Welcome to our home, Sugar Beach Resort 440. Our condo is a non-smoking, recently updated and professionally cleaned one bedroom, 4th floor, ocean front, end-unit with a side window. 440 is one of few units in Sugar Beach that offers views of sunrises over Haleakala and sunsets without ever leaving the comfort of the condo. End unit condos at Sugar Beach are rare and have a window and are slightly wider than other condos in the complex.
Listen and view the soothing surf from your private lanai with south facing views down the south Maui coast, Molokini Crater, island of Kahoolawe and the southern tip of the West Maui Mountains. The view overlooking the south Maui coast is phenomenal. Sunsets are simply amazing. Our unit faces the beautiful Maalaea Bay, which is part of the Hawaiian Islands Humpback Whale National Marine Sanctuary. Whale season runs from November to May, with peak whale watching from January to March.
Our condo is well-maintained and was recently updated. It has a king size bed with a pillow top mattress and high thread count linens, charging ports on the nightstand, a ceiling fan and full-size closet. The kitchen is fully equipped with plenty of kitchenware, including spices and a full suite of full-size appliances including a dishwasher, microwave, stove, and refrigerator. We have 2 tables that seat 4 for dining indoors or out on the private lanai. Our condo sleeps four as we have a new queen size sleeper sofa with an extra thick Cozy brand mattress. We also have beach chairs, boogie boards and a large drying rack in the bedroom closet. Be sure to keep the lanai windows open to fall asleep to the crashing waves and evening breezes. Beach towels are plentiful, and we provide a premium blow-dryer, soap, shampoo, and conditioner.

• Central A/C (not the noisy window air-conditioners) and a ceiling fan in the bedroom for your comfort

Sugar Beach is great for sunbathing, swimming, snorkeling, paddle or boogie boarding and long walks on the beach. The Resort offers central air conditioning, a heated pool with hot tub overlooking the ocean, children's wading pool and sauna. There is a golf putting green, a well-maintained gas barbecue area that overlooks the ocean, Dina's “Sandwitch” and Bar and an on-site Massage. Ululani’s Hawaiian Shave Ice restaurant is about a five-minute walk down the beach.

I prefer this location - away from the hubbub of Kihei but close enough to get to a restaurant in just a few minutes. the unit was clean, ready on time, well stocked and comfortable. Fantastic views and a few steps away from a lovely and uncrowded beach, good for a swim.

We thoroughly enjoyed the lanai—we always looked forward to coming back when were out exploring. Though a little windier in this part of the island, we were grateful for the breeze with June heat. The condo is adequately stocked with everything needed, and plenty of comfortable space for two people. Thank you for making your place available for others to enjoy.

Great location. Great views, right on the beach. We are location first people and this has a great one. Right on the beach. The condo inside is comfortable, but could use a little updating. But was as expected for the price range. Pool was nice and jacuzzi was great that it had one..many in the area don’t. Central located to plenty of grocery stores and super close to the harbor. Would definitely stay here again. Mahalo.

This was our 5th trip to Hawaii and 3rd to Maui. We loved the condo. Clean, great view and a great location that is quiet but still close to everything you want. Wonderful beach right down stairs. Was happy to find beach chairs in the closet. Thank you!

The location is perfect for those who love the beach. We walked everyday to the right Sometimes twice!!! Centrally located for everywhere on island. Loved the view out of the lanai and continuous sounds of waves crashing beach. You can’t get any closer to the beach. Kitchen stocked with everything. Furniture and bed was great. I would rate it a 5 if the carpet was replaced with other flooring and bathroom/shower was a little more updated. We would stay again but our dates were taken. We just may change our dates!

7 night stay-we give it 5 stars overall, with a mostly positive, glowing review. For starters it is accurately listed, clean, very quiet and the owner communication was fantastic. EXCELLENT location! We've stayed in a lot of beach rentals & were pleasantly surprised by the little extras made available: hand soaps, dish soap, paper products, extra trash bags, laundry soap-nice to not have to purchase/bring along. There is an icemaker which was helpful! The kitchen was equipped for basic cooking, although we kept meals very simple or dined out. The lanai is great in the morning for coffee and later in the day for sunset viewing - hit or miss in the afternoons when the winds kick up. The table does get covered in sand! Now for a few negatives, these are in no way any fault of the condo owner - I list them as observations. The first morning there, went to walk the beach around 6:15 to see the sun come up. Left my flip flops on the grassy area between the beach and property so as to not have to carry shoes AND coffee! I have low arches and spend a fortune on shoes, so imagine my disappointment (honestly anger) at returning less than an hour later to discover my $80 shoes were GONE. The water is not the clearest, afternoon sandstorms make beaching here nearly impossible, painful sandblasting did occur! There is a natural area where stagnant water sits across & up the highway a bit. If the wind blows from there, you get dead fish smell while sitting on the lanai/walking the beach.

