About this villa rental
TreeTops villa is a tranquil, secluded and spacious open plan villa with 3 airconditioned bedrooms and 3 bathrooms supplemented by a further self-contained one bedroom, one bathroom garden annexe (Little TreeTops!). It has a large, private pool set in lush tropical gardens and private driveway/parking.
The villa is available to rent as a 3 bed/bath unit or a 4 bed/bath unit (see separate listings).
LOCATION:
TreeTops villa is ideally positioned in a quiet, safe cul-de-sac in Mullins. Despite the peace and tranquillity, the villa is just 400 metres from beautiful Mullins beach whilst the glorious Gibbes beach is also a short stroll (perhaps 6 minutes) away. There are numerous bars, restaurants and a 24/7 petrol station/convenience store within a short walk from the villa.
On Mullins beach there is the ever popular SeaShed beach club/restaurant along with the fantastic Adrian’s Sunset Corner bar and Larry Roger’s at Mullins Bay. A little further along from Mullins beach is Bombas, Cici’s and Grandenes.
Historic Speightstown, with all of it's charms, is just over a mile away offering a supermarket, shops, banks, bars, restaurants, a lovely little museum and many other attractions whilst the more vibrant Holetown is in close proximity to the south.
THE VILLA:
The open plan nature of the villa affords a light and airy feeling whilst the gentle tradewinds help to keep it comfortably cool. Being single story makes our property ideal for multi-generational family holidays whilst the secluded, quiet location is an ideal retreat for couples alike.
The superb 40’ wooden deck where you can enjoy the views of the adjoining natural gully is the perfect place to relax with a morning coffee or early evening sundowner and enjoys views of natural Barbados, and green monkey’s frolicking in the trees!
The inside/outside living also extends to the front of the property, with a covered gazebo providing comfortable seating and ambient dining overlooking the large private swimming pool and lush tropical gardens; the ideal surroundings for relaxed breakfasts, evening dining and days spent lounging around the pool.
POOL & GARDENS:
We have a well maintained, large private swimming pool surrounded by a deck complete with sun loungers, tables and chairs. Natural shade is provided by the palm trees whilst the garden incorporates bougainvillea, hibiscus, scented frangipani and a stunning travellers palm. There is also an outside shower near the pool area to wash away the sand when returning from the beach.
Since the villa is surrounded on three sides by nature it enjoys all day sunshine and cooling gentle breezes, whilst the famous green monkeys regularly pass through on their daily hunt for fresh mango!
Sensitively positioned lights in the gardens provide a pleasant backdrop in the evenings when you will hear the tree frogs singing their hearts out.
STAFF & SERVICES:
We have a wonderful local team of staff and support network who are on hand to ensure your holiday is as relaxing as possible.
Andrew is our supervisor, who has worked at the villa for over 15 years and is responsible for the gardens, pool, maintenance and much more. Andrew will be pleased to organise a pre-arrival grocery shop.
Claudia is our housekeeper and typically works Monday to Friday, changing bed sheets and towels and ensuring you don’t have any washing up to do on holiday!
We can arrange airport collection with a reliable local taxi firm who knows us and TreeTops well and will ensure a smooth transfer after your flight.
We have a gardener who keeps the gardens looking immaculate whilst Andre and his team visit twice weekly to ensure the pool is sparkling.
We also provide a pre-arrival guest information pack with just about everything you need to know about Barbados included. This covers details of restaurants, bars, car hire and excursions such as catamaran trips to swim with the turtles.
BEDROOMS:
MASTER BEDROOM has a King size bed, air conditioning, large fitted closet and drawers and a digital safe. There is an en-suite bathroom with walk in shower whilst the bedroom has double doors opening out onto the superb 40’ wooden decking overlooking the adjoining natural gully.
QUEEN BEDROOM can be made up as a double or twin bedroom as required and has air conditioning. The bedroom benefits from a fitted wardrobe and freestanding drawers and has en-suite facilities with a walk in shower. This bedroom also has double doors opening out on the superb 40’ wooden decking overlooking the adjoining natural gully.
TWIN ROOM can be made up a double or twin bedroom as required and has air conditioning. There is a built in cupboard and double doors open out onto a private balcony overlooking the gardens and pool. There is a stand alone bathroom with shower facilities next to this bedroom.
LITTLE TREETOPS is our garden annexe, providing a double bedroom with air conditioning, dressing area with built in wardrobe and en-suite bathroom with walk in shower facilities. The property is available as a 3 bed or 4 bed unit depending on whether access to Little TreeTops is required.
Hairdryers, dressing mirrors, linen, tissues and hand soap are provided.
CHILDREN a cot bed, travel cot and highchair are available on request.
LIVING AREA:
The high ceilings and open plan nature of the villa ensure a light, airy and spacious ambience. There is a large and comfortable sofa, multi-channel internet TV, unlimited WiFi and a well stocked book library. Two sets of double doors open out onto the covered gazebo to enhance the inside/outside living experience.
KITCHEN & BARBECUE:
A well equipped kitchen with electric oven, large refrigerator, microwave, dishwasher and toaster is separated from the living area by a breakfast bar. There is a large multi-burner modern gas barbecue under the gazebo.
EATING OUT:
Given our ideal location on the ‘platinum coast’ between Speightstown and Holetown there are a plethora of bars and restaurants within close proximity of the villa.

