Basic accommodation on a main road a little outside of town. Location was convenient with walkable access to both Mazunte and San Agustinilllo and short walk to the beach. Lovely area on top floor with ocean views, well equipped kitchen, table and chairs. Helpful having a store below to purchase any items one might need. Staff was pleasant and helpful.
A little noisy with trucks and motor bikes going by at night. Room could have used a little more of a functional or decorative touch - place to hang clothes and towel. There was only a fan and the room was hot and mosquitoes seemed to find a way in. Had an issue with being double charged, due to getting an error on Booking.com app, and charge still went through; then paid hotel directly. Issue was not easily resolved via booking.com.

Such a nice cozy room, with a very nearby view of the ocean at San Agustinillo beach! The staff were very friendly and helpful, and offered a wonderful deep full clean of the room halfway through, even just for my short stay. Perfect simple kitchen set up, with nice hammocks to relax and cool off on the upper veranda, while enjoying the sounds of the ocean! This spot is a lovely accessible hidden gem, at the edge of San Agustinillo, right near Mazunte. :) ♡

Great location very close to Playa Augustinillo. Wonderful rooftop terrace. Clean and comfortable.
Long (but doable) walk to Mazunte. Would have liked to have kitchen access after 3:30pm. Heard the roosters next door throughout the night.

great location. good price, and having a shared kitchen upstairs was good
dog barked and yelped all night every night. could not sleep . I dont mind roasters being noisy but someones dog endlessly yelping all night . maddening

nice patio and kitchen area, very convenient with the mini super on ground floor of the building. close to both San Augustinillo and Mazunte. Room and kitchen were very clean.
it’s a bit noisy since the building is located directly at a main road. during the night, the roosters and dogs of the neighbors did their contribution.
the rooms are very simple and could need a little touch up.

The location was great, the terrace was beautiful and a great place to socialize and connect with other travellers. Marta one of the cleaning staff was incredibly friendly, always chatting with us everyday and helping me practice my Spanish!
If I am paying for a place I want to be able to use the kitchen after 4pm. At least make the closing time for the kitchen AFTER dinner, 7pm close would be a good compromise. The water of the entire building shut off 3 times during our stay (which of course could be just a problem they were facing during our stay). And the bathroom the water doesn’t drain, so after you shower there is a massive puddle of water you have to walk through all day until they clean the next day. Other than that it’s a bit noisy at night, but that’s just the environment.

The terrace on the third floor with the kitchen is fantastic. We spent a lot of time there. Having the kitchen and refrigerator is a huge value. Also the hammocks and the ocean view. The owner and staff were very understanding with our late arrival and stayed late for us. No dedicated parking but easy street parking and safe enough neighborhood to do street parking. Great location with easy access to San Agustinillo and Mazunte.
Bathroom is very simple, but totally acceptable. There was some road noise in our room that has windows that open to the street. Avoiding that would be difficult in such a central location, however, since it is on the principal road through the town. Overall these things are not much to complain about.

Great roof terrace to meet others, that’s what you pay for! Nice fan and shower in the room.
I arrived to a swarm of mosquitoes and two ant- trails in my room, scratchy sheets, and a very hard pillow. The room was in the back of the hotel with no cross ventilation, so it was really hot and never cooled off in spite of the fan all night. The owner was very friendly, but his staff were not helpful or very nice. This hotel offers basic accommodations but should only be charging around $250 MXN, and NOT $500 MXN per night!

The fan is very noisy & generally you get a lot of noise from the street, so it's not the most peaceful place to stay.
I also paid extra to have a balcony which I thought would be private but it's shared with the whole guesthouse.

People are very friendly and helpful, it's located just at the border between San Agustinillo & Mazunte so you can enjoy both places! They also have a grocery store (basic one) on the ground floor.
It was kinda dirty, especially the shower which was also rusty. It's very hot in Mazunte and they have a freaking damn loud fan, even with the lowest speed, it feels like you're sitting next to a F1 track. It's soooo loud that you can even hear the fan of your neighbors. Lucky for me, I had ear plugs so I could handle the noise but not the heat. Even at lowest speed, the fan is so strong, so windy that you can barely breath...
