Location of property. Convenience to amenities. Good email coresspondances at decent times giving explanation of how to get keys, accessing property and info on wifi codes. And further email sent to explain what do when it's time to leave.property.
No hot water! Why??
Shower and hand basin water therefore cold.
Very cold room, despite heating on highest setting
Stained bed linen. 2 flat pillows provided in double bed.
Heating not on higher thermostat setting. No hand soap in bathroom. No full toilet roll given, despite claiming to provide toilet roll.
Constant dripping of kichenette tap. Kitchenette is within bed room, therefore couldn't get to sleep.

We did not stay at Burser St - we were moved to their other house around the corner called The Gladson which was fine. We enjoyed our stay. A quiet room with a comfy bed and a great walk-in shower. The fridge, toaster and microwave in the kitchenette were very handy. We would stay here again as the location was just a short stroll from the beach and town.
We were only given one pillow each so we requested to have more which they supplied the same day which we appreciated. Perhaps the double bed should always have 4 pillows?

Good location, good size room, kitchenette was a good size as was bathroom and a decent shower . Was clean and tidy and just as I expected I have stayed here before

Location fab, the room was fine we only went for 1 night, it had what we needed. The only problem was the toilet didnt flush and there was no water in the systen. (The cleaner would have been aware of this before we arrived).

The Gladson Guest House is situated on a roundabout on a very busy road on the outskirts of Cleethorpes town
It was clean, the property inside was quiet.

Bursar Street cancelled on the day of my booking and placed us in a b&b elsewhere. The Gladson Guest House. Despite 2 messages to Bursar Street the night before and on the morning of my booking, they eventually told me that my venue was changed. All of this by email and the email looked like a template email, having read other reviews I doubt it really was due to unforeseen maintenance that my booking was altered.
Whilst the new venue wasn't inconvenient for us, it may have been for someone else and so I would have expected an offer of a full refund to be made. As you were not getting what you booked and paid for.
Gladson Guest House - the only thing letting this place down was the mattress. It's virtually non-existant. The cheapest mattress on the market. Springs pinging all night as you turned over. I could feel the divan base through the mattress and woke up with the most painful back ache. I felt like I'd been beaten up in my sleep

Bathroom didn't fee private, no hairdryer, because only blinds didn't keep much light out in the morning the bed was very uncomfortable.

No mirror in room, could have had some little draws or table to put your things on like drink,s phone, nowhere to put anything. Also only one pillow each, could have put spare one in room.

Mattress was springy and the pillows poor. The white blind doesn't stop light. Could do with a mirror in the bedroom near a socket

No tea or coffee for the morning. The bed was shocking as it was full of springs sticking in our backs and the other guests were very noisy at 5am