Tree Tops was a wonderful home for our family Barbados visit. The location is great for exploring the island with quick drives to the Wildlife Reserve, Animal Flower Cave, Harrison's Cave and the East Coast, in addition to lots of beaches. The property was amazing with a very private yard and swimming pool and a back deck overlooking the forest. The house has three air conditioned bedrooms and a comfortable common area. Will was very responsive which was appreciated as we were there during Hurricane Beryl and the housekeeper Claudia was very friendly and helpful as well. We would definitely recommend this property to anyone.

We were lucky enough to come across the TreeTops due to a late notice cancellation and what a find. Communication was great with Will (Owner) along with the info pack provided about the Villa and the local area. We reached out to Sean (Wills contact) for transport from the Airport and Andrew (Villa Manager) to have mini food shop awaiting our arrival. Andrew was there to greet us and show us around the Villa. We met Claudia (housekeeper) the next day who was very friendly, providing some island tips. The Villa itself was spacious with 3 double bedrooms and cool aircon. The main living area was a good size with kitchen just off of it with everything you would need to cook. A nice touch was the picnic boxes should you want to picnic on a beach or to take food out on a day trip. The grounds are well kept and the pool sizable with a shallow walk in to circ 6ft deep. The front of the villa has a dinning table and chairs and the rear has decking and sofa chairs looking on to the trees and sunset. There is a separate annex on the grounds but we hadn't booked that. We very much enjoyed watching the sun come up, the playful and songful birds plus the visiting Monkeys. The location is at the very end of a close type road which backs onto trees and bushes so it is peaceful. We took up Will's suggestions of local restaurants and bars a short stroll away. I would recommend this Villa and our only regret is that we didn't stay longer, it felt like home when we left. Thankyou,Treetops team

We couldn’t have asked for a better holiday. This property really allowed us to have an amazing time. Location, homeliness, pool friendliness of the staff. We hope to return some day. We enjoyed the pool each day and easy walks to the beach at Mullins. A great experience!

Great access to some really good beaches and restaurants. Lovely quiet area and we loved seeing the monkeys each day and al of the birds. Lovely pool and space. Lounge super nice and comfy. Beds were a little hard for our liking and cleanliness not brilliant, passable but not the best in places.

We stayed at TreeTops for a week (family with 3 kids) and it couldn’t have been better. The Villa, pool and garden are all very well maintained, and it is in close proximity to several good restaurants and the beach. We enjoyed having breakfast every morning on the back deck overlooking the gully, and were often visited by monkeys, hummingbirds and green parrots. We would not hesitate to book again.

