Quaint, historical hotel with cozy rooms. The sweetest and friendliest staff. Great breakfast and afternoon tea with treats. Hotel is centrally located. You can walk to restaurants, Cliff Walk and Gilded Age mansions.

I had the most amazing stay at Francis Malbone House. The house was conveniently located and had the most charming rooms, kitchen, and parlors. But the food was the best and enough to bring me back!
Each day you had a choice of savory or sweet entree for breakfast (and that was after you could come early for coffee, tea, and muffins, croissants, yogurt, and fresh fruit.

My sister and I had a wonderful three night stay here. Tobey checked us in and gave us a tour. There is a beautiful courtyard and lovely rooms to relax in. She was so nice and told us a little history of the house. Sue made sure the breakfasts and food served at tea time were great. I forgot to mention beforehand that I don’t eat sugar. She made a point to make sure there was a wonderful dip with chips that I could eat at tea time. Liz made sure to ask everyone at breakfast if they were enjoying their stay and if she could help with anything. Last but not least, Dominic served our breakfast on the last morning. Very nice young man. They are lucky to have him working there. The location is perfect if you want to be in the center of everything. We were able to walk to shopping, restaurants, and the Elms mansion. The stop for the free trolley to the mansions and Cliff Walk was also in walking distance. Would definitely stay here again.

Loved our stay there! The hotel is absolutely beautiful! I found myself not being able to relax as I constantly had to take photos of every gorgeous detail lol amazing, delicious breakfast served by super friendly staff, and even snacks and tea in the afternoon to tie you over till dinner. Super clean and well kept with the most friendliest and classiest staff. The location is perfect too with everything you could possibly need as soon as you leave the building. Would not even think of staying at a different hotel when we come back again after this experience. Highly recommend!!!

The Inn is styled so beautifully, filled with antiques and many common parlor rooms. Elegant breakfast served in a charming interior courtyard with fountain. Complimentary afternoon tea is served every day with delicious savory and sweet treats. Right on a bustling street filled with local shops and restaurants- so no car is needed to sightsee on the wharf and harbour. Room was spotless and we had a view of boats on the harbour from the third floor. We have stayed at many of the local historic inns and this is a favorite. Staff is extremely friendly. Will definitely return!

Beautiful, elegant mansion in the heart of the “wharf” area of Newport. A welcome and surprising contrast to the busy, crowded Thames St. shops, bars and restaurants, the hotel was quiet, beautiful with a garden and courtyard in the middle. The staff was friendly and helpful, even giving us “warm homemade” muffins ahead of breakfast service as we had to leave early in the morning. Would highly recommend and definitely return.

Just a suggestion, "garden suites" are not necessarily around the garden. Unfortunately our "garden" room was up 4 flights of stairs and no elevator. Confirm your rooms exact location before booking so there are not any surprises. I would not have booked that room knowing what we now know. Other than that, place is great and the breakfast was excellent.

They failed to clean our room despite multiple face-to-face requests. They didn't even apologize or try to make amends-instead they claimed we had put a "do not disturb" sign on our door which was blatantly untrue. Hotel itself was quaint, the inclusive breakfast was mediocre although the breakfast waitstaff was nice.( I rated the staff and service average instead of terrible because of the nice breakfast lady.) Overall, I definitely would not recommend, particularly given the cost and poor overall service/lack thereof.

This is a historic property. As such, there are places where signs of aging, but those are overwhelmed by this inn's charm. The staff is very friendly and the breakfast options, while limited, are excellent. The free parking is convenient and really a helpful amenity. All said, it is a lovely and quiet place to stay--with a few needs for repair (e.g., water leaked into our room when it rained). Even so, we highly recommend this place.

My wife and I had visited Newport via cruise ship twice in years past and wanted more. We decided to stay a few days April 12-16, 2024. Wanting it to be special, I searched for a nice place to stay. After considering several Inns in the area we selected The Francis Malbone House. WE MADE THE RIGHT CHOICE!!! The inn (House) was perfectly located. Very convenient to shops, restaurants, and local destinations. Easy walking distance to the wharf areas. We rented a car and parked in the provided car parking which is behind the inn. The inn was very comfortable and laid out well. We stayed in a newer addition. The inn is historic with period furnishings. Our room was clean, very comfortable and convenient to other rooms in the inn. Breakfast was in a very nice dining area. The menu changed daily and was very tasty. The food presentation was beautiful. Afternoon teas/coffees with sweets and hors d'oeuvres are served daily. The staff was excellent, very friendly, and accommodative. Big shout out to Suzanne, Liz and Tobie. They are wonderful hosts! We cannot say enough good about the Francis Malbone House. During our stay we visited two of the Newport mansions, Rough Point, and the Elms. Both are well worth the visit. On another note, we flew out of Providence RI, the T.F. Green International Airport. The airport is only a short drive from Newport. Approx. 35 minutes. Good roads, easy in and out, modern, but smaller airport, (no crowds). The rental car allowed us to
