Nice quiet location.
Shower had mould around the edges and the blind had a huge damp stain on it. The room was also cold on entry.

Location was ideal for Birmingham Airport. The meals in the restaurant were very good.
Rooms are a little dated and would benefit from a makeover.

The hotel was lovely and clean and the area was very pretty. There was plenty of parking and the hotel had a great beer garden and bar.
The bed was terribly uncomfortable which was unfortunate, but apparently my friend's was absolutely fine (I must have been unlucky...)

Plenty parking available, great value for money, great spacious room, comfy bed and lovely fresh bedding.
A lift would be good (I have sore knees).

The property is ideally located with a newly refurbished pub and restaurant, the outside areas have also been refurbished and they are stunning.
The team were so lovely and the food was great. The breakfast was one of the best I have had.
I was in room 207, the room is basic but comfortable. I would have liked some bedside lights as it was the big light or no light, and a reading light would be ideal, and a black out blind. A hook on the door for my towel. I had to put the kettle on the floor to boil it so a little more thought on layout and it would be great. The bed had a dip in the middle but it was comfortable. Upgrade the TV to smart TV.
From a team perspective, housekeeping knocked on my door 3 times at 8.50, 9.30 and 10.10am which if you offer an 11.00 am check out, they should be checking with reception if the guest has departed.

friendly staff.
The bed was very soft and i could feel the springs pressing into me.
The conservatory where we ate dinner was uncomfortably cold.
I asked for our table to be moved away from the doors for the following night - but it wasnt.
We waited a long long time for our food - despite pre-ordering (as we were a group)
I dont really want to watch wrestling at breakfast in the dining room.....

The location was excellent for the NEC, just 10 minute drive.
The hotel is run down. Communal areas are dirty and damp, with plaster crumbling off the walls. Rooms are functional, but nothing more. The restaurant is terrible. The service is slow and dismissive. The food was over salted. Breakfast was dreadful and over-priced. Coffee was cold and the crockery was dirty/ greasy.

The bar area, restaurant and staff
There is much of the residential part of the property that is in poor decorative state and this let’s done the overall impression.

The room was splendid, the bed comfortable (though broken, which I reported; it didn't worry me because I was alone and didn't have to sleep on that side), the bath large enough and with plenty of good hot water.
The breakfasts that I had were excellent; I can't speak for any other meal since I was at an event in the Hilton at the NEC all day and evening.
Every member of the staff with whom I spoke was friendly, cheerful and efficient; first-rate service!
The central light was very dim and there was no bedside light, but it turned off at a switch by the bed so was not too inconvenient, though impossible to read by. I was a little taken aback not to have been told either when I booked or when I signed in that breakfast would not be available on the last morning of my stay, especially since I paid for it in advance on arrival at the hotel; it seemed as if communication had broken down a little. I did appreciate being rung on the afternoon before my last night and warned about it, though! And I was given a refund for the breakfast that I didn't have.

All good....could do with a freshen up on the paint work....

We had parking!
The whole place or what we see of it ie bedrooms, restaurant/dining room, bar, hallways leading to dining room. Beds needed replacing, we had two rooms and both needed new beds they were lumpy and uncomfortable and both couples had no sleep both nights for our two night stay. Carpet in hallways especially leading to dining room was so dirty. Restaurant/dining room needed better lighting, we like to see what we are eating and struggled to see the menu as it was so dark. The next day we ate in the conservatory to see. Rooms and bathrooms need modernizing and squeaky flooring is in desperate need of fixing in hallways so we aren't woken by passers by when we were in bed.

Have stayed here several times and it always does what it says on the tin! great location, basic but comfortable furnishings, very clean & welcoming staff.
The car park view & the downstairs windows would benefit with net curtains for privacy