Just back from 1 week at Treetops and had a great time. Lovely villa & pool. Everything you would need and extremely clean. Only short walk to Mullins beach and local bus which was an experience not to be missed. Will & Janice were great hosts who were very accommodating to our requests. Having come off a cruise ship it would have been helpful to have use of a washing machine but Claudia helped us and did a washing for us. All in all a great week. Thanks to everyone

Beautiful house, great communication with owners and staff wonderful. Mullins Bay area is our favourite part of the island and Tree Tops was a perfect location, 5 minutes walk from the beach and on bus route to everywhere we wanted to go. We would definitely stay again.

Had a wonderful 10 days at Treetops, the house was just perfect, spotless, extremely well appointed, everything you need from blenders for cocktails to catering for large families. The large fresh water pool was a real boost, again spotless and well maintained. Fabulous location, friendly neighbours and only a short walk to two amazing beaches - oh, monkeys were fun to watch morning and evenings as they passed through the lush woods which surrounds part of the property. Host communication was first class and they made everything happen seamlessly.

Can’t fault our stay from booking to checkout. Will and Janice were great with providing info and advice as to where to go and what to say as well as the admin stuff re the villa itself. Their staff at the villa were lovely and the villa itself? Well, fantastic. Clean, well thought out, spacious, ideally located and bajan in style. If you’re lucky you will be treated to a monkey show (they come up the drive and across to the trees). Location is perfect for exploring the island and walking distance from the chilled Adrian’s bar and Cici’s casual but tasty restaurant. Not forgetting Sea Shed which was great. Thank you Will and Janice. We will be back!

Treetops is a lovely holiday house. The bedrooms are spacious with air conditioning and there is a back deck running along both bedrooms which was great for sundowners and night caps. Lovely patio at the front overlooking the pool with a bbq. We spent mornings here watching the birds and the antics of the monkeys. The pool was larger than many villa pools and great for relaxing after a day out. We didn’t use the kitchen much as Mullins beach has good beach bars and restaurants but it is well stocked with all the utensils you need. We did bbq some fish from the local fish market-delicious! Janice and Will did everything to ensure we had a great holiday- good communication and great staff at the house. Thank you for sharing your lovely house.

... That’s the first place that caught out attention and that exceeded my expectations in every way.
Everything we wished for. 1 floor very spacious house, amazing size well kept garden massive pool pool for the kids, open plan living-room kitchen outdoor bbq and eating area to the hyper relaxing back terrace facing wilderness. From the charming kind neighbor Winter to the amazing Claudia and Andrew catering and helping settling in to the 5 minutes walk to the most amazing calm beach and the morning morning rituals. I wouldn’t know where to start but I do. Thank you Janice the owner for your constant help and support on the little lest thing you could help with the island, from the local cooking delicacies to everything we needed. It’s a home we’ll come back to, we’ll kept, felt like home in seconds and I still wish I was there, so do the kids... thank you.. so much space to play to be all, for the 4 of us with 2 kids to find each other or just peace and calm individually. We’ll be back Janice.. it’s was great because everyone’s means well and you really care about how well we are .. we felt it

The property was just as pictured. The descriptions were accurate. We had a lovely stay. The owners and their staff were efficient and very helpful. I would definitely recommend this property if you are traveling to Barbados. Easy walk to those great yellow buses that will take you most places on the island!

We really enjoyed our week at Treetops. It was nice to be away from the main road along the coast, yet an easy and pleasant walk to our favourite Gibbs Beach. We enjoyed the birds and monkeys around the house, as well as the flowers and trees. The layout of the house was perfect for our family of 5. We really enjoyed taking the local yellow bus to Holetown and Speightstown.

We loved this house. It is such an easy place to stay. The house itself is bright and comfortable with a lovely modern kitchen. The pool is divine and of the most perfect temperature for cooling down from the lovely hot sun. Each morning we would have our breakfast out on the verandah and wait for the monkeys to come and say hello, and rarely did they disappoint us by their absence. Mullins Beach is just a 5 minute walk down the road with a pretty and safe beach with loungers and parasols and watersports, or if you want a quieter spot you can amble round the corner onto Gibbes Beach. We hired a mini moke from Stoutes who were great. Delivered it to the house at the specified time, provided the local driving licences and then let us drive it back to the airport therefore saving a taxi fare. There are so many beaches and places to explore a week wasn't nearly long enough but there's always next time and we hope that won't be too long. All in all we had the most perfect and relaxing week.

