Quiet Times
We are located in a small community and, although this is a mountain like area, it's home to some houses of people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 8pm and 8am noise should be kept to a minimum.
Breakages and Missing Items
We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!, etc. ) we would like to know before you leave to agree on the cost with you before you leave to avoid issues later. Our cleaners are very thorough, and they check our beautiful home from top to bottom so please make sure nothing walks away that should not. If it does, you will likely be charged. Thank you!
Smoking Policy
This is a smoke-free home, to include vaping. If you smoke, please do it away from the home and covered deck areas of the home. Also, please ensure that you take cigarette butts, packs, etc. with you when you leave. If smoking is found to be inside you will be responsible for the smell or damage removal.
Pets
We love animals and do allow responsible pet owners to bring their animals. There will be a pet fee (separate and not included in your rental that is non-refundable). This is to ensure that our cleaners can take extra care when an animal comes to stay.
Rules:
-Animals are not to be left alone inside the home. There is a soft collapsible crate in the garage if you forgot yours. If there is any damage from animals being left alone, you will be held responsible for those charges.
-Animals should not be let on the bed linens. If your animal sleeps on the bed, it is your responsibility to bring your own blanket for the bed. We do this because sometimes fur doesn't come out of linens and our next guests may not appreciate it as much as us.
-Since we will know ahead of time that your animal is coming there will be covers on the couches and chairs. If your animal gets on the furniture, it is your responsibility to ensure that the animal stays on those covers and that there is no damage. If there is damage you will be held responsible for costs to fix or replace.
-Accidents sometimes happen. If your animal has an accident, it is to be cleaned up immediately with the cleaning supplies under the kitchen sink. Any damage or accidents left behind, you will be held responsible for the costs to fix or replace.
-There are poop bags that are provided. They can be found in the drawers under the upstairs living room TV. All feces should be picked up from the yard and placed into the steel can near the trash can enclosure.
Just like with little humans, animals are like our children. That also means we are responsible for anything and everything they do.
Small Humans, Children, Kids, Young Adults, Their Friends, Etc.
We love small humans and do allow responsible adults/parents to bring their kids.
Rules:
-Kids are no to be left alone inside the home. If there is any damage from your kids being left alone, you will be held responsible for those charges.
-The beds have waterproof mattress protectors on them. If your little one has an accident please ensure that you remove all soiled bedding and wash/dry it.
-Since we will know ahead of time that you are bringing along kids we ask that you do not allow kids to jump on beds, climb all over, or run on the furniture. This is dangerous for your kid and for our furniture. If there is damage you will be held responsible for costs to fix or replace.
-Accidents sometimes happen. If your kid has an accident, it is to be cleaned up immediately with the cleaning supplies under the kitchen sink. Any damage or accidents left behind, you will be held responsible for the costs to fix or replace.
-We also ask that you ensure your kids do not write, paint, etc. on walls. Like above, if there is any damage or repairs required you will be responsible.
We hope you enjoy the time with your kids but just like in regular life, this also means you are responsible for anything and everything they do.

We loved staying at this property while we moved our son into App State. The property owner is incredibly responsive and thougthful - so many details and items in the house to make it so comfortable for us. The beds were super comfortable, and the home was immaculate when we arrived. I love the guidebook and information given to us ahead of time, to make sure we took good care of the house. Lastly, the location was perfect - only 5-7 minutes from downtown King Street. We will stay here again in the future!

My family and I stayed at this rental while my son attended App State youth camp. The property was VERY CLEAN! The property was well stocked with basic necessities and offered everything one would need to feel "at home" during their stay. We will definitely be back! ZERO negative comments/remarks regarding property, location, etc. 5 OUT OF 5 STARS for this hidden Boone gem:)

Rented this house for a grad school reunion to attend a football game and brought two dogs. The home is beautiful and very clean on a quiet street. Very short drive to King Street and bus station nearby for ride to/from stadium. Great set up for dogs with gated deck, plenty of grass space for business to be done and facilities for disposal.

We really enjoyed our stay at Kristina's home! The home has great space and seems practically brand new! We also really appreciated some of the small thoughtful extras such as having cooking spray, salt and pepper, sugar, brown sugar, and even pancake mix on hand. Even had some frozen food in the freezer if we would have wanted to eat that. A lot of rentals we've stayed at don't even have salt and pepper so really appreciated that! Everything else about the home was exceptional and also really loved the water dispenser too. Would definitely stay here again!

The house was beautiful and had everything we needed. We brought our dogs and having the fenced in yard and gate on the deck was great for their safety. We had such a nice stay that we asked to stay 2 days extra and the host was very responsive and just us extend our stay. We would definitely stay here again.

Best VRBO rental. Place was awesome, owner was the most organized and thoughtful of any rental experiences I’ve had. Will definitely return. Thank you Kristina for being such a great host.

Great new comfortable cabin for a family wanting to be close to downtown Boone and Appalachian State. Worked well for our family for graduation weekend. We will definitely stay there again as we have another daughter starting app state this fall.

Overall stay was wonderful
I am extremely sensitive to animal dander so there was a bit of dog hair that flared my allergies
The cabin is thoughtfully furnished with everything you want or need

Great property and location for our family of 7. Short drive to multiple ski/tubing resorts and all other amenities in Boone. Great wifi with TVs in every room to occupy kids. Comfortable beds with downstairs playroom. Awesome rain shower in Master Bath that all kids had to try. Will definitely stay here again.

“Nannie’s Place” is beautiful and a very clean home. The owners were easy to reach, very nice, and accommodating. We loved our time and were very happy they were dog friendly so our two family dogs could join us. The kitchen is stocked nicely and we were easily able to cook our Thanksgiving meal. Thank you for a great stay!

Perfect convenient location for family incredibly clean, well appointed and stocked with everything you may need. Check-in and all procedures very clear and convenient through app. We were there for a school sports tournament and owners even provided directions in advance to Boone tournament location to accommodate us. Excellent experience would definitely return and recommend.

This was a great place to stay. The big bonus here was being able to leave our pack-and-play crib at home, along with pet crate, high chair, and toddler dishes. This house had it all and make things way better for us when packing and planning. Very rarely seen. I have to make a callout here that the house also had decaf coffee and decaf tea stocked, which we never find (we don't drink caffeine typically) so it was great to see.
The guestbook was very thorough and clear. There is also a treadmill downstairs which I was able to use for a few miles.
Host was responsive and was understanding of my accidentally breaking the dog crate. We ordered a new one and had it delivered. I think pet fee should cover it usually but it didn't feel right to just leave it broken so we bought the replacement.
The house is great location depending on what you like to do. I was able to get to most trails nearby within 25 minutes. Downtown boone main street is 7 minutes away. prof
Overall it was a great
