Excellent location, friendly, comfortable and highly recommended

Location was excellent - right in the middle of Budleigh (but quiet) and walking distance to beach and croquet lawns. Continental breakfast was fabulous with home made fruit salad, lots of choices of breads, jams and pastries.

Fabulous guest house

Lovely comfortable room with excellent attention to detail, from complimentary toiletries in the bathroom, a good selection of tea and coffee and even an Internet radio. Huge comfortable bed and lovely shower. Fabulous high quality breakfast. Also beautiful gardens where you can sit. Good location, 5 minute walk to the town, 10 minutes to the beach

A very comfortable short stay, with good facilities and comfort and an excellent breakfast.

The location was ideal for getting the local bus into Sidmouth. Breakfast was excellent, with plenty of choice. The bed was supremely comfortable and the electric blanket was appreciated, as I am always cold at night!

I can't think of anything.

A fantastic base for our 3 days of exploring the area.

Very welcoming hosts. Beautifully appointed room with plenty of storage and big windows so plenty of light. Super big shower and good supply of lovely toiletries and fluffy towels. Excellent continental breakfast. Very pretty garden with outside seating if wanted.

Great little B&B

Lovely little B&B in Budleigh. Sarah & Alex are lovely people and made us feel very welcome, their house is beautiful and you can tell they've invested a lot into it. Would happy stay here again.

A great weekend staying at the Lawns

The Lawns is a lovely place to stay in a perfect location within walking distance of the town and local eateries. Our room was large, clean and very comfortable with a great bathroom. There was a plentiful and tasty selection on offer at breakfast. Alex and Sarah are so friendly and welcoming. I would definitely recommend The Lawns and if we're back in Budleigh Salterton this would be our first choice to stay.

One of the best B&B we’ve stayed in.

Lovely large room with comfortable bed. Great facilities and super host. Convenient location for travelling to lots of other resorts and villages.

Just how we would want a b and b to be !!

Spacious well appointed bedroom lovely bathroom, all very new , fresh and very tasteful. Great buffet breakfast no fuss and lovely hosts Easy walking access to town and sea front

Ideal place to stay when walking the South West Coast Path in this area.

Quiet location but also near to the town centre, easy walk. We stayed in a large, spacious and well equipped room. The bathroom was also large with a great shower.

Not a criticism of the continental breakfast which was good with plenty of options but I like a cooked breakfast when away from home.

Really enjoyed our stay, thank you!

Just returned from a 3 night stay at the Lawns B&B and cannot recommend it highly enough. Everything was top quality, our room was spacious and immaculately clean, lovely comfy bed and beautiful soft towels. The continental breakfast was excellent and Alex and Sarah were perfect hosts. Would definitely stay there again if we come back to the area.

2 night stay to visit friends.

Everything! Super comfortable bed, quiet location, beautiful room. Alex and Sarah were excellent hosts. Lovely continental breakfast, fresh fruits, yoghurts, pastries, toast and egg if you wanted. Will definitely stay again. Thank you Alex and Sarah.

Exceptional

We loved our stay at The Lawns B&B, perfectly located close to the beach, shops and amenities, with some lovely restaurants close by. Every detail had been thought about to make us feel welcome and completely comfortable. Conveniently on our way home from visiting family we'll definitely check availability on our next visit.

A very enjoyable weekend in this excellent B&B.

It's newly refurbished and very comfortable B&B, Alex and Sarah are friendly and welcoming hosts and there are plenty of books. Convenient location just a short way from centre, beach and walks. By arrangement you can bring takeaways into the breakfast room later in the day. This is useful as cafes etc close early - check opening times if you plan to eat out in Budleigh!

Not a problem but worth noting that the house doesn't front on to Westfield Rd - access is down a driveway at the far end of the road.

An enjoyable place to relax for the weekend in quality surroundings.

The Lawns is well situated in Budleigh Salterton, though not directly on the seafront, a short walk to the centre of town. The room was spacious and appointed to a very high standard including quality fixtures and fittings, electronically controlled shower, and bay window with four opening panes. The king size bed with electric blanket (not used) was soft and springy but comfortable with Egyptian cotton coverings with high thread count. Furniture was period art deco in keeping with the house. The environment was quiet and the view out to the gardens very beautiful. Breakfast was continental with french pastries and a variety of breads available. Also boiled eggs freshly cooked to be waiting at your chosen time to eat. Yogurt and cereals also available, and a fresh fruit salad. Your choice of freshly brewed tea or coffee with refills available. The breakfast room also has a lounge area with comfortable sofas should you decide to relax there.

I would have liked a cooked breakfast, but there was plenty to choose and all of high quality. No budget supermarket brands here.
