About this bed and breakfast
Charming cottage/studio/guest house sleeps 4. 736 sq ft. living space featuring a brand new kitchen and bathroom. Main living area consists of a queen size bed, queen size sleeper sofa, kitchen table, dresser and television. Beautiful original slate floors. Short walk to the Falmouth Heights beach, British Beer Company, Soprano's Italian Restaurant (new this year) and the Island Queen ferry to Martha's Vineyard. Great alternative to a hotel room. You will need to bring your own towels and linens. This is no telephone service at this location.

The Bare Essentials
The location of this property is phenomenal and is central to the beach, a few restaurants, coffee, and shopping. The exterior of the property and the landscape is barely maintained. You share the property with another guest who rents the main house. There Is no AC which is ok on cool nights but on warmer nights there is absolutely no air flow and difficult to sleep. At this price a window unit is a reasonable ask. The kitchen is excellent and equipped to cook a full meal. The wifi will not work if the guests in the main house are using it. The use of a wifi extender is not enough to make up for poor bandwidth.

Could be great
Let me start by saying this cottage is in a great location. I have been staying in Falmouth my whole life and this was close to everything and only a couple minute walk to the beach. However, there was no air conditioning in the cottage and it made it nearly unlivable. When we woke up it would already be 75 degrees and when we would come home from the beach late afternoon, the temperature inside was 85! And that was with all the fans on. Also, the heating along the floorboards was partly ripped out, exposing pipes and dangerous metal. About 4 days into our stay, my husband severely cut his foot. We really should have brought him for stitches, it was that bad. That situation is incredibly dangerous for kids. Upon check in there was no wifi info and I had to contact the owner to get it. She was responsive, but felt that should have been given immediately. The wifi is on an extension and barely works which didn’t go over well with a 5 and 7 year old all week. Although the kitchen, bathroom and floors were clean, there was lots of dust and the furnishings are sparse. There weren’t many options for putting our belongings. When we first checked in there was less than 1/4 roll of toilet paper and we had to immediately go out and get some. Not a huge deal, but after driving 5 hours, not what you expect to be doing. It could be very cute, but very much so lacking in so many ways.

Close to the Beach
This property, compared to others I've rented, had the best location, being a short walk to the beach and convenient access to shopping, restaurants and the rest of the Cape. The studio included all the basics, but had no frills. Both the inside and the outside could use some TLC - indoor decor and some real flowers perhaps. I gave it an excellent overall rating because it met our needs very well.

Ideal location
The property was just as advertised and met our needs. It is a block from the beach. The location is within walking distance to coffee, restaurant, bar and Nantucket Island queen. I did not meet the owner, but she totally addressed any questions re: parking, keys, trash, bedding etc.
It worked out well for us since my family has a house in Falmouth and this location provided the extra beds and convenient location.

Perfect spot for a Falmouth vacation!!
If you don’t mind studio sharing with other adults, this is your place. Minutes to the beach, updated kitchen and bathroom. The pictures do no justice. Instead of using the pullout sofa, we brought a high quality blow up mattress for our guests and that worked out perfect. Amanda was very responsive before, during and after our stay. We’ll definitely be back :)
