About this house rental
Located in the lovely private Seacrest Beach gated community of Water’s Edge, adjacent to Rosemary Beach. This gorgeous vacation home is on the south side (beach side) of 30a, and is the 4th house back from the Gulf (40 yards from the beach stairs). This gated subdivision has only 35 homes, which allows for low density private beach access. A set of chairs with cocktail table and umbrella are provided on the beach for our guests. “Dune Alright” is a 5-bedroom+, 5 ½ bath vacation home with over 3,100 square feet. It is a 3-level private home with an office and media room. Beautiful tile floors throughout. It includes Free high speed wireless internet and has flat screen TVs in all bedrooms.
The main floor has a gourmet kitchen with granite counter tops, 48' Sub-Zero Refrigerator, Wolf Double Convection Oven, Wolf 5 Burner Gas Cook Top, Microwave and Ice Maker. The open floor plan makes entertaining easy with a handmade reclaimed oak dining room table for ten, and a counter area that seats four. Relax in front of the 60-inch flat-screen TV with surround sound in the family room. A powder room is located just off the foyer.
Stroll out back to the porch and patio area and enjoy a heated private pool that includes a 6-foot diameter in-pool lounging area (NOT A HOT TUB - even though it has jets that look like one) and has a state-of-the-art(saline) non chlorinated cleaning system. Bask in the Florida sun poolside, or take a short 40-yard stroll down a lovely landscaped, palm tree lined path to the beach stairs to enjoy the beautiful white sandy beach.
This home has 3 master suites. The first-floor master is a large bedroom with a king bed and a private bathroom with a granite counter. Strategically located away from the family room, this suite provides both privacy and convenience. Its location on the main floor makes it especially nice for anyone with reduced mobility concerns.
The main master bedroom on the second floor is unbelievable! This large bedroom with king bed has a private porch that overlooks the pool & spa, an expansive bathroom with granite counter-tops, double vanities, soaking tub, and shower with bench. Attached to this bedroom is a private office that overlooks the pool. This office is multi-functional, as it can be used as a quiet reading space, work area, or nursery/young child’s sleeping area. The other second floor master has a king bed, and is also spacious and has a private deck with gulf view. The bathroom has granite double vanities and large shower. For the kids there is a Bunk room on this floor with 2 sets of Twin over Full Size Bunk Beds, that will accommodate four kids. It has its own private bathroom. A full-sized dedicated laundry room with extra-large capacity front loading washer/dryer is on this level.
The 3rd Floor features a bedroom with two queen beds and a semi-private bathroom with a double vanity. There is also a media room with a 46” flat panel TV.
There is a wet bar adjacent to the media room with a sink and mini-refrigerator. There are two large furnished decks on the 3rd floor which provide great views of the gulf and make a great spot to have a cocktail and watch the sun set over the beach.
The gated community provides privacy and serenity for a relaxing vacation, yet is conveniently located within a 3-minute walk to Rosemary Beach restaurants, shops, and spa. There is a 17-mile walk/bike path located just outside our entrance, and fishing, sailing and kayaking are also available locally. The Publix food store is only about a 5-minute car ride east on 98. The new outdoor shopping area in Panama City, called Pier Park, is a 10-minute drive east on 98. Pier Park has numerous restaurants and stores, and a new state-of-the-art movie cinema. Seaside is 7 miles west, and the Sandestin Outlet Mall, Silver Sands, is about 20 miles west.

This was the perfect location and home size for our group of nine. The home is very close to the beach. The home itself is very spacious and has a bathroom per every bedroom which is nice. The kitchen is very well equipped and the home was clean. Overall it was great, there were a few spots that needed tending to, such as, some dirty spots on the couch which the management company sent someone out immediately to clean. We were impressed with the communication and quick response of the management.

Fantastic location! Can walk/ride bikes everywhere Great beach set up Very comfortable house with plenty of room. No beach towels available. Very poor internet which was a big problem for us as we had people working and kids taking online classes

The properties location in second to none and the whole 30a experience is top notch. As far as the property it is a super nice house very clean. The only thing that I would say negative is that is very expensive house and needs some attention. ie the floor tiles coming up. There was can light just hanging in the living room and a number of wall touch ups to take care of and the couch is stained from everyday use and needs replaced. Nothing serious but when you pay for top notch you expect top notch. None of that took from the memories and a great week.

