So central, but in a really great quiet location, could not hear any noise at all!

I booked thought booking.com for this hotel. I informed them that I would be arriving late, to which I was informed that they would provide me with a code to enter the property and my room and if there are any issues to call them. On arrival, there were 2 people outside who also could not gain entry and they had been trying the phone them for the last 2 hours with no answer. I tried to gain entry using my code, which did not work. I tried phoning yourselves and no one would answer. It was only by myself trying a different code that I was able to gain access. Far from happy with this experience, in not only getting a wrong code but then no one available when phoning the emergency contact number. I await your reply.

At first, my booked room was on the 4th floor, since I was with a child, it was difficult for me to go up to the top floor every time. The owner immediately responded to help and find a room below. Immediately on the next day, our family was given a room on the 1st floor. The room is bright, warm, has everything you need, hot water. The staff are very friendly, courteous. Special thanks to the owner of the hotel.

This was our first time at the regency and we absolutely loved it.
The room was nice clean with an amazing view of the sea and the i360 tower.
Local to all the shops.
Will definitely be coming back again.

Our room was beautiful, we loved the traditional decor and it was so spacious. Staff were amazing and the location is perfect and really quiet.

Thé location was lovely and beautifully decorated, a great historic hotel.
I forgot a pair of doc Martins in the room, I called the hotel the evening after me and my partner left and they said they didn’t have them. A cleaner must have taken the shoes after we had left. I would have had better hopes for a place so nice, the night didn’t cost me £120, due to the theft of my personal belongings it cost me £270. Not pleased at all. After 48 hours it’s more understandable to discard of someone’s items but not even 24 hours had passed. Very unhappy.

The location is great - near to everything around the beach and city center.
There was a little noisy fridge in the room.
Very nice staff.
We stayed there for 9 days - and there was no cleaning of the floors in the room and toilet during that time. Only change of towels, extra coffe/milck or toiletpaper, if we met the housekeeping. The stairway with heavy carpets was vacumed every day. There is no lift. Windows are very old and could not keep noise and heat outside.
None posibility for breakfast in the hotel.

The location is very good near the beach and many restaurants and bars. The room was very basic and the furniture all needed upgrading, but the bed was comfortable and it was a bright room.
There is no reception or staff on site, so noone to answer any questions or solve problems. The room was a good size but it had cracked glass in the window which only just shut and looked out onto a rusted fire escape area/balcony. The paint on the table and other furniture was chipped and it all looked very worn. The upright lamp was broken and useless. The room could do with a good clean as I could see where coffee or tea had been spilt on the skirting board and floor. The wifi went down one night and was not fixed by the time I left the hotel the next day.

When booking I had a filter on parking and this hotel came up as included. I had to pay £46 for the parking.
The carpet was filthy, the shower was not adequate to get cleaned. No fan in the room. No staff around when checking out so had to pop key in box.

The room was big enough and comfortable. The staffs are always in hands when u call to request something. Very secure premises. Value for money 👍. 2 minutes walk to the beach, perfect location.

The sea view, its relatively relaxing. Our room was clean and tidy. Hi-tech locking systems. The location is very strategic.

The room was never cleaned in the ten days I was there, I had to take my own rubbish out, no staff around, the manager was very nice, two many stairs to climb to the room,

I like the owner he was very friendly & helpful. As we're the staff that we did come into contact with. They have a gorgeous dog & seem from what we saw they live on site in the hotel or nearby.
As for the hotel services, there were none. Reception had completely gone to save on there expenses due to covid-19, also the bar on ground floor has closed and is a store room, where we actually had some our equipment stored as came down for sea fishing with my daughter mainly just father & daughter. The room was OK a bit small but I did not mind that, it was on the very top floor which if you are "usaine bolt" or a very very fit person you need to walk up at least 83 steps to the top so it's, very tiring indeed, no lift due to the age of the building, but maybe an investment & makeover could be done to take some stairs out & have a lift fitted in future. Window is bedroom though broken as old sash windows falling apart, couldn't hold it up to stay open. Kettle lead not long enough for the table, also flooring was or felt unstable not level laminate boards were moving/bending. Great views though overlooking the i360 & old pier so will remember it for that. No restaurant no food services, but the cafe down the road is good for that as I always use it when I come to stay in Brighton every now and then. May stay again but only if same rate or lower and if a room is available on a lower floor to avoid walking. Rates OK was the cheapest I could find at the time of booking. Also it was the home of the old Prime Minister Winston Churchill's grandmother or she stayed there can't remember now what he told me but the certificate is on the wall for you all to see. So a bit of history to be had here. There is a bar/pub to the right of you outside so expect a little noise upto around midnight but after that it's okay.

The room looked better in photos, pictures very deceiving. Cheap for the price of a sea view but window and sill looked very unstable.
