location, staff very friendly, flowers all over, outside patio with fire pit,
the little ants, no place to hang up wet wash cloths, could have had another shelf by sink for toiletries

Very close to all the restaurants.
The TV and Wi-Fi services were not good at all. The closet space was very small

We liked how breakfast varied every morning a little. Everything was delicious! We also loved the cookies and cocktail fixings! We loved the location, and the comfortable rooms.
Our headboard in our room had a strange stain on it.

The breakfast and location were exceptional
We were close to living room and it was noisy one night.

Great location, modern design hotel. Breakfast was good with healthy options. Nice sheets, towels, etc.
Our room was on the ground floor which we didnt know when booking. It was loud and not very private - couldn't open curtains as on street level.

I've stayed at 76 Main (comparable Lark hotel) and a couple other boutique hotels on the island for the last decade, this was the first time staying at 21 Broad because everything was booked. I liked the breakfast and the courtyard and proximity to the beaches/town, as well as the hotel providing beach towels and chairs. Breakfast is continental tapas style, it was good (a lot of sugary options though). Generally staff were pleasant.
Check in was transactional. Bed was way too soft, like it must be really old or made of down?? I asked the hotel if they had any other rooms available and they didn't really seem apologetic or understanding, they did offer another smaller room (I think?), but I declined it. Also the view was horrible, we had one tiny window in the alleyway adjacent to the next house, with someone smoking weed periodically. We could see directly into their living room. Also had no idea we could ask for water at the concierge until an hour before leaving, would have been great to have a couple bottles in the room when we got there or at least an offer of that. Room was fairly clean, shower had zero water pressure. Downstairs some of the chairs were absolutely filthy and stained. I think expectations of this place doesn't equal to a 4 star experience, anywhere else it would be 3 stars. But because it's Nantucket I guess all expectations fly through the window and you pay for the privilege to stay there. Also, even if I did mention my situation there was nothing the staff would have or could have done to rectify our issues. Money was out of my pocket ($3k for 4 nights.......) and that was it. Honestly not sure if I'll visit again anytime soon as it's overrated for the price, but that's my fault I guess!

It was a pleasure to stay at 21 Broad St. It was a weekend get away. We were able to walk to the location from the ferry. It’s nicely decorated. The staff was polite and friendly. The room was impeccable. The breakfast was simple but nice. We just really enjoyed our stay and I would recommend it.

This B&B was a beautiful old Victorian house. The room was large as was the private bathroom. Everything was updated. They provided a continental breakfast and happy hour mixers (BYOB) but they supplied the mixers and shaker.

the location was great
the room didn’t resemble the photos - it was lightly decorated and not cozy. we were disappointed to learn we couldn’t manage the temperature in our room - heat was set and window wasn’t possible to open. they accommodated by offering a fan but it seemed annoying given the near 500$ price tag.

Size of the room was good, especially sitting area, and loved having windows looking out at the street.
Furniture is starting to look worn, specifically the 2 side chairs. The room was warm, even after having our thermostat changed to the cooling function.

Cleanliness was excellent
The breakfast was skimpy. The room was way too small for the price.

Liked the breakfast, location and decor.
Bathroom area was small especially the counter space. The sink which sat on top of the counter and left very little room for toiletries and personal items. There was also no hooks for a robe or towel.
