Two level, 4 bedroom/2 bath beach house, on 1/2 acre lot with private pool
Villa Dos Gatos is fronted by a large teak balcony featuring outdoor couch + 4 person dining table - this is the signature location of the house with a spectacular view of the Pacific Ocean. The main living area of the house is located on the upper level; at this level the ocean-view presents itself from all points in the open-concept kitchen, dining and living room areas. Vaulted ceilings, teak beams and numerous windows enhance this area with abundant light and air. The kitchen is well equipped with coffee maker, toaster, pots & pans, cutlery, dishes, glasses, blender, electric stove and fridge. For indoor dining a lunch bar separates the kitchen and living room - there are 6 bar-height, teak chairs. Behind the house is the private pool and rancho with propane bar-b-que and a separate one burner gas stove; a bar in the rancho offers an outside dining option near the pool.
The yard features a huge mango tree, almond tree, lime tree, starfruit tree, numerous palms and other tropical plants. The wildlife is abundant including iguanas, capuchin monkeys, sloths, scarlet macaws, butterflies, Tico squirrels, and many varied bird species. Check out our photos, which all have been taken on the property!
Beach, Ocean and Weather are the main attractions at Isla Palo Seco; they are spectacular! Isla Palo Seco is a barrier island, essentially a sand spit, that extends 8 km in length. The sand beach extends the entire length of the Island on the ocean-facing side; approximately 8 km of palm-lined, pristine beach. The ocean water is warm, surprisingly warm. Waves are constant; they are a surfer/boogie boarder's dream. At Dos Gatos we have boogie boards, water floats and kids floaties and kids sand/pool toys for our guests to use. At high or low tide the beach is breathtaking but if you want to walk the beach, low tide is best. At low tide the ocean recedes to uncover a flat, sand strip that extends for more than half of the 100 or so meters between the water and the beach grass and palms. This flat sand is firm and a pleasure to walk. The beach is never crowded with people. Except for weekends and holidays when Tico (Costa Rican) families gather at the beach, it is almost deserted. I once walked the entire length of the Island and encountered only 3 people! The estuary located on the back side of the island is extensive and it known for its fishing and sight seeing.
The weather between December 1 and June 1 (summer) is predictable; except for the occasional rainfall in the evening or night - average daytime high temp is 33 c under clear skies and average nighttime lows are 21 c. Even in the green season there is sun on most days from early morning to early afternoon when the clouds roll in with late afternoon showers - the average temps vary only slightly.
There are several very good restaurants on the beach: 'Mar Y Sol' is a restaurant/bar less than 2 minutes from the house with relaxed atmosphere, good food, great service and occasional live entertainment!

House was clean organized, everything you need. Location was great, right across form ocean, monkeys in trees daily. Dogs baking was a little annoyance, but not terrible. I definitely would stay here again,

I thought there was some false advertising going on with the monkeys but around day 3 they came and after feeding them, they came every single day! It was unreal. The beach, the pool, the wildlife spotting right from the balcony/house- all terrific!
Beds were aces- very comfortable and ice cold rooms. Wished TV was better but probably a blessing that it wasn't- forced us to do other things!
Property manger very sweet and response and we also loved MarYSol down the street for eats. Perfect location for day trips to Jaco and Quepos- no need to decide- you can do both!

Our little group enjoyed our stay at Parrita - the house was comfortable, the little pool lots of fun, the beach right there to enjoy. There were lizards and sloths, lots of birds, and the most fabulous caretakers ever. Thank you Debbie for being the kindest and always available to help. Your banana bread and cinnamon rolls were delicious!
A couple of great local tours: Rainmaker, first thing in the morning - magical! Mangrove boat tour by a local man named Jason - so much fun!

We loved this home and property right across the road from the beach. The stretch of beach was very quiet. It really felt like it was just ours. We got a lot of use out of the beautiful saltwater pool and convenient outdoor shower, too. We also really liked the balcony which faces the water. There was plentiful wildlife including monkeys and lizards. The home was comfortably furnished and well-appointed. Definitely would stay again and highly recommend!

