Location.
There is absolutely nothing positive to this place apart from location. The windows were broken the A/C roared n rattled all night. The upstairs A/C didn't even work. Lots of bugs within the unit. Grottie looking showers most lights didn't work. We stayed the first night bcos of how late it was when we arrived we left the nxt morning forfeiting the rest of our accommodation.... save your cash and find somewhere else. Seriously booking.com you need to remove the listing. It doesn't reflect well on your company

Had an iron
We booked the villa for one night so we could go to the waterfall during the day and meet up with friends on the night! The location is hard to find and even asking locals they said the address is put on wrong, we contacted the owner on WhatsApp where he directed us to a villa and staff came and let us in. After two hours of being in the Villa and getting ready to go to the waterfall we was contacted by the owner telling us we was in the wrong villa and had to pack up and leave! Very unprofessional and cost us to loose a day going to see the waterfall which we had planned! Also you have to pay for electricity after your stay which I wasn’t made aware of before booking! Considering when we eventually got to the right villa we got ready and went out and came back early the next morning hardly using the electricity we thought the price was expensive! Just be aware you are paying this!!!

The location was perfect and the house was cheap to rent so I would stay there again despite the leak in the ceiling.
There was a leak in the ceiling upon arrival that was not fixed. There isn't anywhere to park a car.

We liked the proximity to the beach and restaurants. The house has a unique design with beautiful stained glass windows. We were provided with a fan when the ceiling fan did not work.
We were not happy about not being told in advance about electricity charges we only found out when we arrived. Electricity charges were also double what government rates are. There was no private parking as stipulated on the listing. There is a pane of clear glass replaced on the upstairs bathroom door, making it easy for anyone to see inside the bathroom. There was no microwave as advertised, it was provided later. There was no coffee cups in the kitchen, just 2 small espresso cups. We ended up buying our own and left them there. Hope the next guests enjoy them :)

Great central location right in the middle of everything but 15m back from the street so not too noisy. Clean, comfortable and excellent value for money for what is a fully detached house. Francesco was very friendly and available.
This isn't a 5 star property (nor priced as such) so keep that in mind when booking. The AC is only in the bedrooms and the beds and furniture are basic but comfortable.
A couple of points weren't clear when making the booking:
1. There is a security deposit (not included in the booking,com payment) due on arrival so make sure you have enough cash when you arrive (10k Baht or your local equivalent). We got it all back no problem.
2. There is a marginal per KwH charge for electricity usage on top of the rate too (Francesco checks the meter at the start and end of your stay). This worked out as very little over the week but keep it in mind, and switch of the bedroom AC when you head out for the day!
