About this house rental
Villa Princesa is a large oceanfront 7-bedroom villa located on the north side of Cozumel, approximately 5 minutes outside of downtown Cozumel. It's unique, not only for it's oceanfront location, but also because the 7 bedrooms are spread across three different structures, all of which are joined and face the same inner courtyard.
As you enter the house from the street level, you'll immediately find yourself sandwiched between 3 of the 7 bedrooms. On your right is a 2-level structure which has 2 bedrooms, each with it's own private bath. This area of the house can accommodate up to 6 guests, and is perfect for the singles or teenagers in your group because it has a separate entrance. On your left is another structure and another bedroom. This bedroom also has it's own private entrance, a full bathroom with a walk in shower, and a full size bed. Also perfect for the single in your group.
As you walk past these bedrooms down the long outside hallway, you'll find yourself at ocean level and at the entrance to the main house. The main level of the house has the spacious living room, with two comfortable couches and cable TV, the adjoining dining room which seats 14, and the attached fully-equipped kitchen. This level of the house has access to the ocean and beach and pool areas.
Outside you'll find an outdoor bar, a large pool with plenty of loungers, an elevator deck from which you can watch the beautiful sunsets, as well as a sandy beach area which leads to the ocean. The ocean entrance is rocky, but there is a water ladder to assist as well as a short dock area so that you don't stub your toe on rock!
On the second floor the house you'll find an additional two bedrooms. These bedrooms share a full bathroom and have expansive ocean views. One of the bedrooms has a queen size bed, whole the other has a king.
On the top floor of the house, the 3rd floor, you'll find the last two bedrooms, including the master suite. Both these bedrooms also share a balcony overlooking the ocean. The master suite has a king size bed and a private en-suite bath with both a jacuzzi tub and a walk-in shower, while the other bedroom has a queen size bed and a shared bath.
Even if you don't have a large enough group to fill all the seven bedrooms in this villa, you're still able to rent the villa at a reduced rate as a 3-6 bedroom house. So if what you're looking for is to be closer to downtown Cozumel, yet directly on the ocean, this is the perfect house for any size group.
Add COOK SERVICE and enjoy delicious homemade meals in the comfort of your vacation home. Start the day with a piping hot breakfast. For lunch or dinner, savor the flavors of authentic Mayan and Yucatecan dishes.

We had a great time staying at Villa Princesa. Lots of room for a large group and plenty to do.

Property is tired and needs updated. Ceilings leak when it rains and leaks onto beds in some rooms. Oven does not work and not all burners on stove work either. Internet does not work on third floor. Main water pump for the whole house is located under floor in one of the bedrooms and turns on and off all day and night making it hard for you to sleep in that particular bedroom. Refrigerator is too small for a 7 bedroom house. You are limited with what you can stock up on food wise because of the small fridge. Sugar ants all over in bathrooms and kitchen. Flying, stinging ants in top 3rd floor bedroom. Views are great on this property but the house is closer to being on a hostel level than a nice vacation home. I would NOT recommend this property as a place to stay on vacation.

The property was well maintained. The deck in the pictures had been removed.
We really enjoyed our stay. The property is large enough that we weren't crammed on top of each other. It was very well maintained. The location is close to town so it was easy to get around.

Great place for a family vacation
We loved the property. We brought our own snorkel equipment (bought off Amazon relatively inexpensively) and snorkeled off the dock for hours everyday. It was wonderful to be able to jump in the water and see different fish and sites depending upon the time of the day. The house and beds were comfortable. The arrangement of rooms is nice in that you can give some people more and less privacy depending upon age, etc. WiFi is limited to the main living room and the bedroom above. We had difficulty making the cable tv work and just gave up as we had plenty to do. We had some difficulty with exterior lighting for pool area and they came and fixed it immediately.
A car is NOT necessary to use this property. I rented one which was nice, but totally unnecessary. A taxi (cheap to town $2-7) would work well for everything. It is right next door to the Coral Princess and you can hail a taxi to your door in an instant. We even used a taxi for the grocery store and it worked perfect.
We had a "hiccup" with meeting Victor. I think perhaps the method of arranging unless you have a phone with you that works isn't so hot. I think some kind of entry box with code would be better. Because it just took longer than anticipated from the airport to the ferry and across he didn't find us and wasn't there when we arrived. We are persistent and kept asking people and finally found someone who "knew" Victor and called him and we had a house!
I would absolutely return here any time. It is not "luxe" but it is perfect for a family or group of friends. Plenty of space and ability to get away from each other.

We had an amazing time!
We were quite comfortable at Villa Princessa. It was close to town and the views were extraordinary. There were 12 of us and the accommodations suited us well. We had a problem with the air conditioner and Victor made sure it was fixed as soon as possible.

