Dated yet modern, spacious clean room, welcoming friendly staff, great location for all amenities and beach across the road. Sea views are fantastic, great for families too..

Bellissima la posizione, proprio di fronte al Pier di Eastbourne. Personale gentilissimo. La struttura non ha parcheggio proprio ma si trova molto facilmente in zona (a pagamento, ma a 2,20£ al giorno circa)
L'hotel ha bisogno di essere ristrutturato, soprattutto all'esterno. La moquette in stanza ma anche in tutta la struttura non è il massimo della pulizia. Ci sono diverse parti delle pareti scrostate e che andrebbero sistemate

There is no dining/breakfast room at the hotel but here is a communal open plan, but private, area adjacent to reception providing microwave and fridge, sink that was probably at one time the hotel bar along with a table and seating. The bedroom had a kettle and coffee/tea/milk. The en-suite shower pressure was great and always ample hot water. Given that this hotel is listed as a 2 star the facilities were clean and well looked after. The Manager of the hotel was an exceptionally good host, polite and helpful, but at the same time very professional.
I was on a discounted rate and probably not in the best room in the hotel, but the mattress although clean and ok was not the most comfortable I have slept on. It was not uncomfortable, it was simply functional, rather than a pleasure to sleep on. The outside could do with a bit of painting to smarten it up a little.

Great location, the room is nice. Kettle and tea/coffee bags in the room, toiletries, even toothbrush+toothpaste provided. Microwave and toaster next to reception, Tesco Express around the corner. Everything is together for a budget trip, :) Room is clean.
IMPORTANT! You have to run the water for a long time to get hot water!! 2 of us showered in cold water becasue of this. THe toilet seat was loose and slipping.

Location along the coast was great because by crossing the main road you'll be stepping onto the beach stones(not sandy unfortunately)
Hot water in the shower took nearly 20mins to come out and when it did only warmth was there.On checking out noone was at the front desk so i could voice my concerns so will like to see improvement on that aspect

I think it was value for money but the whole building needs a lot of work doing to it as it’s very tired and out dated.The mattress was stained the room was quite small.There was no bar on site as advertised on the website and it looked more like temporary accommodation for homeless people.The man on the front desk was very friendly and welcoming.I wouldn’t stay here again but it was ok for one night.
There could be a bar and breakfast offered also there needs a lot of work doing to bring it up to date and make it more comfortable and appealing to stay in

When my partner and I arrived, I won't lie, the outside didn't look great, but getting in, I was blown away by how nice the place was. The member of staff on was extremely helpful, helped my partner and I, who have mobility issues, with our bags, took the time to explain the elevator, the wifi, the bathroom, everything that we needed to know.
Whenever we went downstairs, we were greeted by the friendly staff, and if we needed anything, like extra pillows, they made that happen quickly. The whole building had a very pleasant ambience, and it was nice to just sit in there.
One thing I did note was how the tv signal was good, the rooms had all the needed facilities, and honestly, the price was better than any other place in the area. I know sometimes the smaller hotels aren't good, but I've stayed at some of the bigger hotels and found them lacking in so much.
The staff were very respectful and welcoming as well. We needed to order something online during our stay, they received it, and kept it safe for us, and when we ordered in, the staff brought the food up for us. Honestly, I can't say enough nice things about this place. Definitely gonna visit again!
Honestly, there wasn't anything I didn't like. I wrote a lot in the above box, but there wasn't anything negative about our stay. We had everything we needed, polite staff, clean room, everything was perfect. I think there was only one thing that they did point out, and not their fault since it's the building, but to have a hot shower, we needed to leave the hot tap on in the bathroom sink for about 20-30 mins, because of the pipes, but they told us that to begin with, and honestly, it didn't cause any problems anyway.

Location is excellent, within minutes walking distance from the pier.
Bed was very comfortable.
As the bathroom has no means of shading on the windows, and is directly south-facing into the sun, the bathroom acts a bit like a greenhouse, so the entire room was even hotter than might have been, due to the weather at the time. This could be a positive in the winter, I admit...

Great location for exploring Eastbourne. Basic room but covered my needs for the trip.
Would have been nice to have had a wardrobe there, although space was limited.

Pleasant receptionist. The location is excellent - right on the seafront. To the railway station 15 minutes walk (there is also a large shopping center) and 15 minutes to Seven Sisters by car. Eastbourne Pier - 2 minutes, Eastbourne Lifeboat Museum, Wish tower, Ferris wheel, Towner Museum -10 minutes along the promenade.
The bed and pillows are not comfortable

As soon as we drove in, I stepped into a puddle in the toilet. At night, we cleaned the puddle with toilet paper because the pipe was leaking.
The water in the shower barely flows. There is no pressure, there is little water and it takes a very long time to wash off the head.

In my experience (And I must say it is only MY experience/opinion - I visit Eastbourne regularly on personal business) this hotel USUALLY offers a genuinely above-average offering for the price, in comparison to other equivalent, local alternatives.
If you are VERY lucky, you might very occasionally come across a very good rate from other, higher-rated hotels nearby (even if slightly more than this hotel charges) that might be worth it, but it's unusual in my experience to find better value for money.
The WiFi is a bit patchy outside the "public" areas, so including it in the "facilities offered" list is possibly a little cheeky, but to give them fair dues, they do say as much in the longer description of the property....

the location was perfect
you can feel the spring of the matters when you sleep. therefore you can’t sleep comfortably. Additionally, the hotel is located next to a pub so when they open a loud music you can’t sleep

No hot water in room 15 (second floor) ran shower for 10mins at least and still no hot water.

Window pane in bathroom was cracked. Safety measures on the window in the bedroom broken. Location great except loud music until late from pub next door.

The location was superb and the facility was very clean.

The hotel manager was friendly and very helpful and he helped fix the problem quickly. The location was just perfect alongside the beach, cafe, and restaurants.
Although the rooms were advertised as non-smoking, we still smelt some smoke that was irritating. The cleaner helped us reduce such adour by using an air freshener but it even made things worse.

Room had been refurbished and was bright and airy. Big bathroom with a decent shower. Towels thick and fluffy.
Staff were pleasant. Nice kettle. The management seem to be making an effort to upgrade the hotel.
No parking, no WIFI. The carpets need changing as I'm sure that is the smell in the room. Allow me to put my bike in my room rather than risk it in a store room downstairs.
