Two splendid vacation properties that can be reserved together. Located in easy-to-get-to Berkeley Springs, WV this estate option is found on 120 acres of beautiful rolling fields and forest. Privacy and outdoors are yours for up to 20 guests. Spacious rooms let you spread out, while also meeting together, and NO BUNK BEDS!
Across the Estate, you will find multiple decks, propane fire-tables, Weber grills, fire pits, theater/media rooms with flat screen TVs, a fitness room, office area, basement with Pool table, Foosball, Ping Pong, electric organ, darts and more. Enjoy a game of corn-hole/bean bag toss or croquet on the lawns.
Experience the walking/hiking trails that wind through the property's meadows and trees. The 4-acre pond/lake is restful and catch-and-release fishing is available.
EV Chargers are available for use at the Barndominium with no extra fees. Level-2 charging capability: one outlet is 30amp and other is 50amp. Bring your own adapter cables.
Nearby is charming Berkeley Springs where a relaxing and quaint weekend may be found while enjoying its many shops and fine restaurants on the main streets. A couple miles south is the magnificent Cacapon State park where a great lodge, golf, horseback riding, and a small lake with beach and paddle boats is available.
Rates and Accommodations: The nightly rate is set for sixteen (16) guests which is less than the “maximum” capacity of the houses. Extra guests can be accommodated with a modest increase to the nightly fee. The “maximum” number of guests is based on typical couples’ usage of bedrooms and pull-out sofa bed(s). Use of additional airbeds, tents, or campers can be discussed.

Berkeley Ridge was a perfect fit for us to stay for the weekend and host a meal (in the barn) for extended family and friends after a memorial celebration. The entire team was great to work with. Chris's communication was outstanding and his preparations for our event were very much appreciated.

The Barndominium is perfect for a family reunion - open to the outside on 3 sides, spacious, beautiful views, wrap-around porch, grill, fire table, bathroom in the barn, easy access to the kitchen and sitting room - just perfect! In addition to the two bedrooms in the Barndominium, the Heart Hill House has lots of room for those staying overnight - not to mention, the workout room and the game room! Everything was clean and there are lots of thoughtful amenities. The owners and property manager are wonderful to work with and go above and beyond! They even managed to bring us absolutely gorgeous weather!!

This property was perfect. If anything, the pictures understate how great the house is for a large group. Lots of space for activities and sleeping, a great kitchen, and lots of well thought out details that made it feel like we were at home. I would absolutely come back.

Epic Property with plenty of room to spread out. Chris was great attending to any needs that might come up. Well appointed Kitchen when cooking for large group. Everyone enjoyed the space very much. We are already discussing another visit next year. Just awesome!

Key Pros: Phenomenal hosts, very spacious, impeccably clean, wonderfully stocked. Considerations: Heart Hill house internet not ideal at times, very light carpets in entry/one living space.
We had 15 people ages from 18 months to 65 years old. Everyone loved this location and many commented this was the best house we have had over the past 9 years of vacations!
The house was clean, well equipped and had every need or want. Incredibly kind and responsive owners. Beautiful land, situation on a hill with lovely afternoon breezes that you can enjoy from the open deck or screened in porch.
Heart Hill House: Basement is very large, with an office/bedroom area, the gym and a rec room that allowed for simultaneous pool, ping pong and cornhole tournaments! The extra fridge was also very useful. The main floor has a humongous master bedroom suite and three separate social areas that accommodated everyone with ease. The kitchen held 2-4 cooks without issue. The upstairs has three nice bedrooms and bathrooms. The screened in porch got heavy use, as well as the deck with grill and propane fireplace. The garage was great for holding outdoor activity equipment.
The grounds were fabulous, with a large shade tree, flat areas for badminton and games and hoses to support water activities. Trails were well maintained and combo shade/open field.
Grocery store 15 minutes away, small town vibe. Restaurants largely Fri-Sun; plan accordingly. Local pizza shop was great!

The whole family, everyone from the 9 month old to the 70 year old enjoyed their stay. The property offered something for everyone and no one wanted to leave when the time came. The property manager was friendly and responsive. Highly recommend this property!

Beautiful peaceful stay. We rented both houses to host all of our family that game for my daughter’s graduation party. It was perfect for a large family stay. The main house is beautiful and has a nice screened porch that we enjoyed for morning coffee and late evening conversations. Everyone enjoyed the basement game room too.
The Barndo was perfect for the young adults. We enjoyed the corn hole in the garage and had a fire in the firepit too.
Aaron was great with communication and answered all questions before and during our stay. 10/10 I would recommend staying here!!

