The property is located in the centre, right next to St. Marcos square. Our room had a canal view however be aware that not all rooms have a canal view. The property has a lift and the rooms are extremely spacious and were perfect size for our family. Highly recommend 10/10. The property also came with breakfast and a complimentary visit to Murano.
It is slightly hard to find where it is located. Google maps takes you to a different location. For future guests it is better to route to the Royal Hotel San Marco.

Perfect location: superb, quiet, comfortable, nicely furnished, and most of all spacious rooms) which in Venice are a luxury!) just few steps from Piazza san Marco. But above all, amazing Staff: very professional and courteous, the Front Desk was also able to arrange a "birthday surprise" for my son (for an extra charge), and to give us many suggestions to enjoy our stay; the waitresses at the breakfast room were kind and attentive. I totally recommend this hotel, and I am definitely returning here next time I'll visit Venice!
Rooms are separated from the main building as well from the breakfast hall, and it takes few steps and stairs to reach them: not a problem for us, but it can be challenging for people with limited mobility. There is a kitchenette, but the stove is not working, and no utensils are provided (I was hoping for at least an electrical tea kettle, or glasses): again, not a problem for us since I ended up buying some tea and sugar at the Supermarket nearby, and boiling the water on a mug in the microwave. I expressed preference for a room with a balcony, but it looks like it was not available: not a big deal, since our room was very comfortable. TV was not working, and even if a member of the staff was sent immediately to take care of it, the problem persisted: once again, not a problem, we vere in Venice!
Very basic amenities: there is just a small sitting area near the Reception Desk, and the bar was permanently closed. Breakfast was good and adequate, not too many items, few fresh choices and several packaged products, but all the essential.

well kept, spacious for Venice, comfortable and a great view of the canals.
it was very confusing to find the check in location, and it should be fixed directing all future customers to the San Marco Hotel lobby instead of confusing us with difficult addresses not available on Google Maps!

really nothing to like about this old, dirty, fake four stars hotel
dirty, outdated, expensive, and definitely not worth three stars as a hotel

Spacious suite and great location. The breakfast, staff and food, were exceptional.

Super comfortable suite, great view, high ceilings, breakfasts
Awkward checkout, maybe language gap

Plenty of choice and all fresh. Would prefer teapot for the tea so you don't have to keep refilling, but a small issue.
Nothing not to like. They had plenty of choice, yoghurts, breads, croissants, hams, cheeses, rashers of bacon and pancakes. Would prefer fresh orange though.

Breakfast was fine, although a bit hectic and crowded. The chocolate croissants were amazing! Eggs and bacon were nice too, although if you came down later rather than earlier they weren't as hot and fresh. The location was extremely central and convenient to most of our activities.
The sofa bed was not very comfortable. The double bed and the pillows were flat and lumpy; perhaps it is time to invest in new mattresses? There were mosquitos in the room and there was no spray to get rid of them. Although there was a kitchenette area, there were no crockery, cutlery, pots or pans, so there was not really a way to use that area. Very difficult to find the reception area to check in.