We had a lovely time and it was as lovely as the pictures. The managers were great to work with and the LOCATION is amazzzzing!!! Monkeys every day, insane wildlife and the beach is only steps away. Definitely going back!

Great house for two families traveling together. House had plenty of space to spread out. We saw iguanas, monkeys, macaws, and crabs from the house. Perfect sunsets on the beach each night. Kids and adults enjoyed the pool. An ideal spot for daily excursions including Manuel Antonio National Park and zip lining. Can’t wait to return!

Lovely house literally across the street from a very quiet beach with a terrific restaurant a mile away. There were never more than a handful of other people on the beach over a holiday week, and we played in the waves and boogie-boarded almost everyday at high tide, being mindful of the warnings about possible riptides. We used the pool every day as well. We also dd several excursions in the are, to "Kids Saving the Rainforest" rescue center, Manuel Antonio, and Rainmaker park. If you are willing to drive a bit to get to attraction but want to stay someplace quite and peaceful, this is a perfect option. Great stay.

We enjoyed our repeat visit to Dos Gatos villa. We saw capuchins daily in our front and back yard. We also saw scarlet macaws daily from the beach and the single-lane bridge near Mar y Sol. The new couches are comfortable. The deck is wonderfully shaded and breezy. Do not underestimate the heat and humidity, however!! Although there are 2 excellent ceiling fans and a large stand fan upstairs, the heat and humidity are stifling. We walked the beach at sunrise and again at sunset when it was coolest. It's a great walking beach at low tide. The neighbor's dogs barked a lot, but not at night. The AC in bedrooms was excellent. The water pressure in the two showers is so low that there was only a trickle. I used the outdoor shower, which had very good water pressure. Nancy, the property manager, was very helpful in every way!!

staying there you connect with nature. especially hearing and seeing the sea in front of the house is really wonderful.

Our Costa Rican vacation started off with a fast, action-packed pace and ended with four nights at Villa Dos Gatos. It was a perfect fit for myself, my husband, and our teenage son.
To start, the house allowed the three of us plenty of room to spread out. The air-conditioning in each of the bedrooms provided relief from the day’s heat, and the deck provided a wonderful place to lounge, where we took advantage of the hammocks and soaked in both the view and the breeze.
The three of us spent time both in the pool and at the beach across the street, where we had the sandy beach and the waves all to ourselves. The security guard, Reyes, was super sweet, eager to help and willing to answer any and all questions, even if they required the use of Google Translate. He told us where to look for the resident sloth the next day and sure enough, we were able to watch both her and her baby!
Add in the coconut and fruit trees in the backyard, the iguanas, the crabs, and the monkeys that appeared on our last morning, and the last leg of our vacation was complete.
Despite the fact that Villa Dos Gatos is a little off the beaten path, the location proved to be perfect. The restaurant just down the road, Mar Y Sol, made the best food we had all week, making it a place we returned to multiple times. We were also able to drive to Quepos for a sports fishing adventure and catch a sunset at Manuel Antonio without much time or any hassle. This is definitely a place we would return.

The property is fantastic even better than the listing and pics. My wife and I and 14 year old son really enjoyed our stay. Reyes the security guy was great. He doesn’t speak English but with Google translate he was a delight to talk to. The capuchin monkeys came around 6 of the 7 days we were there and were fun to watch and hand feed. They loved bananas and papayas We only saw them early in the mornings around 6.The sloth was hard to see sometimes but he came down pretty low and was fun to watch. Land crabs were fun to see and the iguanas scared of people but fun to see. The star fruit and lime tree produce great and tasty fruit. The house pool and property are really clean. The property is secluded enough to be private but close enough to be convenient to town 10 minute drive for shopping. Mar y Sol less than a mile from house had really good food and had good prices. The beach, less then a minute walk across the street from house, has black sand and warm water. It is a surfer beach the waves are big and strong but if you stay close to shore it’s fine. Nancy was absolutely great!! She is just a phone call away and responds very quickly. She helped us out finding a tire repair shop when my rental had a flat and any other questions we had Thanks Nancy.Nancy and her “costa rican kids” maintain the property really well and were fun to talk with. There is so much to do all with in an hours drive of the house. We would definitely stay at Dos Gatos again. Until next time PURA VIDA

This house was the cleanest that we had experienced in Costa Rica. It was beautiful and there were monkeys on the deck in the mornings. My only criticisms would be that the pool was not clean, and you cannot flush toilet paper because of the septic system. We also did not have cell service, but wifi was okay. Overall, we loved this house because of the cleanliness and animals.