This unit was clean, comfortable, well-equipped and well-located. This was our final stay in Hawaii (after O'ahu and Kauai) and would have loved to stay longer. Great for beach access and sunsets! We would definitely stay here again!!

Our second stay at Bill and Cathy's lovely condo. Clean and comfortable with amazing views of the beach and Haleakala. Quiet except for the sound of the waves. Fourth floor (if you don't like stairs might not be for you) - right on the water. Walk to the Farmer's Market for papaya and banana bread. Centrally located on the island. Sugar Beach is low key compared to much of Maui.

This was a great unit with everything we needed. Beautiful view and easy access to the beach via the stairway. The elevators were handy for getting the luggage in and out. We enjoyed the pool area and hot tub. It was nice to have some boogie boards to use during our stay. The ice trays in the freezer needed to be replaced, they were all cracked, but there was also an ice maker so it just meant you couldn't make extra ice, not that there was no ice! Overall great unit with nice attention to detail.

We loved the property, small but quaint. It suited all of our needs and we were centered in what we consider the best part of Maui. The beach was cozy and quiet and the kids loved the pool as a change up. The balcony view was spectacular and provided such a peaceful experience.

This was our first stay in Maui so during the booking I had no idea of the location. This happened to be in a great area, close to grocery stores, ABC and breakfast cafe. The condo had a great view of the ocean and mountains. We enjoyed the sunrise and sunsets on the lanai. Overlooking the ocean which was mostly calm (January). The bed was so comfortable; we probably got the best sleep in months. We prefer to cook in some meals and had everything we needed in the kitchen. New stove, dishwasher, microwave, the entire condo was nicely set up. We took an Uber for Feast of Lele ($50 one way), because we didn't want to drive that far. However, we took a day trip to Front Street which is about 30-35 min. The condo complex was nicely kept. We basically relaxed in the grass area near the pool. Our Turo pick up was in a neighborhood about 15-20 min away and the airport was less than 20 min; so for us this was perfect. I know there are resorts in Kaanapali, but much further away. The only con would be the price because it is a one-bedroom, but would definitely consider staying again.

This property is fabulous. It has a central location and is right on a walkable beach that never got too busy. It is walking distance from a delicious bakery, an ABC store, Uluanis shave ice, and a small farmers market. This is an end unit and we used the stairs for convenience. The owner did have beach chairs for use. There is an ice maker in the freezer to keep our beverages cold. There were also a few laundry pods so we could wash clothes when needed. We only went down to the pool area once but met some of the condo residents that gave information and shared some fun stories. We never used the grills but they appeared to be thoroughly cleaned every morning. My partner rented snorkel equipment from the place on site. Looking out on the water or watching the sunset from the lanai was very relaxing and as I write this, I’m listening to the waves wash into the shore. This stay was exactly what each of us needed.

This condo was everything that we had hoped it would be. The view is amazing and the location was central to all of the activities that we wanted to do. The hosts were so easy to communicate with leading up to and throughout our stay, they had even left a very nice bottle of wine for us for our honeymoon stay! I will 100% be booking here again.

Recently we stayed at Bill and Cathy’s property, it is centrally located and has an amazing beach front ocean view! It was a perfect starting point for any destination we wanted to head to. The view as I said was amazing and you can see the rowing teams practice in the morning! You truly are right on the beach, it doesn’t get any closer unless you have a tent on the beach. The unit is located on the opposite side from the elevators so we regularly did the 4 flights of stairs, I didn’t mind as I felt like I was working off all the food we ate, but it is something I think is worth mentioning. The place itself is a bit outdated but has everything you need, the lounge chairs on the grass in front of the beach are older too. Overall we were very happy with our stay!

