Amazing stay!

Everything about the place was excellent. The room was beautiful and spotless and the location was perfect with a 5 minute walk into town and 2 mins from the railway station. Highly recommend and would definitely stay again if we were in the area. By the way, the breakfast was delicious.

Definitely first choice to stay for Barnstaple whilst visiting family and will be booking again!! Thankyou Jane and Ivan

Stunning renovated Victorian townhouse- decorated to an extremely high standard with beautiful bespoke furniture. The hosts were amazing and super friendly and great with advise on the area. The townhouse itself was close to the centre and we were able to park close by.

Perfection! Our nicest stay so far.

Everything! It was top class. Very beautifully decorated. Everything you could ever need was supplied. So many thoughtful touches & our host, Jane, was so lovely and accommodating. Thank you. We loved every moment there.

Stylish, homely and welcoming.

Every small detail is thought about. It is a beautiful place that feels homely and you’re made to feel at home by the hosts.

The only slight downfall which is they don’t have any parking. However there is a pay and display carpark less than a five minute walk away. As I said it’s a tiny thing.

A touch of luxury - a great place to stay

This is an exceptional place to stay - it feels luxurious. It’s beautiful, super comfortable, spotlessly clean and in a great location. There are lots of little details - from the number of hooks to hang coats etc on, to the bathroom toiletries - that show the hosts have really thought everything through. I highly recommend this B&B and would definitely stay here again.

Delightfully warm and inviting

Everything. This place is the real deal. just gorgeous. Jane the host has decorated this place with ultimate precision and thoughtfulness. The rooms are delightful. The linen on the ever so comfortable bed is top quality as are the diffusers, the soaps, bath gel, shampoo and conditioner. There is a little note pad by the bed in case you need to write something. The towels are luxurious and completely envelop you. There are eye wipes, cotton buds in the bathroom. A tea and coffee station with all that you need. A fridge just outside the room with fresh milk and a place to keep your purchases should you choose. The breakfast is amazing. Jane prepares a bircher muesli with yoghurt and fresh fruit and then you choose what you want from the menu. I can’t stress how fabulous this place is. Oh and there is a bath in the room. I don’t normally like a bath, but we had had a particularly bad day and that bath restored me. You must stay here 👍

A perfect choice for our weekend visit to see family in North Devon

A beautiful house and host. It was cold when we visited and the house was so warm and welcoming, as was Jane. The attention given to every little detail to make a stay at No22 perfect was outstanding. The breakfast choice was just right and delicious.

There was nothing that we didn't like.

very comfortable and definitely one we’re adding to our list of hotels to return to regularly.

beautiful decor, gorgeous rooms, comfy beds and lovely baths. rooms were spotless and had everything we needed including fresh milk and use of a fridge! Breakfast was delicious and hosts were friendly and helpful.

would have appreciated a slightly later check out on the Sunday.

Exceptional

What can I say. From the moment we arrived was made to feel welcome . The place is immaculate. Beyond value for money. Decor , the bed , bathroom , shower all quality. We made a late in the day decision to stay in Barnstaple and would absolutely stay here again. The bed was beyond comfortable, I'm currently recovering from a broken back and I the best night's sleep ive had in months. My wife loved the relaxed nature of the property. Was an amazing place to spend valentines evening. The room was huge and I've lived in property smaller .

I couldn't stay longer ... ( nothing) I don't think the owner would let me live there Ha ha

We had a lovely stay for 4 nights in between Christmas and New Year. Jane and Ivan were excellent hosts and we couldn’t

Very cosy and comfortable. Spotlessly clean and very relaxing. Breakfast was just ideal for us and set us up nicely each day. We will definitely stay there again when in Barnstaple.

No downsides at all.

we were enjoying our stay so much that we didn’t want to leave! will definitely be returning.

the property was stunning. the decor of whole property was immaculate and the hosts were absolutely lovely and very welcoming. the location was fab and very quiet. the breakfast was very nice and some good options that you’d see in any restaurant.

the coffee machine in the room was a bit temperamental but it didn’t affect our stay and Jane was very nice to give us extra coffee pods!

Absolutely fabulous !!

No 22 is probably the best B&B we have stayed at. The room was absolutely lovely. The attention to detail and the quality of everything in the room was exceptional. Jane really had thought of everything and beyond. We stayed over Christmas so it was just so great to just relax in the room at times with all home comforts around you. The hosts were so helpful and I can really see why the reviews are excellent. To be honest I chose to book because of the reviews and it certainly didn't disappoint. If you are looking at accommodation on booking.com right now for Barnstaple waste no more time and book No 22.

Luxury weekend retreat in Barnstaple with an outstanding host!

This truly was a weekend retreat in Barnstaple! From the day before our arrival, providing us information on parking to chatting with us about wonderful Cheltenham on our departure, Jane made us feel so welcome in her gorgeous Bed & Breakfast. Jane truly thinks of everything, from the decadent decor, luxurious toiletries, to a stunning breakfast - we felt absolutely catered for and looked after. We had the Grey Monkey suite and it absolutely had everything we could have asked for and more - my partner has been raving about the pillows since we got home! Thanks Jane for a 5 star weekend retreat, we loved it.

Great stay in Barnstaple!

Beautiful BNB, friendly owner, great breakfast and perfect location! Highly recommend!

On-site parking would have been nice, but ample parking was available close by and no problem.

Such a great place to stay. Do not miss it - detour if you have to!

Fabulous boutique hotel. The rooms are wonderfully original and tasteful. So much thought has gone into the room design for each room with many quirky and unique touches and features, all of which add to the overall ambience. The bed was very comfortable, the shower hot and the towels big and fluffy. Jane was a great host and made us feel very welcome. Staying at No 22 was a real experience and we're so pleased we booked it!

Brilliant experience, better than many 5* hotels that we’ve stayed in! We look forward to returning.

The property was absolutely beautiful, well located and furnished and decorated to an exceptional standard. It was a pleasure to stay there and Jane was a wonderful host. She has simply thought of everything!

Breakfast was served 8-9am at weekends. It would be great if breakfast time was extended to 9.30am!
