Smoking/Vaping: Smoking/Vaping is allowed outside in the large private parking lot. Smoking/Vaping is not allowed inside the apartment, on decks or patios, or near entrances and windows. The guest is responsible for the $600 fee for smoke odor including vape odor remediation, as we have to evacuate the entire building for the treatment.
Keeping rates low: 99% of my guests are generally clean but just a note to help keep fees and rates low, my cleaning crews charge me a hefty fee to get the place clean and it’s mostly for laundry expenses and photographing the place after each cleaning. If you want to keep clean while you are here, please use the 10% white vinegar solution to clean the hard surfaces which can usually be found under the sink or in the water heater cabinet. Please use this as your primary cleaner for all hard surfaces except permeable materials like upholstery fabric etc. To avoid additional cleaning charges such as a heavy clean, especially for kitchens and bathrooms, please keep all areas clean and maintained. For example, keeping the shower and vanity clean of soap scum and build up can be done with using the provided solution. Keeping the dishes clean and put away just as you found them will avoid extra charges. Always consult with me first before using other chemicals to clean to avoid damaging the contents of the unit. Please be respectful and wipe your feet before entering the building.
Use coasters to prevent staining on painted and other surfaces.
Accidents and Property Damage: Please report any accidents or property damage to me immediately. This will help to prevent further or permanent damage. Examples are spills on upholstery, bedding, carpet, or broken items, water leaks, etc. Please contact me or my support staff.
Emergency Exit: there are two exits in this unit, one is the main entrance which you are free to use and the other is another common stairwell in the kitchen that leads down the back of the building. Please do not use the kitchen exit as it is an "emergency exit only." Only use the main entrance for non-emergency use.
Modifications: You may not modify the apartment, building, or structure in any way. This includes the plumbing, paints, fixtures, and furniture.
Trash: Please bag and tie all trash before placing it in the can. The local service provider picks out all bags by hand, so let's help them keep the trash organized.
Odors: Please use the kitchen exhaust fan, especially if you are cooking aromatic dishes. Everyone has different tastes, cultures, etc. that may either be happily welcomed or just the opposite by other building occupants or future occupants. Do not use air fresheners or sprays in the house.
DOGS: One dog is allowed with a maximum weight of 30 lbs. If you bring a dog, be prepared with towels to dry your dog, bags for waste, a bed, a crate, and a protective pad or blanket if it will be left alone. Be sure to include the non refundable pet fee in your reservation. All dogs must be placed in a crate anytime you have exited the unit and the crate must have a soft material so that the crate does not damage the floor. Do not use house linens for your dog. Animals are not allowed on the furniture, beds, or flower beds. Pick up and bag your animal waste and dispose of it in the trash containers outside. Visiting pets are not allowed in the building. Additional dogs must be requested prior to reservation and will require an additional deposit. Dog breeds such as Akita, Chow, Pitt Bull/Staffordshire Terrier, Presa Canario, Rottweiler, Sharpei, & Wolf Hybrids are not allowed on the property as any incident is not covered under my insurance policy.
Doors and Windows: Doors and windows must be kept closed when operating the HVAC system.
Noise: Please respect the quiet time from 9pm to 9am.

Candles are not permitted in the building. We may modify these house rules at any time without notice so please stay current by also reviewing on the platform you made your reservations on for the latest updates.
The homeowner lives on-site, and the outdoor space is shared with the other four units in the building.
This property is equipped with eight active security cameras: one at the front door, one facing the backyard, one facing the emergency exit, three on the floodlights (side, back, and front of the house), and two in the interior stairway/common area.
Check Out: Close all doors and windows. Set all thermostats to 79 degrees Fahrenheit during the summer months and 65 degrees Fahrenheit during the winter months when checking out. Gather used towels and place them on the bathroom floor, throw trash away and place closed bag in container outside. Do not put a new bag in the trash can so that we can clean. Close all exterior doors and windows. Wash all cooking and eating items used. Thank you for being a great guest!