Villa Princesca was the answer for our group!
We wanted a house big enough for a group of 15 with creature comforts and Villa Princesca delivered. It is a multi-level home with a great saltwater pool, sandy beach and rock entry into the ocean; perfect for snorkeling. Kitchen had all the basics and a trip to the huge Mega store provided the rest. Ample water supplied for our group and the maid Antonio worked hard making our time so much easier. Highly suggest renting the house for a large group!

Amazing stay at Princesa!
Villa Princesa was fantastic and the pictures truly do not do it justice. Being able to swim in the ocean during the day and then watch the sunset from the deck was magical. My friend and I had an amazing time and Princesa had everything we could have possibly wanted. Thank you so much for making our stay so wonderful! We hope to be back soon!

Not as good as last time
Over the last two years, this place has gone down hill. We had a good time, but I am not sure that we would choose to come back to this rental.
The bad:
The house smells. The kitchen, living room, upstairs, and bedrooms smell. Like moldy trash.
The house needs painted.
The floors are slippery...like dangerously slippery around the pool and in the living room.
They removed the ladder for ocean access...so we could not use the property the way that we wanted to the last day.
The snorkel equipment we rented from the property manager was junky and did not work.
The good:
Great location.
Awesome ocean entrance.
The house keeper/ maid is amazing. She truly is a wonderful, nice person who lovers her job...and is very good at it.
The pool guy is cool.
It is Cozumel.
I can have fun anywhere...but this property needs some updating. The smell was too much.

Villa Princessa May 20-26, 2015
Eight of our family, middle aged parents, three young adult offspring and their spouses, stayed at Villa Princessa and found it very accommodating. It could easily house 12. We originally booked for 10, but one son and wife had to cancel due to their expecting a child soon. It is a large rambling house that affords a good common area for us all to be together, but spacious bedrooms and bathrooms for each couple to have our own space. It is close enough to San Miguel for it to be a quick and cheap taxi commute, but far enough out to have a little privacy and open space.
The ocean front is very nice. Many of our party snorkeled or swam from it daily. The view, especially at sunset, is classic Caribbean.
Victor helped us. We didn't see him much because we were out and about daily. But, he checked in on us and was very courteous. The maid service was good too. And, a team cleaned the pool while we were there. One of them even gave me a ride into town as he was leaving.
We would definitely stay at Villa Princessa again if we choose another Cozumel vacation.
Regarding comments from the April, 2015, negative review. Either we perceived things very differently, or substantial upgrades happened between our close visits. 1. The curtains are in ok shape. They are not room darkening. But the house has exterior shutters that are completely room darkening. 2. The beds and pillows were fine, though firm. 3. The refrigerator was adequate for our needs. Mostly though, we only ate breakfast there. 4. Our ladies did get some bug bites outdoors. But, we checked for bed bugs and found none. 5. I don't know if we used the coffee maker. I don't drink coffee personally, though some of us do. 6. I didn't see a safe. Perhaps it was there. 7. We did not use the pool much, preferring the ocean. When we did use it, it was a nice feature, and very clean. 8. The furniture in the living room and kitchen was comfortable enough and in good shape. The dining table is huge.

Paradise on the water
Villa Princesa will make you feel like a Princesa. The views, the snorkeling right off the deck, and the fantastic sandy hangout all make you feel pampered. Great place for getting away with friends, and plenty of room to cook, eat and enjoy life. It's a close walk to town to Taqueria El Pique for tacos or happy hour (but you can't beat the elevated deck for your own happy hour, right at Villa Princesa).

We arrived earlier than the 3:00 check-in time and were allowed to store our luggage and enjoy the pool area until the housekeepers had the house ready for our 1 week stay. Victor was at the airport to meet us and show us to the house as promised. He was very helpful and answered all questions we had. The housekeepers were in daily and did a very good job. I am generally not a complainer and grateful that we have the means to take a couple of nice vacations each year. I am writing this review not because we didn't have a great vacation, but because this property really needs some TLC. I think the rates reflect this. It's kind of "you get what you pay for".This property was as described for the most part however most all areas are in desperate need of upgrades. There was plenty of everything, but the majority of it was in very used shape. The refrigerator is extremely small for a house this size for this many people. The coffee maker is on it's last breath and starts when and if it feels like it. Hot water was an issue, but the weather was nice and warm so wasn't as bad as it could have been. The entire pool deck is tile and extremely slippery when wet. The beds were comfortable, but the pillows were like rocks. The living room furniture is falling apart. The drapes in the bedrooms are literally shredding and can not be opened or closed. The safe is very-very old and operates with an old key only. The small, old gas grill is no longer a gas grill, but is a briquette grill now. For the most part.......everything is old, very used and needs to be replaced sooner than later. I love Cozumel and will vacation here again in the near future. I would not consider renting this property again unless the owners put some money into upgrading this property.
