The fresh fragrance the corridor, real good!
The breakfast...compared to other Holiday Inn Express locations, no variety...the pork & turkey sausages were hard & not tasty.

The bed was comfortable and the breakfast was good.
No parking or valet at the property. The lobby was not appropriately appointed. No seating and very disheveled. One elevator was not working.

You won't hear me complaining about the room itself. The bathroom and shower are very clean, the bed is nice, great view from the windows, working airco/heater...
The breakfast is quite lackluster. Some cereal, some eggs, some odd pancakes, and only some jam to put on the bread.
There is also quite some noise from the railway and highway nearby.
This area of Dallas is very empty, there are some nice restaurants but those are quite sparsely spaced. Not what one would expect from the 'downtown' of a major city.

Location great for walking anywhere downtown. Historic haunted building.
A/C was leaking water all night long and room felt damp. Front desk directed me to a place down the hall to get a bathroom rug to wipe it up myself. He should have had someone come mop it. I felt unsafe at night walking from parking lot. Parking lot is about 3 blocks away near the bus station.

The staff were friendly
There were serious maintenance issues. for most of the evening and night we had no electricity in the room, and also no hot water. This meant we had to shower with cold water

Wonderful location. Walkable to multiple Dallas landmarks, restaurants, bars, etc. Room was very comfortable, loved the bed, and it had everything that I needed. Morning breakfast was small, but was hot, and still had several options. One morning I had a cheese omelet and bacon, and second day I had a banana and a bagel.
There is no parking, but there was a paid lot four blocks away that allows for an endless in and out option. The property was minimally needing some facilities work, but I know construction and notice everything. My room needed some painting touch ups, the bathroom fan was a tad loud, and the hallway carpet needed a better vacuum job. But overall, the place was clean,and quiet, and I was completely comfortable.

I liked the location
the rooms are incredibly tight not at all as large as is depicted in photos on the website. The water pressure in the shower was terrible it would have been better to use the sink and a rag to wash myself than to use the shower. Every refrigerated item in the breakfast area was expired by 2 days at least. It was below average for the price I paid for one night.

Room is TINY. SMALLEST hotel room I've ever seen. They hide the fact that there's no on site parking in the room description between there being a coffee pot and an iron in the room where they know nobody's going to notice it and only make you aware of it in your confirmation email after you can only cancel by paying for the first night. You had to pay extra to park in a public parking lot about 2 blocks away and walk back rain or shine. They say they give you a coupon code for it but it doesn't work. And they failed to mention that the hotel is under renovation right now and they start a little before 7:00 in the morning banging on the side of the building and wake you up. Couldn't wait to leave.

The location is great for exploring downtown by foot and the DART station is right across the street. Staff were accommodating and friendly. The bed was comfortable and the AC kept the room cool.
The building is clearly under some additional renovations and the hallways smelled like paint or chemicals. The rooms are tiny and cramped, barely any space for walking around, which was disappointing for the price we paid. We would have rather stayed somewhere else where we got more value for our money.