We’ve stayed at a few properties in Waters Edge, this one was nice, but you could tell the heavy wear & tear of a high volume rental that was significantly more than other homes we’ve stayed in this neighborhood.
Few examples:
- chunks of missing paint in the main room on the walls
- multiple detached wood floorboards, so much so that we had to cover with towels or other things to ensure our young children didn’t cut a foot or toe stepping on them
- the pool was missing tiles and was dirty / out of chemicals (we had to call and have the chemicals added to use which we did & they did address right away)
- we found boxers in one of the beds
- extremely stained, pilled & worn main room couch
- one of the beds was made without a top sheet
- the furniture on the top floor was cracked & warped
- the 2nd master had a sink that wouldn’t drain & black mold in the shower
We reported all of these immediately, with pictures, to the management company who was responsive to ask to submit tickets. To avoid having a floor repair man, a painter, a plumber, a pool repair man and linens company coming in & out disrupting our vacation with multiple small children & nap times to juggle, we decided to deal with the issues with the request that they address for future visitors. I hope they do.
The mgmt company is very responsive & the private beach access with such small crowds can’t be beat. Linens were very clean. Tough state of house esp for the beginning of high season.

We were in town for a wedding and the house was the perfect size and location. The only downside was difficulty getting in and out of the gates when our code no longer worked.

Perfect!
Great house, great location! We love Waters Edge and try to stay at this location whenever possible. We’ve stayed at this house several times and it never disappoints. The house is perfect for our family of of 10- everyone has their own personal space and the common areas are large enough to accommodate all of us. The management company is quick to reply and react positively to problems/issues that may come up.

Wonderful home in Rosemary Beach
Our family of 11 people stayed at this wonderful home. The home is beautiful, extremely clean and very well appointed. The size was perfect for a large group. Each bedroom has it's own bathroom which is really nice. The bedrooms are all a nice size. The beds are also very comfortable. There is great seating in the family/TV room - enough for a large group. The back patio and pool are very nice. The location is perfect - just a very very short walk to a beautiful beach with perfect sand. Also just a short 2 block walk to downtown Rosemary Beach with shops and restaurants. Only 25 minutes from the Panama City Beach airport. You could also walk to Allys Beach - 5 minute walk. It was a quick easy drive to the other areas also - Secrest Beach, Elden Park, etc....
My only suggestion/request to the owners/property managers would be --- it would be really nice if they could provide beach towels and beach chairs for the renters. We flew in from out of state and were not able to pack/bring them along. This would be a super nice thing to provide for your guest.
Overall - I would highly recommend this home and area for a vacation. We would definitely stay here again.

Beach trip
The layout of the house was perfect for our family. The grandkids enjoyed the short walk to the beach and swimming in the pool at night. The house was clean and owners were great to work with. Will definitely rent again

Awesome house!
We had an excellent time at Dune Alright. The house was very clean, well stocked, and awesome location. It accommodate 6 kids and 6 adults Perfectly. We could easily walk to many restaurants including Rosemary Beach Main Street which is our fav. The boardwalk to the beach was just out the back gate and just a couple minutes to the private beach. The pool was nicely heated and we spent so much time swimming. Great communication from the owner and from De. We would definitely stay here again!

A+ rental! Highly recommend Dune Alright
Our group of 3 families rented Dune Alright for a week in April 2021. This place exceeded our expectations in almost every way! It is a gorgeous house with high quality furnishings, has plenty of space for everyone, and is in a spectacular location in Seacrest Beach, steps away from Rosemary. We loved the heated pool, the TV room on the third floor for the kids, and the well-equipped and spacious kitchen. The private beach is beautiful and has powdery white sand that squeaks when you walk on it. We utilized the chair rental company (La Dolce Vita) to add more chair setups for our group, and also had them set up a nighttime bonfire to make s'mores and watch the sun set. Overall a spectacular vacation, great communication from the property managers, and worth every penny. We would love to go back!

Amazing hosts!
This property exceeded our expectations! We were only a party of 4 - two adults and two kids but this house could have easily accommodated three families. The home was extremely clean and well stocked and we did not lack for anything. It is steps away from a beautiful private beach which was perfect with kids and the fact that it was private made it even better during a pandemic. Our kids loved the pool and spent a lot of time in it. We really appreciated several personal touches that hosts generously provided such as beach towels for our use, heating for the pool, and prompt communication with the property manager. The house is steps away from restaurants and shopping. The restaurants nearby all have great food and there is also a Publix close by if you want to cook in the lovely kitchen. We felt extremely comfortable and at home here and will definitely be returning for another visit (hopefully soon!) Thank you to the hosts for sharing their beautiful home! We were all very sad to leave!