First time staying at the property. Walking trails, pond, activities at both lodging areas, and oh my what a beautiful property to watch the sunrise and sunset.
Bonfire outside at night you can watch the moon come up over the barn - priceless.
Very good property and if given the chance we would have our annual family vacation here again! Owners are nice as well and answered all our questions!

We were planning on getting married outside in Cacapon State Park but the weather had other ideas. As our guests arrived they all commented on how great the house was. Everyone had their own space and were super comfortable. We had the wedding and food in the garage in the Barndominium. I was still able to have the great view I wanted as the backdrop to the ceremony. A few people suggested we go back to celebrate our one year anniversary. We couldn’t have asked for better accommodations.

This was the perfect location for our family reunion! Not only is the location gorgeous, but the Barndominium was plenty spacious for everyone yet still allowed us all to feel connected. Having both the Barndominium and Heart House, as well as the surrounding yard for campers, gave us ample room for those who wanted to spend the night. Everyone loved it!

I cannot say enough great things about Berkeley Ridge. From the very first contact through the stay, and beyond, Chris, Jennifer, and Aaron were wonderful. They went above and beyond answering questions, communicating, preparing for our stay, everything! My family of 15 held our annual family reunion at the estate. We had both the main house and barndominium. Both were immaculately clean and every amenity provided. We really enjoyed making our suppers on the gas grill and then relaxing in the evenings on the screened in porch in the rockers. If you have a family with kids, they will be entertained for hours with all the games and activities at the house. There was so much space that we didn't get a chance to use it all. We really appreciated how much the hosts did to make our stay effortless. Do not stay anywhere else in the area. Stay here and you will not be disappointed!

We had a very easy experience booking and checking in into the property. The owners got in touch in advance to share information and also came out to meet us. When we had questions during our stay, they responded quickly. The spacious buildings and grounds kept our group entertained.

The property is beautiful and very spacious and perfect for large parties. The environment is so relaxing you don't feel like you have a care in the world. The hosts were wonderful and always checking of there was anything they could do to make our stay more enjoyable. And the pond on the property has plenty of fish and the kids enjoyed it immensely. I would recommend it to anyone looking for an escape.

This incredible estate just outside Berkeley Springs exceeded our high expectations in every way. Both homes are pristine, spacious, and oh so comfortable, with so many amenities that we didn't even have time to take advantage of all the available indoor and outdoor activities. And really, just sitting outside and relaxing on the several decks/porches/hillsides is all you need in this setting -- but we had to work that in around hiking, playing pool, ping-pong, foosball, darts, the dozens of board games and puzzles, all thoughtfully provided. The hosts truly thought of everything our large family and group of friends could possibly have needed, and more. And cooking meals for everyone in this well-stocked kitchen was such a pleasure! Truly a perfect setting for a wonderful family reunion. The lovely town of Berkeley Springs is close by, if you need good restaurants or groceries. We'll definitely be back!

My research group members and myself (total 13 people) had a fantastic stay here. Everything was well organized and though of by the owners. We used both houses and including one air bed, all 13 slept well. They also arranged a projector set up for us to hold scientific discussions. The property is huge and really beautiful with lots of deer running around. I will definitely plan to come back here!

This property is amazing. And it was immaculate. The host thought of everything we might possibly need from bug spray to band aids to a full spice cabinet and extra bags of ice! Highly recommend!

This property was a terrific match for our family reunion, which included 20 family members, ranging from age 6 to 75. We enjoyed both beautiful homes with plenty of sleeping arrangements, fun games, loads of living room seating and board game-playing areas, and a great kitchen space to prepare all the food. Some in our family raved about the walking trails that meandered throughout the large property, while others enjoyed the ability to drive down the gravel lanes with all their fishing supplies for time at the pond. Back country roads were enjoyed by the runners in the group and the front screened in porch was a comfortable and lovely spot for sitting and catching up. If you're looking to get away and be together, this vacation property is an excellent spot. The property owners showed exceptional hospitality from the moment we booked, to the days leading up to the vacation, and throughout the entire stay. There were a few quirks with two appliances that could have been improved, but nothing that was any significant issue. We also thought an outdoor picnic or patio table on the deck near the grill would be a great addition and allow for some additional meal seating at the main house, since that's where we all shared meals.

There was so much space to accomodate my large group of friends. The views and trails were wonderful and we were provided with everything we needed to feel right at home. Some of our group enjoyed venturing out and changing the local sights while others didn't even feel the need to leave the house to have a good vacation.