A fantastic holiday!
As a family with two young children (5 years old and 18 months) who never truly embraced the local time, we enjoyed daily early visits to the beach, just a short distance from the villa. This beautiful beach was usually almost deserted until late morning (and even then certainly not busy!) We often ate at Mullins Bar restaurant, which catered well for younger guests. Evening meals would be enjoyed back at the villa after visiting a local fish market to pick up wonderfully fresh fish.
This gorgeous villa was well maintained and well appointed and the pool was a welcome retreat during hot afternoons.
We enjoyed a boat trip where we swam with turtles and had an colourful experience at the festival held in Bridgetown at the beginning of August. The yellow reggae buses were great fun and we used them to visit local towns.
Sarah and Simon provided us with very detailed information regarding the local area including good places to eat. We particularly enjoyed The Fisherman's Pub in Speightstown.
We loved this holiday so much that in fact we have already booked up for next year - plenty more to explore and enjoy!

Treetops is a wonderful house with a fantastic pool. The villa is beautiful with lovely sized rooms and a well equipped kitchen. Noella and Andrew were very friendly and always kept the house very clean. It was always a delight to return to after a day of snorkelling. The garden was full of beautiful flowers and humming birds.
The swimming pool was excellent. We have 4 children (aged 2-6) and the pool was just right for them. It is shallow at one end but lovely and deep at the other, but best of all it has a shelf in the water running all the way around the edge of the pool so that the children could stand up and catch their breath. The villa is in a lovely quiet location, and yet it is only a 10-15 minute walk from the beach and the main bus route.
We didn't have a car and got around on the buses which were cheap and very regular. Go for the yellow "Reggae" buses - they have so much more character and we found the people using them very kind and friendly.
If we return to Barbados we will definitely stay at Treetops again and we would highly recommend it.

We had a wonderful time in this lovely house. Extremely clean and comfortable with very well-maintained gardens and pool. Lovely to return to after exploring all day.
Air conditioning in the bedroom was a blessing as we had very hot sunny weather all the time.
We hired a car from Drive-U-Matic (pretty close to the house towards Holetown) - they dropped the car off and picked it up from the house - no hassle. For those who don’t want to drive, the bus-stop is close to the entrance to Mullins beach about 5 minutes stroll away. Taxis not cheap but you settle price first.
Beware taking DVDs that are UK-region as they wont play on the supplied (US region?) DVD player. Some DVDs are provided in the house along with some paperback books and board games.
Noella and Andrew were very friendly and helpful.

We stayed at Tree Tops in March 2008. It was every bit as lovely as we had hoped for and as shown in the photos. The house is beautifully decorated and in quiet, peaceful location. The pool is an excellent size - lovely and clean and in the fantastic garden. We even took advantage of the BBQ.
Mullins beach is one of the best, we think, and is within easy walking distance.
Found the Garage nearby very useful for odd bits of shopping but also enjoyed the bus ride into Speightstown where we shopped at the larger supermarket. Car not necessary if you don't want to tour the island.
All in all, would fully recommend this lovely house and will be returning when we can - only one disappointment, its fully booked this August when we would have liked to come back!

This was the perfect hide-away for our ten day vacation, a house in a secluded, romantic setting, very nice, tasty and clean interior - we especially liked the fact that the house is wooden with rattan furniture. The house is surrounded by beautiful nature, lots of flowers and (palm)trees, Aloe-Vera in the backyard and little monkeys to watch when you enjoy breakfast at the porch.
The pool was great and has a very nice size.
First we thought we wanted to have a house at the beach, but in the end we would have not needed the house to have a beachfront because we chose every day a different beach to hang out at (there are so many awesome beaches in Barbados). But still, if you prefer to be at a beach close by (Mullins Beach), it is indeed really close, just a short 5 minute walk. Also, if the house was directly situated at the beach, you probably would have had the noise of Highway 1 and not the calm, tranquil and lovely environment you will find at the Treetops.
I found it very helpful in the decision making process to read the first and unfortunately only online review on the Treetops, and this is why i want to continue to spread the word.
