all!

Large Mystery Home with everything you need!!!
We had 4 families with young kids all staying together and the house was able to accommodate us with no problem. The hot-tub on the deck was amazing with a water-fountain. Game room is huge with multiple games. This house is in 3-levels with 3 huge decks with full of snow, mysterious, a perfect place for hide-and-seek for kids. There is tons and tons of snow everywhere and kids wanted to stay home all the time. This house is close to Heavenly (around 10 min drive). The kitchen is stocked with everything you need to cook for large groups. Sam was very accommodating! We had a great time!

This House has it All!!
Our group of 16 women spent 3 wonderful nights at this amazing home. As someone who used to rent vacation rentals as an owner and who currently rents them for my own vacations often, I feel comfortable saying that this is one of the nicest vacation rentals I have stayed in or seen. The home was immaculate when we checked in - clean and very well maintained. You can tell that the owners know what they are doing and take pride in their home(s). They put in a new woodfloor - I don't see baseboard in some areas of middle floor, but everything was very well done. This house has all you need in a rental home and the description and photos matched our expectations. I wouldn't hesitate to recommend this home or to stay in it again myself if I am in the Tahoe area. The only hesitation I would make would be in recommending the home to someone who has trouble with stairs (there are many as the home is on 3 levels) - there are, however, master bedroom with bathroom on the "main" floor that houses the main living room, the kitchen, car garage and a huge deck.
The owners were very responsive to any questions or needs we had, both before our arrival and during our stay. We had one tiny issue that we could not fix ourselves, but the owners took care of it quickly, professionally, and with a smile. They provided very helpful information on the area (shopping, grocery, dining and skiing very close!). And not to forget, this house has amazing Beautiful Views!

Great place and a huge house with lots of fun!
We are a group of 13 graduate students who rented this house for a social retreat. This house was large enough that everyone got their own bed to sleep in, and some of us had their own room. Enough linens and towels were provided for all of us. The kitchen was well-stocked, and it was easy to clean up after ourselves. A propane tank was provided for use with the outdoor grill. It is three stories with two living rooms, three balconies, fantastic game room(s) with a pool table, foosball, and ping pong. Though we didn't use it, there were gaming systems for use with TVs and a TV in almost every room. I can see this as being a huge bonus for families with kids or adults who wish to unwind (like us). There is wear and tear, but it is clean. The hot tub was large enough to accommodate up to 6 of us comfortably. The sauna fits up to 4 people if you don't mind squeezing in, and it definitely worked as intended - very easy to use. The layout of the house was also a source of amusement, since there were many doors leading to new areas - most bizarre being the door on the ground floor that opens to a staircase that leads to nowhere. One complaint is the litter in the backyard from previous renters. As for location, the house feels secluded but is a quick drive from grocery stores, casinos, and hiking trails. Overall everyone was pleased with the house and had a great weekend retreat!

A very comfortable home
We were surrounded with really great friends, family, and great views! We had multiple families, 3 kids under 3, 3 older kids, everyone was incredibly comfortable and thankful to stay at this home! Tons of space. Every night were big dinners, then games to follow! Pots, plates, and forks a plenty! Really appreciated that it is such a kid friendly house, packed with an multi game rooms. Great hot tub with a waterfall type setup built into the hot tub, spent some relaxing time in the hot tub and then in sauna (nice to have lots of towels stacked ready for use). Sauna is located in a separate room and it would have been better if sauna is next to hot tub.
Overall, everyone had a great relaxing time. We would love to stay at this home again. Great place, huge space, close to grocery and tons to do. The owner was very accommodating, property management was quick to respond, just the most memorable vacation home. Thank you until next time!

I booked this property for our wedding weekend celebration. We had family come in from across the country and from Europe. It was spacious enough to accommodate everyone and provided a casual, yet elegant atmosphere for all of us. The view from the hottub is also amazing! :)
