Pelican's Perch directly overlooks the pool/hot tub area and has ocean view from the sun deck. This magnificent beach home is in the Sand Point neighborhood with restaurant, pool, hot tub, beach boardwalk and golf cart access. It has two kitchens and sleeps 14 guests on one king, two queens, two twins, four twin bunks and a sleeper sofa. Plus four of the five bedrooms have their own private access to a full bath, so it's the perfect family setup for two or three couples with children or grandchildren.
Oh! and speaking of Sand Point, the Sand Point neighborhood is in town at marker #9 on the beach next to Beach Lodge (NOT way out of town, so far down Hwy 361 you can't even get a pizza delivered). In fact you'll only be a mile from the downtown area. The neighborhood offers a relatively large private pool and hot tub area exclusive to Sand Point plus a VERY SHORT private boardwalk and path over the dunes so there's no hiking or driving necessary from a home you just thought was going to be close to the beach. If you've ever stayed elsewhere you know what I'm talking about, but even if you don't have first hand experience in what I'm saying, why chance it? Stay with us at Pelican's Perch in Sand Point and here's another great reason why.
Sure most places have a coffee maker, and maybe a toaster but do they also have a blender, can opener, shrimp deveiner and remote controls that actually work? And are they fully stocked with complete cookware, dinnerware, glassware and silverware along with complete bedding linens and towels for the number of guests the home accommodates, as well as brand name dish soap, Tide laundry detergent, body wash, dishwashing detergent, coffee filters, trashbags, paper towels and high quality toilet paper all purchased by moms that care, for moms that care? Pelican's Perch has all this and more! So again, if you've stayed elsewhere, you know what I'm talking about. Give this Sand Point beach home a try to see how it works perfectly for your family too. There's also a very popular restaurant in the neighborhood just steps from the home. The Beach Lodge serves breakfast, lunch and dinner in a casual setting right on the beach. In fact it's the only place in Port A to get a pot boil crab dinner and beer on the beach.
Additionally, we are THE PRIME LOCATION for SandFest which is an international sand sculpting competition held each year in April. It takes place right next to the Sand Point neighborhood's private boardwalk over the dunes so you can even see the action from the home. Where are you going to park? Shuttle? We don't need no stinkin' shuttle from across town. We're staying right next to SandFest at Pelican's Perch in the Sand Point neighborhood with pool, hot tub and direct beach boardwalk access to fun!

really enjoyed our stay! Easy and short walk to the beach. House was big and roomy w many places to sit outside! being close to town may it easy to run in for dinner, groceries or shopping! would definitely recommend

Wow what a great spot for my family! It was a short walk to the beach and right next to the pool. As others mentioned, you do have to go through one room to get to the rest of the house, which is unfortunate for the person in that room, however, we solved this by asking the kids in the bunk room to use the upstairs bathroom at night so they don’t go through that room. We had the max capacity of 14 people and were comfortable. Only thing to note is to bring your own pool/beach towels and toiletries. We would def stay again!

Could do some upgrades, beds where very uncomfortable to sleep in and overall, the whole house. One of the bedrooms didn't have privacy. When we first open the door there was a terrible smell. There was no coffee to make in the coffee maker. Not coming back to this house.

Matthew is a great host. House was perfect for 7 adults and 5 children. We stayed May 2nd - May 9th. Weather was perfect. Beach was close 2 minute walk down boardwalk. We rented a golf cart to pack all our stuff and little ones (2, 2 and 18 months). Cart ride was just a little further down the road but group would leave at the same time and arrive at the beach at the same time. Other reviews mentioned that you had to go through one of the bedrooms to go downstairs but that was not an issue with us. There are two living areas and we used the 2nd floor kitchen and living room to gather. We only had a couple, young adult and four kids sleeping down stairs and that is all we did down there. We finally realized on the second day that we could use the outside porch and stairs to move from ground level and 2nd floor where we gathers most of the time. Kids played on second level outside which is gated to keep them from accessing the outside steps. This was a great option in the morning because one bedroom was just below the upstairs living room and when kids played in the living room, those in the downstairs bedroom were not happy. We cooked most of our meals in the upstairs kitchen but there is a restaurant a minute walk away. Can't beat this place. We are looking forward to another trip there very soon.

The place was located near the beach so it took 2-3 minutes to walk to the beach. it was next to the pool so was easy to know when it was busy or not. The house was great and the beds were comfy. the only slight issue we had was that one of the rooms was the pass through to the 2nd floor which was a bit awkward when a couple needed that space and we had to walk through it. Other than that, the place was great. Property manager was friendly and gave us great recommendations. we had an issue with the sinks and some flooding the first day. They immediately came out and fixed the problem. Also, the location was less than a 30 minute walk to the main area of Port A so we could walk over to pick up our golf cart and eat at the main restaurants. Would highly recommend!

We rented the house for Thanksgiving week. The house is beautiful, well stocked, great location, and the property manager is amazing! Matthew was great. Our dryer was not working well, within 10 minutes from my text, Matthew had someone come check it out and within one hour they had replaced the unit.

