Welcome to the rules for Bear Suites Village Inn - Brown Bear Suite. Our aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of this effort, we've established some friendly but firm and inflexible house guidelines.
1. Maximum Occupancy: 4 guests (4 adults max).
2. Parking: Space for 1 vehicle. Exceeding the limit may result in fines of up to $1,000.
3. Pets: Pets Allowed (Max: 2 pets).
- Pets require pre-approval: Post-approval, a $20 fee per pet applies (charged post-booking).
- Unapproved Pets: incur a minimum of a $1,000 fine.
- Pet Guidelines:
** Kennel pets when unattended.
** Keep off furniture/beds.
** Clean up after them.
** Charges apply for pet damages.
*** Coyote Warning: *** Coyotes are extremely prevalent in Big Bear, even in the most densely populated areas. If you see one, you can bet they're part of an unseen pack. These animals are bold and territorial. They pose a significant threat to pets. For their safety, never leave your pets unattended, even in fenced areas, especially after dark. Coyotes are known for their ability to overcome barriers, including high fences. And they're even known for attacking pets that are on a leash. We cannot overstate the need for heightened vigilance concerning your pets' safety.
4. Check-In: Conducted at The Village Office for a warm welcome and local code compliance.
5. Noise: Quiet hours from 9 pm to 8 am. You are not allowed to be outside, in a hot tub, play music or create any noise from inside of the residence that could be heard outside of the home. If these rules are violated, Code Enforcement could impose fines of up to $1,000 or eviction. (We have no control over Code Enforcement's decisions.)
6. Air Conditioning: No central AC.
7. Ants: Sometimes our ants can be a bit over-friendly. To keep these small visitors at bay, we suggest promptly cleaning up right after each meal and don't leave food out. (We do use ant bait & ant traps… and the ants tend to look at those as snacks.)
8. Trash: You are mandated by ordinance to dispose of your trash at the designated trash site. If you require assistance, we can arrange a pick-up service for a nominal fee.
9. Video Surveillance & Noise Monitors: We employ external video surveillance and noise monitors at most of our properties. (We do not have video or audio monitoring inside of the residences.)
10. No Smoking/Vaping: We have a very strict No Smoking and/ or No Vaping policy on the grounds of all of our properties.
* If any guest smokes or vapes on the premises during their stay, a minimum cleaning fee of $750 will be charged automatically to the Credit Card on file to cover the cost of carpets cleaning, dry cleaning of all bedspreads, curtains, etc. And the security deposit will be forfeited.
11. Age: Minimum booking age is 18.
12. Parties: No parties allowed; parties will result in immediate eviction and forfeiture of the security deposit. Additional cleaning fees may apply.
13. Communication: For questions or concerns, we're available via phone or email.

This is our second time staying here and everything was great. You can’t beat the location of being right in the village and able to walk to everything. The property is clean, spacious and comfortable. Will definitely stay here again.

The Brown Bear unit was in a perfect location overlooking the main street! Could walk anywhere since you're right at the beginning of the downtown. Felt like a mini apartment. The upper unit didn't have a hot tub, my understanding is that the lower units do...and the only downside to the unit was that the bed was extremely squeaky. Other than that, great spot for the price!

My only issue was it was just me so I chose to sleep on the twin bed in the main room…I couldn’t get one of the blinds to shut so I had Christmas lights on me all night. Other than that great place for dog and being in the village.

This Suite is the perfect choice for anyone looking for a cozy and welcoming home away from home. The interior of the Suite was warm and comfortable with all the necessary amenities. My family and I really enjoyed our stay. I would highly recommend due to the location.

If you don't like doghairs on your clothes stay away from this property. It was everywhere at the very old carpet and at the couch and there was a really bad smell . Kitchen needs an update. Bed was comfy but not a Kingbed.

The location of this condo was perfect! We were easily able to walk to restaurants, bars, shops, and even the lake to go paddle boarding. Our only complaint was that there is no central AC so it was too hot to get a good nights sleep.

I am sorry to say that we were very disappointed.To begin, there is only stairs and quite a few of them. We stayed in room 1.There was a strong smell in our room that wasn't very pleasant. We had to use an essence. The room was very hot.The portable cooling unit in our bedroom was very small and not very helpful. We couldn't open the window because there was no screen. We were willing to deal with all that. Then came the time to sleep. There was 4 of us so 2 people were gonna sleep in the living room. The problem was the lights wouldn't turn off. I made contact with the hotel and they basically said there was nothing they could do until next day. The only "solution" they gave me was to turn off the breaker for the living room. Told them that wasn't an option because it also turned off the fridge, the AC and all the outlets. Told them they could moved us to another room or just give us a refund and we would go to another hotel. No problem. They still had the bad sense to ask, "because the lights don't work?" I responded with "I don't know how you sleep but we sleep with the lights off." We grabbed our stuff and we went to another hotel. We did get a refund but the experience was not very good. We will definitely not be staying or recommending this place.

This spot is in the perfect location in the village. It was a great open space with almost everything you need. Check in was easy and the staff messaged us to make sure we got in ok. The only negative might be the a bit of noise from the nearby bars but Big Bear shut down pretty early and it wasn’t loud enough to keep us awake. I would definitely stay here again.

What an awesome place! Super clean and more than enough space. Everything we could need was provided. Check-in and check-out process was a breeze. Highly recommend!
