** Bear Suites Village Inn Rules **
Welcome to the rules for Bear Suites Village Inn - Teddy Bear Suite. Our aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of this effort, we've established some friendly but firm and inflexible house guidelines.

*** Coyote Warning: *** Coyotes are extremely prevalent in Big Bear, even in the most densely populated areas. If you see one, you can bet they're part of an unseen pack. These animals are bold and territorial. They pose a significant threat to pets. For their safety, never leave your pets unattended, even in fenced areas, especially after dark. Coyotes are known for their ability to overcome barriers, including high fences. And they're even known for attacking pets that are on a leash. We cannot overstate the need for heightened vigilance concerning your pets' safety.
4. Check-In: Conducted at The Village Office for a warm welcome and local code compliance.
5. Noise: Quiet hours from 9 pm to 8 am. You are not allowed to be outside, in a hot tub, play music or create any noise from inside of the residence that could be heard outside of the home. If these rules are violated, Code Enforcement could impose fines of up to $1,000 or eviction. (We have no control over Code Enforcement's decisions.)
6. Air Conditioning: NO Central AC.
7. Ants: Sometimes our ants can be a bit over-friendly. To keep these small visitors at bay, we suggest promptly cleaning up right after each meal and don't leave food out. (We do use ant bait & ant traps… and the ants tend to look at those as snacks.)
8. Trash: You are mandated by ordinance to dispose of your trash at the designated trash site. If you require assistance, we can arrange a pick-up service for a nominal fee.
9. Video Surveillance & Noise Monitors: We employ external video surveillance and noise monitors at most of our properties. (We do not have video or audio monitoring inside of the residences.)
10. No Smoking/Vaping: We have a very strict No Smoking and/ or No Vaping policy on the grounds of all of our properties.
* If any guest smokes or vapes on the premises during their stay, a minimum cleaning fee of $750 will be charged automatically to the Credit Card on file to cover the cost of carpets cleaning, dry cleaning of all bedspreads, curtains, etc. And the security deposit will be forfeited.
11. Age: Minimum booking age is 18.
12. Parties: No parties allowed; parties will result in immediate eviction and forfeiture of the security deposit. Additional cleaning fees may apply.
13. Communication: For questions or concerns, we're available via phone or email.

Everything was a dream except the no ac. I thought it wouldn’t be that bad cause we went on a cooler, rainy day. The room had fans and a small ac unit for the living room but the bedroom was unbearable. It was sooo hot that we had to sleep on the pull out couch in the living room and we couldn’t even sleep in the bedroom so that was unfortunate. Everything else was literally perfect but it was a disappointment that the bedroom was uninhabitable because of the heat and lack of ac. So if it’s a hot day, maybe skip this one, but on a really really cold day, maybe it will be fine ?

Great and convenient location to the Village. Staff was friendly and very helpful. Room was clean but had an unmistakable odor. Everything was outdated with multiple items in need of repair.

Amazing property, definitely going back!!

We had a really nice time staying at this property. The host was very helpful and everything went very smoothly.
You'll find this to be a very comfortable stay, but things are dated and not very tasteful. I found the lights above the sink to be unsightly and even a bit in the way since I am tall. It is a very nice large space, I felt like I was in a house.
4.2
it was so clean, bed was very big and cozy
4.2
Very decently priced for being close to the village. Loved the hot tub in the suite.

Definitely recommended and will be going back!

We had a great quick trip. Although there was a power outage, property managers were very helpful and quick to communicate with updates. Location of property was ideal, walking distance from restaurants and shops. Overall great stay in this cozy, cabin-like property.

Check in was very easy. Room was just like pictures. Location was fun! Nice to be able to walk to restaurants, shops and the lake.

I thought I was booking a hotel - an "Inn" like the title of the listing indicated. Being a woman traveling alone, that was important to me for safety reasons. I was extremely surprised to find that I had booked a vacation rental that was an apartment whose door opened directly into the parking lot. I wish the listing had made it clear that this was not a hotel. I also missed the air conditioning that a hotel would offer LOL.
Other than that, it was fine. The TV froze so I had to stand on a chair to unplug and replug it. But then it worked fine. The tub was very nice. I did not use the kitchen but it seemed like it had enough to make do with simple meals. The bed was comfortable.

This place has a prime location in the village and its own private parking lot in the back which makes it super easy and accessible to everything you need. It was clean and affordable and everything we needed for a quick stay where we wanted to be able to walk to everything.

Pleasant no ambiance but good location
A great value for the area. Biggest negative was the entry area and parking lot. Felt like a back alley. There was no usable outdoor space. We very much enjoyed have kitchen facilities for our stay.

Right on the village

Perfect for a quick weekend getaway
We only stayed one night it was great the bed was very comfortable! We are going to book again in a few weeks with our friends! The host was great 😎

Quaint, clean one bedroom apartment. Great location in the village. Easily walkable to all the best restaurants and bars.

Great Value for a Quick Trip
This room offered everything we needed, from plenty of heat to an extremely convenient location. The host was friendly and responsive.
My only concerns involved the functionality of the main window and what was referred to as a spa. Some may be able to decipher from the posted pictures, but this was actually more of a large bathtub with jets.

Great Location
Right in the village, didn't have to drive anywhere!. The apartment is in a building with 4 other units. Very nice unit with hot tub. The only negative was this was a ground floor unit and the doors and windows aren't very secure. And since the unit is on a back street, I didn't feel real safe leaving anything of value in the place when not there. Other than that it was really nice place to stay and we will stay again.

Perfect Location
Location makes this gem the best deal in town if you're looking to enjoy all the shops and restaurants that downtown has to offer. It's also a quick walk to the park/beach area. The kitchen is very well stocked and clean. The only problem we had was tracking someone down to check in. Once that was accomplished, we had an amazing time and plan to come back to this diamond in the rough.

We were very Close from the lake, restaurant, stores.

Not a cabin more of a Motel.
Not a cabin more of a Motel just a FYI. Pictures look like if its a cabin but isn't. Other than that cool little place to stay in next to the village

It is in the perfect location
The property manager was very professional and the property was amazing definitely booking again

Actually looks nicer than pics
This is a nice unit. Clean, comfy mattress, hot tub in the living room, well stocked kitchen. The posted pics don't really do it justice. Would definitely book here again.

Great location in the village. Great value for location and price, some amenities are dated but no complaints. Clean and friendly staff

Great property and location
Quick getaway for my wife’s birthday. Loved the location close to shops, restaurant’s and snowboarding. Would stay again.
4.2
Cute and Cozy
The place was very clean and the location is great. But if you plan on actually cooking the kitchen doesn’t have everything you need.
4.2
Great location, friendly staff....but not clean.
Front desk was very nice and location was good...however the uncleanness of the room overshadowed this. Glad that I brought Lysol wipes. There were coffee rings on the tile of the spa and other dirt, mirror was heavily spotted with water spots, areas in kitchen were very sticky, small pieces of food on counters and stuck to cabinets. It was strange how linty the couch was. Closet and areas in room had not been vacuumed as there were visible leaves/dried mud crumbles on the carpet. This room definitely needed some TLC and my husband and I were sad with how dirty it felt to stay in the room ☹ Even though we made the best of it, and I wiped down as much as we could, we were disappointed.