We had a wonderful time at Dos Gatos! Thanks to Nancy, after a rough start… She refunded us a day after we were late getting to the house after the airlines messed up our reservation. She also brought us a bottle of wine for our troubles! And she took us grocery shopping after arriving too late to stop by the store. Always in communication with us for our million and one questions, she also had great recommendations and hooked us up with Oscar who basically chauffeured us around the entire trip. Reyes was wonderful too!
The house is in a great location and the beach was spectacular. We didn’t get to see any monkeys on the property but we did see sloths and iguanas. The bedrooms were comfortable and the A/C worked very well. The pool was heaven!
We’d definitely stay here again!!

We loved the location and premises. Right across from the beach - three teens (18, 17 & 15 yrs old) and myself enjoyed boogie boarding on the big waves. Once the beach was too hot we'd swim in the pool and all enjoyed the hammocks on tbe upstairs deck where it was cool with ceiling fans and wind from the Ocean. The beach was soft black sand...and barely anyone there even on weekends (I think we saw maybe 4 ppl total walking the beach infront of the house).
Monkeys came to scout and play in the trees and many different birds and iguanas visited. On more active days we were close enough (with our SUV rental) to go zip lining, hiking and exploring waterfalls. The kitchen was stocked with what we needed...some pots and pans, stove, bbq, coffee maker and ice cube trays (all well thought out amenitieson top of bedding and towels). I appreciated the giest book and flyers as it helped is find activities close by. Nancy, the property Manager, was fast to respond on What's app.
I would definitely recommend this secluded paradise (just a short few minute drive to Parrita for groceries or a very quaint restaurant Mar y Sol a km or so from the house).

We stayed at this casa for most of Semana Santa. It was a hot week but with plenty of wind we managed to stay comfortable. The views are amazing as was the privacy and security (a nice man stayed from dusk until 4am outside each night). But the biggest surprise was the fact that we literally had the entire beach to ourselves. We saw a fee visitors on the last day of our stay. The waters were warm. The current strong yet safe. The only recommendation I can offer is to make sure you have plenty of sun block lotion and insect repellent!!
Our stay was as perfect as a vacation can be!

This was our second trip staying here, and the first time with the new owner. Overall we love this property and this area (don’t tell anybody!). The biggest disappointment is there is a new neighbor with dogs. They did a reasonable job managing the barking, but it wasn’t ideal. As always Reyes is awesome! He doesn’t speak English (I speak Spanish), but he showed us a sloth on the property, and got us pipas (coconuts) from the tree in the backyard! Nancy lives close by, and was helpful and available.

We stayed here for 10 days with our family of 6, it was everything we wanted plus more! You literally have monkeys that visit you everyday, sloths in the trees around the house. The house was comfortable and had everything we needed. You can walk to the beach in 2 mins. Nancy the property manager was amazing, she answered any questions we had and even came over to check on us. We will definitely be going back in the future.

Absolutely gorgeous space, across the road is the beach easy access. No problems at all, except trying to find the place the first time but once we knew where it was was easy.

This house was perfect for our family. We didn’t want any fancy resorts. No crowds. No touristy feels.
The beach is across the road and we had it to ourselves. House was well stocked. There is a security guard who comes and stays outside at night (although area seems safe) and he was so nice! Loved the upstairs balcony and we even had monkey visitors a few mornings. They love papaya ;-). It was the highlight of our trip!
If you’re looking for a quiet place to recharge away from the touristy resorts this is for you. Can’t wait to come back!