This a great place. The host gave a very accurate and detailed listing and sent additional info regarding what to expect during the stay. It’s right on the beach and the views are incredible. It is nearly 20 min from all major attractions, but if you don’t want to go and just relax, this is the place. There is an ABC, bakery, shaved ice, and small farmers market within walking distance. You can grab all you need and stay local. Enjoy the place, you won’t want to leave.

We had a wonderful time staying in this unit at the Sugar Beach resort. The view from the balcony was absolutely perfect! Check in was super easy and we received a detailed email from Bill and Cathy with everything we needed to know for a perfect stay. The decor was a bit dated but honestly I could hardly say I noticed with the great views of the beach and of Haleakala. Everything was super clean and in good working order. Loved having coffee on the balcony in the morning and enjoyed the community pool and hot tub in the afternoons/evenings. Rented some fins from the on site activity rental center and loved the location for easy access to beaches as well as for getting to Hana and Haleakala. If you plan to stay at Sugar Beach you do need to be prepared for the high winds, particularly in the afternoons and evenings. But the mornings were lovely for walking along the beach. Hope to go back soon!

Perfect view, just what we needed.
If you're interested in this condo unit, I'd say go for it. The view alone is worth every penny. I'd love to pay less, but I'm grateful I didn't pay more for a hotel with a mediocre view and no customer service.
High points: Last time we were in Maui, we stayed in Kihei. I wanted to go to another area this time, but I kept getting drawn to this place's view. For the price comparison, and the view it was hands down the best choice for us. I loved the food suggestions they gave us. For Mama's Fish House, you need to reserve month(s) before you go... We didn't realize this, but that's ok. Otherwise, it was perfect for my husband and me. It'd be crowded with more than the 2.
Mid points: The condo could do with a bit of updating and tlc deep cleaning. I spent some time cleaning the grime buildup on the sink faucet, and washing the dirt buildup on the front door. I'm a pretty tolerant person of wear and tear dirt, but these were quick fixes that left the place feeling so much nicer.
Low points: None!
I would definitely recommend this unit to anyone!

Great Views
This property was perfect! My son and I stayed her for a week to celebrate his birthday. It was and mother/son trip. The location was great close to downtown Kehie but not in the town. It was a little away quiet and not busy beach. There was always space on the beach and chairs available. The condo is right over the beach, great views and lovely ocean sounds. It is clean and Bill was great at communication. I loved that he gave us a list of places to eat and things to do. We wanted to check in early and he tried to accommodate us. The condo is stocked with things you need. He has beach chairs to use and towels. There are spices to use if you want to cook as well. We had drinks left over we left for the next people. There was ice in the freezer and cold waters int he fridge. I would definitely stay here again.

The view is everything!
This condo was perfect for our 1 week stay. Very clean. Easy check in. Great communication from host. Free parking. Oh, did I mention THE VIEW? We ended up taking our food togo often so we could eat out on the lanai. Highly recommend booking this place.

Fans of Sugar Beach
The perfect condo for our anniversary celebration. Light and comfortable; just the right size for two. Can't say enough about the view from the lanai - relaxing and private. Loved watching the outrigger clubs practice and the kids playing. The bed was comfy and the place was sparkly clean with a nice bottle of wine welcoming us. The owners gave us thoughtful prep info, yet didn't hover and Marco, the property manager was always on hand though we didn't need him for anything. Sugar Beach is family-friendly with great swimming. Centrally located on Maui yet away from the crowds. The condo has easy, barefoot beach access with a long beautiful beach. Walking distance from the farmers market, Ululani's shave ice, and an ABC Store. Sugar Beach Resort was fine. Nothing fancy, yet comfortable. The Concierge was helpful and we ended up renting our snorkel gear from them. Dina's is a convenient place to grab a cocktail. They serve food, but we never ate there. The pool and hot tub was always so crowded that we didn't use it. Things to know: the unit is on the 4th floor and far from the elevator but close to the stairs. Sugar Beach is very windy - not all day beach access and blowing sand many days of our stay. We did our swimming in the morning and late afternoon. Also, our lanai got very sandy from the winds. We swept it and wiped the table a couple of times a day. These things were minor for us, but if wind and sand and climbing stairs aren't your thing, now you know. We had a wonderful, relaxing stay in this comfortable condo and hope to return.