Great vacation home that worked well for the family and friends. Had a ton of room with two kitchens and two lounging areas. The beach is a 5 min walk. Bring your own coffee, shampoo, and body wash. They do provide laundry detergent which was a plus. Love the location!

We had a great time here. There was enough room for everyone. Nice shirt walk to the beach. Clean. Pool next door for those who preferred that to the beach.

We loved the location and the house. I felt it was a little under-supplied, but that is how they do things. Bring your own shampoo/conditioner and beach towels. They do not supply.
Also most of the TVs didn’t work. And Lots of finagling to get the living room tv to work.
But other than that, it was great! Great amount of space for our gang.

We were disappointed in our overall experience with Pelican’s Perch. We had another house rented in Sand Point and it was sold less than 2 months from our trip so we were left scrambling to find a house to rent. The property manager was responsive, but he had us come to his office to pick up the key which ended up being just a door code. There was no reason to go to the rental office other than to have the manager grill us on the make and model of each vehicle that would be parked in the driveway and to lecture on how not to wash our laundry with his laundry. He made us feel like delinquents instead of families of 30 and 40 year old adults with kids. Beware that there is an extra $499 service charge for this house on top of the rental fee and the insurance. I’ve rented a house in sand point every year for the last 7 years and this is the only time I’ve seen that.
The bedrooms are tiny and felt crowded with just the few pieces of furniture they had in them. The downstairs layout is less that ideal because you have to walk through one of the “bedrooms” to get to the other rooms. The bathroom downstairs is so nasty that you don’t really feel clean after bathing in it. I wish I could post a photo of the mattress cover that was on one of the bunk beds upon arrival; it had pee stains all over it. The downstairs shower, all air vents, and other locations that are commonly touched (around door knobs, light switches, etc) need a good cleaning. Soap in the dispensers that lathers and doesn’t come out like water would be good. The ceiling fan in the downstairs common area and the twin bedroom don’t work.
Also they shouldn’t be advertising this house as 5 bedrooms since one of the “bedrooms” is really more of a large hallway that others have to pass through to access the rest of the house. One suggestion would be to move the queen bed into the private bedroom and the twin bunk beds into the pass through that has less privacy.
The kitchen is a decent size and has a good pantry, but the top rack of the dishwasher is really rusty. The kitchen had only the barest minimum of supplies. It was probably the least bad room in the house, but cooking or cleaning was super challenging because there were so few things. Also one outside trash can was completely full and the other half full upon arrival so there was no place for us to put our garbage. We’ve been happy with other houses in the neighborhood, but will not be returning to Pelican’s Perch.

The house is adjacent to a decent pool with hot tub (the pool has a couple restrooms which was nice). It was a short and easy walk to the nice beach (nice for texas that is). One very odd house design was that one of the queen bedrooms (on the first floor that shares a jack and jack bathroom with the other queen bedroom) needs to be walked thru to get from the downstairs to upstairs so that bedroom is not desirable (not private). The outside balcony was great, nice place to hang out. The 2 kitchens worked out well because you now have 2 frigs, I had my grand parents stay on the 1st floor queen bedroom (that is not the walk thru bedroom) and worked out better as less noise than the main gathering area on the 2nd fl and they had access to a frig for snacks, breakfast. Overall, the house was nice and would recommend.

My family stayed in Pelicans Perch for a much needed trip to the beach after our trip to Port A was canceled last year due to the pandemic. The home’s location is great and only a short walk to the beach. We are a group of 6 adults and 6 children aged from 2-10. Matthew was great and accommodated a late check in. Very seamless and happy with customer service. The good: location location location. Short walk to the beach and feet away from the pool and hot tub. The two kitchen areas are nice although we didn’t use the one downstairs. Having 2 refrigerators was a plus. The water heater is good - no issues running out of hot water. An HVAC unit for the upstairs and one for downstairs is very good. Deck areas were nice. Pool could get loud at times but not an issue inside with doors and windows closed. Very nice to have lines, towels, some soap/detergent/trash bags, etc. provided. The okay: Some parts of the house could use a good scrubbing. Nothing was terrible but the walls could be wiped down, HVAC vents needed to be scrubbed and have the dust removed, etc. A fresh coat of paint would do wonders for the walls and trim. The appliances and fixtures should be updated at some point. For example: some light switches are sticking out from the wall crooked, plastic trim is falling off the stove and the basement shower head may be the first Moen shower head ever sold. Many items were worn but everything worked. The bad: It should be made clear that one of the queen bedrooms in the basement is situated in a hallway or pass through area. There are 3 doors to it - one to the shared bathroom, one to the downstairs living room and the other to the stairway leading upstairs. The doors to that hallway (bedroom) don’t really lock. Not a big deal for kids but it is not ideal for adults that might want 7 minutes of privacy (hopefully longer). The queen beds downstairs have plastic liners and foam toppers on the mattresses. I understand why, but personally it was uncomfortable. Felt a bit like sleeping on a hot dog roller that didn’t turn. If you’re booking the house make sure you get the upstairs king room!!!Overall, nice place that is cheaper than other homes around it. I’d probably like to see it discounted a bit more until some updates are made.