Everything was exactly as listed. Beds are comfy lots of towels available. Kitchen well stocked. Everything worked. Water is drinkable but if you have a slightly sensitive tummy buy water! I had to. Yes no seeums are a pain but bring anti itch cream and skin so soft by Avon and you should be ok. The pool is just over 5 feet deep all around so not the best for people who are under 5'5" for standing in. There are seats in the pool to sit on. Pool is warm and clean. Lots of floating toys. The ocean is not a floating ocean but very warm and great for playing in the waves. You can't flush toilet paper down the toilet in most areas of Costa Rica including at the house. The up stairs living area is warm and could use a few more floor fans for air movement. There is not much of a breez that gets into the up stairs. These are just a few things that I felt should be mentioned but not deal breakers by an means! The place was amazing. Big group of monkeys came by everyday and we feed them by hand. Birds flying over head and resting in the trees. Rey's is wonderful and showed us the sloth in the tree. The property managers Nancy and her husband Mike are great! The owner was very quick to respond to anything. Wonderful stay! Please get more floor fans for upstairs. We will be back!

Villa Dos Gatos is a wonderful place to get away from it all! The beach is absolutely world class, for walking (current is probably a little too rough to swim), and you are surrounded by nature. We had monkeys join us from the trees in the morning for coffee, and incredible hummingbirds and other birds right from the balcony.
You are right across the road from the Pacific Ocean, and not far from an excellent restaurant (Mar y Sol) for lunch and dinner.
The house is 15 minutes from Parrita, so if you're looking for isolation and nature, it's ideal- if you want quick access to town, be aware.
We would totally go again.

Would not recommend this house or the beach
We stayed at Villa Dos Gatos for 3 weeks. The house was cleaned well for our arrival and check in was easy with the instructions from the previous owner.
We ran into some issues with the house shortly after. One of the ACs in the bedroom was very loud to the point where you either couldn’t use it or couldn’t sleep in the room. We were put in touch with the property manager - (2 weeks into the stay), who was wonderful and she worked to get it fixed, although it wasn’t able to be fixed during our stay.
A very big issue with the house is that it smells horribly of urine (probably due to rodents/iguanas in the ceiling. The upstairs/master bedroom is unusable because the smell is so strong and hanging out in the living room is not enjoyable either.
There are geckos everywhere inside the house and poop is a constant cleaning job. We stayed at another house about 15 minutes north on the beach and didn’t have this issue at all, so I’m not sure it’s just bc we were in Costa Rica.
The pool depth is 5 feet all around and, therefore, not a great pool for kids or adults who aren’t over 6 ft tall.
Some things to note if staying on Palo Seco - this beach is not for kids. They need to be watched constantly if they are in the water because of rip currents. We spoke to multiple locals who warned us constantly about how bad the rip currents are and how careful the kids need to be. Ours wore their life vests even while playing in the shallow portion. The waves and current are very strong. We stayed at another beach 15 minutes away and the waves were calmer - however, you must always watch the children with rip currents in Costa Rica.
The noseeums and mosquitoes are HORRIFIC here. We weren’t able to enjoy the porch or pool at most times of the day bc of the bugs. Many of the screens at the house are ripped and torn so we couldn’t find a reprieve from the bugs, inside or out. We stayed at another house in Esterillos Este and we did not have the same bug issue at all.
Wifi only upstairs.
Some positives - Reyes, the night guard is wonderful and kind. He looked for and showed us some sloths that were in the trees at night.
There is a delicious, reasonably priced restaurant down the road, Mar y Sol, that we enjoyed many nights.
One night we walked to the beach because we saw the waves glowing and were able to experience the bioluminescent water which was pretty cool.
All in all - We loved our stay in Costa Rica, but this house wasn’t a bright spot.

Beautifully quiet beach location
We loved this location. We had our own beach for swimming and relaxing and were close enough to Manuel Antonio park and Jaco for activities.