The property was immaculately clean and everything we needed was available. The layout was perfect for family. The pool was large and accommodating. We’ve been renting in the area every summer for about ten years and this is one of our favorite homes to date! The owners was staying in one of their other properties and checked in on us to make sure everything was going well. We really appreciated the service and can’t wait to return!

Wonderful beach stay on 30A -perfect location
Dune Alright is a wonderful beach home in the perfect spot on 30A. We had 3 families -6 adults and 7 kids. The bedrooms are perfect with 3 king beds, each couple has there own master. The 4 girls had fun in the awesome bunk beds with built in lights and plugs. The 3 boys had their own floor with two beds and tv room. The pool was perfectly warm for a cold weather visit in february. I loved the tempiture and we spent a good amount of time in there. The kitchen is stocked and wonderful cooktop and dinning table. The built in sound system was a bonus for music throughout the day. The balconies are great, although we didn’t get a lot of time to use them- I would have enjoyed dinner on the top, but weather didn’t cooperate with us. The quick walk to the beach made beach time so easy and relaxing to go back and forth if we needed to. We spent four nights and weather was not great, but the house made it so warm and fun that it really didn’t matter. It was perfect! The walk into Rosemary is right tgg he ere too and to ally’s/seacrest. Everything was Wonderful and easy. Thank you!!

Impeccable Christmas Stay
Thoroughly enjoyed our stay over the Christmas holiday. Too many positives to list all, but a few highlights:
Kitchen was stocked with plenty of pots, pans, dishes, appliances and gadgetry of high end quality that it made cooking a breeze.
Hot tub/pool was heated to 90 plus degrees during our stay. We used the pool every day during our stay, even during the cooler days.
Proximity to beach was close enough that walking back and forth was not an issue at all.
Also perfectly located to access amenities in Rosemary Beach or Alys Beach, both within walking distance.
Plenty of seating in dining room and living room for all guests.
Overall, we had a wonderful vacation and would not hesitate to book this place again if the opportunity arose.

Great House for Groups or Large Families
We had a great stay at Dune Alright for a girls weekend. The house is extremely clean, well stocked, beautifully decorated, and accommodated the 10 of us so well. And it was a very short walk to the beach. The owner of the home was very responsive and so easy to work with. I would highly recommend renting this property.

Great house but NOT a hot tub
Dune Alright is a fantastic house with a great location - adjacent to Rosemary and just steps to the beach. The house was clean, the kitchen was well stocked, and the property manager was extremely responsive. One note if you are comparing this property to like properties: The hot tub you see in the listing photos is NOT a working hot tub. It is merely an extension of the pool. We chose Dune Alright because it was one of the only homes in Waters Edge with this feature, so it was a little disappointing to find out it was not functioning. We learned after arrival from the property manager that the hot tub “has never really worked.” The listing does not claim to have a hot tub, but the photos clearly show one. Just pointing this out for future renters in case, like us, it is a decision-maker or breaker.

Property is perfect for a group to enjoy the beach. It is less than a 5min walk to the water and had all the amenities you could ever need. Home was clean and loved the decor, would come back again.

Our group travels to this area every year, although this was our first time in the Water's Edge community - we will absolutely come back. The community is small, gated, and walkable to Rosemary, Seacrest and Alys. We never had to move our car. It was a very short walk over to the beach, and the chair/umbrella set up with La Dolce Vita was super easy (no carrying a load of chairs, etc. back and forth every day). The house was immaculate. There are 4 very large bedrooms over 3 floors (plus another bunk room) so we could all spread out. The kitchen/living area is huge and has everything you need. Ending a beach day with a dip in the private pool was the best! Communication with the owner was quick and easy from start to finish (including a small hiccup with a clogged toilet that was remedied immediately) and the deposit was returned before we even made it home. Would 100% return to this house on our next visit. Thank you!

What can I say. The area, the property, the communication from Marlene and De. Everything was awesome! This was the perfect property for 11 people. Whenever anything needed to be addressed they were Johnny on the spot. I would highly recommend Dune Alright to anyone looking for a family trip to the panhandle.

Great family House
This house is everything we could have imagined. De was wonderful to work with ! We had rented with her before and she is always available for any questions. We had several families and it worked out great to have three master bedrooms. The kitchen was well stocked with everything we needed. Frequently when you rent a house for a group, there is a shortage of silverware/dishes...but not here. The house was beautiful and felt like home. Will definitely be back
