Hotel was not kept well. Bathroom was the smallest ever experienced. Not clean and dated. Maid service did not make the room. It was not good.

I give this hotel a high rating mainly because of the best value healthy breakfast options I had during my entire trip across the US, the $20 buffet option had actual good fruit and good service. The room was fine and bed very good. The location is central, being on King Steet you have access to the main shopping street, but once past the shops your into South of Broad and its 19th-century Rainbow Row of houses, well worth the walk. I through Charleston may be a bit like New Orleans, thankfully it is not, its more refined, cultured, cleaner and safer for a tourist.

Room was not serviced. Returned at 3 pm and spoke to reception who said they would get it done immediately but nothing happened and by 7.30 I had to go back to reception again. Rooms are a bit tired. Lifts very slow.

This is an excellent hotel, very well located with really good facilities. Close to everything, and for those with questionable tastes in coffee there is a Starbucks downstairs by the entrance. The room was large, clean and had great views over the city and the water.
Service was patchy. On arrival the reception and restaurant staff were fabulous - they thought our room was ready, but actually it wasn't so we got complimentary breakfast. But bar staff were grumpy and mono-syllabic; a real shame as everything else was so good.

Pillows in room were horrible- lumpy and barrel shapped- impossible to sleep on.
Our room had two windows with both views of garage walls- disappointing.

Location and inside restaurant for breakfast.
My spa experience was not memorable. The masseuse started my massage ten minutes late and finished ten minutes early. Why state it’s a one hour massage if they need time the get the room ready before and after? I expected and paid for a one hour massage and felt I just didn’t get the service I was really looking forward to and for which I paid a good amount. Very disappointed!

Our room faced the port, was a good size with comfy bed and suitable furniture. The bathroom was small as other reviews mentioned but it was acceptable for the 2 of us. The hotel is in an historic building and the lobby has maintained its character and beauty. The room was renovated some time ago but we still loved its ambience. Paid parking, which was located in an attached city parkade, was a bit confusing at first but it all worked out in the end. The Francis Marion Hotel is centrally located with easy access to downtown sights as well as to the port. We certainly loved our tour of the USS Yorkton. We went to the Swamp Fox restaurant twice and enjoyed both of our meals there. The Francis Marion Hotel is great value for a stay in Charleston. We would definitely stay there again.

Location and shiny lobby
Not clean, rusty and extremely loud ac, a lot of dust behind and under the beds, bathroom sink and shelf dirty, only 3 sets of towels for 4 people. Check in is after 4pm. We had to wait over 30min just to leave our luggage at storage.

When we arrived Neil, at the front desk was very helpful in providing a map for a walking tour of Charleston. He was able to point out places to stop and see as well as places to rest and refresh with drinks and food. He was very congenial and friendly. We appreciated his help immensely since this was our first visit to the city.