Memorable stay at Palo Seco
We stayed as 2 couples for a full week and enjoyed every minute of our stay. The pool area was a great place to relax. We also spent time on the beautiful terrace overlooking the ocean. We walked on the beach while meetinbb go hardly no one. When we encountered a problem with hot water response was quick (though not resolved but understandable). A great stay! We hope to return!

The most idyllic location
The whole family had a wonderful stay here…. Boogie boarding was a daily staple on a stunning beach that we had all to ourselves.! An afternoon spent on the verandah enjoying the sea breezes - what more could you ask for…
A perfect location for a family seeking tranquility while still having lots of water fun!

Great house on the beach
Villa Dos Gatos is a great spot to relax and enjoy the quiet side of Costa Rica. It is close enough to popular attractions but also off the beaten path. The house has plenty of room and the property is not too close to others, offering good privacy.

Paradise !
Parrita was fantastic and the property was simply amazing. It’s close to all the activities along the South Pacific coast and the beach is in the most literal sense, your private beach! The kids were the only ones for a mile each direction when they played on the beach.
Reyes, the night security was fun to talk to and he helped the kids find sloths on several of the nights, including a momma and baby in the tree off the front porch! We made sure to make extra dinner each night for him.
The property was fantastic and as amazing as we expected after seeing the listing and booking the property.
Highly recommended ! Safe fun area! Close to Manuel Antonio and Nauyaca Waterfalls! Monkeys came by nearly every morning with a couple babies in their mommas backs, sloths, scarlet macaws, beach, sun and Costa Rica!

Private and peaceful getaway, perfect location
From the beginning, Peter was more than helpful on all the details about his property and the time of year we would be visiting. Visiting in September, we did have some brief times during the day where it would rain, but for the most part we had sunny/overcast days, rain and some AMAZING thunderstorms at night, so no complaints there. Communication was above and beyond, even when issues arose, he and Nancy were just the BEST. The property itself is a dream! So beautiful. You have everything you need to just stay and relax the entire time, but the location was perfect for exploring sights nearby. Theres a few places just down the road to grab some food, (grocery and restaurants) which was nice if we needed something quick. Myself and my toddler were thankful for the ac in the bedroom at night and all the fans were a huge help during the day when we were hanging around by the pool and barbecuing. I could just sit there all day and watch the iguanas roam around, so cool! The beach was relaxing, hardly saw anyone out there, felt like our own. Like the others have said, Reyes was super sweet and helped us find sloths in the trees at night. We’d definitely return to this property and found ourselves dreaming of having something like it of our own. Thank you

Wonderfully Unique Location
Peter is a fantastic with communications: always quick with responses and great information. The property is as advertised and a stone's throw from the beach (well, you need a big arm to throw it that far but you get the gist). The two 12-year-old girls spent a lot of time on the beach and in the sand. Rip currents are an issue so exercise caution. But this certainly did not deter any of us from enjoying the water. The backyard pool was fantastic with a depth of 5 ft or so. The house was very clean, plenty of towels and blankets. The kitchen had all the cooking utensils you need to prepare any meal. We did cook many meals at the house due to one child having food allergies and had no issues. Beds were comfortable with each bedroom having an A/C unit which only needed to be turned on a few minutes before going to bed as the units really cooled the room in a hurry. NOTE: The A/C in each bedroom is NOT intended to cool the whole house. The second floor balcony as depicted in the pictures did not disappoint. A great space and one where my wife and I found ourselves often. Reyes is the night watchman so to speak and assisted us in finding a sloth in one of the trees in the front yard on two different evenings. A very personable person.
There were a few tiny insects present that inflicted a few bites but hey, what would you expect in a hot and humid environment. We loved the place and would recommend it to anyone.

