Fantastic value for a very good room

Lovely big bed, very comfortable with tea & coffee making facilities & cereals for the morning. Only thing is a shared bathroom, however, as I was the only one on the floor at the time, this worked out well.

Lovely accommodation and great vfm :)

Was met with a friendly welcome from host. Room was exceptionally clean and tidy. Nice little touches provided such as fresh milk, bottled water, biscuits etc. Bathroom was spacious and had essentials provided also. We were attending a wedding reception at a venue nearby so location was ideal for us.

We enjoyed everthing about our stay. Couldn't fault anything. This is one of the rare finds you want to keep to yourself.

Gem of a place

Absolute gem. So glad we have found as we visit Lytham a lot. Very near to station. Greaf parking. Lovely room. So warm and cosy. The bathroom was amazing. Love the tea/coffee/cereal options too. Will be back soon.

Great room in quiet location

Lovely room in a perfect location. Very quiet area with on street parking. Great value and just what we need for a night away. Very comfortable.

Location was close to everything

Comfortable and homely feeling. Very clean and welcoming host.

Shared bathroom, but wasn't an issue on my stay as I was the only person staying at the time.

Perfect for a short stay with a dog. Could just turn up and all set up for the day.

Sarah was an excellent host . The place was in a nice residential area not far from the pier. Comfy bed and nice and peaceful. You get all the floor to yourselves. very dog friendly with a massive bathroom that i would have lived in! Nice added touches of cereal, milk water and cordial. I have already recommended to others and would like to return at somepoint

Privacy of having entire floor including bathroom. Room very clean and comfortable. Lovely host and early check in possible by arrangement Good location, about 5 minutes walk to centre. Easy parking if traveling by car and close to station if travelling by train.

Excellent. Higjly recommended.

Location near centre and sea front. Very friendly welcome. Exclusive use of first floor including large bathroom with bath and shower over. Breakfast items supplied along with kettle, tea and coffee, and ample milk. Comfy bed. parking available on the road outside property.

Brilliant

Sarah provided good cereals for breakfast, plenty tea and coffee, milk and cold drinks, cleaned everyday topped up drinks everyday.

This was a really quite place, bed comfortable, great for our dog, dog guard at the top of the stairs, Sarah has thought of everything you need, brilliant place to stay, we will come back.

Value for money is outstanding, a real gem of a place, highly recommended

Everting from initial contact from the host to checking out was perfect. The bedroom was well appointed, the bathroom was large and clean and the little extras like the tin of biscuits and the bonus of cold drinks and cereals as well as hot drinks for the morning was a real bonus