AMAZING location, home, and host.
If I could give all the stars to Peter and Stephanie and Villa Dos Gatos, I would. To begin, Peter went above and beyond providing very detailed guides to both the home and how to get there. We relied on these more times than I can count and really appreciated the detail they put into these. The house had amazing games and without Wifi or TV, we really got to bond and enjoy the peaceful serenity surrounding us. There was not a soul on the beach besides us and the walk to it was a breeze. Reyes pointed on sloths to us at night and our first morning we were greeted with about 7 monkeys in the backyard tree. The home was clean and everything we could have needed was provided. When we ran into an issue (which was very minimal), Peter responded right away and followed back up to ensure everything worked out. I plan on coming back many times to Villa Dos Gatos and truly loved the old world experience of Costa Rica we got. It was truly unlike any other stay I have had in the area. (ps - Mar y Sol and La Isla hotel were fabulous places to grab a drink and bite to eat, even during covid). Thank you again Peter, we had the time of our lives!

Magical Little Nook of the World!
Our family loved the area and the house. The location is off the beaten track (in a good way) and the house offered a great layout, was very clean and felt very safe. It was wonderful to have both the pool and the beach steps away... (I still am in awe of how secluded this beach is). Shhhhh....
Peter was very responsive and helpful with all my questions. He took the time to thoroughly and promptly answer any and all of my concerns both about the house and the location.
We can't wait to get back to enjoy this beautiful place again one day!

Beautiful and relaxing
This was our first visit to Costa Rica and Villa Dos Gatos was perfect for our family of two adults and four kids ages 8-15. The host, Peter, was super responsive and helpful. It made visiting Costa Rica even easier than we hoped it would be! We enjoyed the easy access to a quiet, beautiful beach, seeing so much wildlife, and excursions to nearby places that were scenic and an easy drive away.
We had Jeison come to the house to give surfing lessons and he gave us a little group discount. He was great and so convenient.
We visited during Covid and had to get negative tests to re-enter the U.S. but it was easy to make an appointment online at Lab Jaco, in Jaco, and we got our results back the same day!

We had a wonderful week at this house! It was just a described and we were very pleased. Woke up in the morning and had my tea in the hammock on the porch watching the ocean. Then we would head over and walk the beach and swim. Came back to the house for lunch, take a little nap, and then hit the pool. Then back to the beach around 4:30 for sand castles, boogie boarding and sunsets. (Thanks Peter for having the boards and sand toys at the house). It was so relaxing. The beach was practically empty. So beautiful and so peaceful. And Reyes helped us spot the sloth climbing the tree in the front yard! And like others, we loved the restaurant down the street, Mar Y Sol. We would definitely come back. Thanks Peter!!P.s. I am very sensitive to bug bites and was glad I had the bug spray. (They didn’t seem to bother the kiddos too much), but this is the rain forest in the very BEAUTIFUL back yard, and the bugs came out around dusk as expected. Bring extra sunscreen and bug spray.

Property is as listed
The property was just as it was listed and Peter was more than accommodating throughout the entire process. The information and instructions sent were extremely detailed and he was very quick to respond to all communications. Unfortunately the location turned out to not be quite right for us, which was really our mistake as it was our first time in the country and weren’t familiar with the area.

Sloth in the front yard and beach steps away
My family had an amazing experience staying at Peter and Steph's home in Parrita! We stayed 2 weeks at their home and could have stayed longer. We saw sloths at 6 different times including one time when a large male traversed across branches, hung upside down to eat and then effortlessly climbed the large palm tree until he quietly and peaceful disappeared amongst the palms. It was the most incredible 20 minutes of our Costa Rica trip!
The beach was great for our family. All sand, great waves (the house has 3 surf boards and 6 boogie boards) and right across the street. We even had a fire on the beach one night. The pool was a perfect break from the sand and sun 🌞
Internet was ok enough for the kiddos to do online school but sometimes we had to disconnect a couple devices to allow for streaming YouTube. Kitchen had everything and the outdoor BBQ was great. The bugs were bad this time of the year so bring STRONG repellent. Geckos in the house were cool the 1st day but wish there was a way to keep them out.
Iguanas all over the yard and roof and trees and drain pipes. I never knew there were so many different types and sizes. They would eat our fruit scraps. The night guard is super kind and great at pointing out the sloths! We would chat but otherwise never noticed him during his shift. We always felt very safe and secure during the day and night. Thank you for a beautiful visit in your home!
