This was our second time in Provo in the last year, we just love it here! First time we stayed at a resort and this time we wanted to get out more on the island and this property was absolutely perfect for it. The house and grounds are exactly as advertised. Location is pretty central, renting a car is highly recommended. The view from this house is incredible and we found the walk to the beach (with 3 kids between 5-12 yrs old) to be very easy. House is and feels very secure and the support from the owner/company was great, even was able to bring us some beer on a Sunday when the island doesn’t sell it on Sundays :). Everything you’d need in a kitchen and for the beach and several public access beaches within minutes (not including the direct beach access). Simply an amazing property for a family or a few couples. Thanks for the great experience!

This home was beautiful inside and out with gorgeous views. Comfortable and lovely furnishings indoors and outside. A few issues we had with the outdoor alarms and tv setup were addressed quickly. We went in January so opted to have the pool heated which made it much more enjoyable. Would definitely stay again!

The villa was amazing for our group! Breathtaking views of the turquoise water. The villa was clean and well staffed. Paul was there anytime we called! Great path to walk to the beach. The house on Provodncialles in Turks and Caicos was stunning! A few minor issues, pool not being heated or cleaned when scheduled, air conditioning not included in price , an extra charge was added and had to be made at end of trip so it was used sparingly. The walk to and from the beach I a bit treacherous for myself and we found it easier to drive with cooler and chairs. The island is beautiful and the water is like no other in the Caribbean. Grace bay was our favorite beach but more crowded than our quiet beach. I recommend a boat trip to snorkel and go to Iguana island, my doubter even saw Jojo the dolphin who is famous in the area. Our family had a wonderful time for the holiday!!

It was the perfect home for eight adults to stay. The house is very well stocked and it’s the perfect location as it’s close to everything. Communication with the owner and the property manager was great.

We loved our stay here, and when you see the back views of the ocean, it will take your breath away! This home has everything you need. Comfortable beds, nice bathrooms, fully stocked kitchen, nice pool, and panoramic views of the ocean. We were close to all beaches and resorts, and made breakfast and lunch at home, then ate out at night at one of the resort hotel restaurants. Food is excellent, and Turks is so laid back! I highly recommend this home.

What a fabulous home. The panoramic view is absolutely breathtaking. The kitchen was fully stock with everything you may need. Definitely will be returning to paradise again!

Sea breeze was more beautiful in person than the pictures. Beautiful view of Grace Bay from the veranda or the infinity pool. The rooms are spacious and the kitchen is chef quality stocked with utensils. The house is in a neighborhood that is not that great but the property is protected by gates at the driveway and a security system and we felt very safe. The beach was a bit of a disappointment as it was rather steep grade to the water. Paul, met us and gave us a complete tour of the house and explains the operation of all of the systems. He was available and provided quick response to the few issues we had during the week. One thing of note is that air conditioning is charged on a separate meter at .55/kilowatt which netted us an extra $312 for the week. We weren’t able to leave the doors open because of the mosquitoes. A wonderful stay at a beautiful place.

If you are looking for amazing views in a quiet neighborhood, this is the place to stay. Just a short walk to the beach, an easy enough walk down to Turtle Cove Marina where there are several restaurants, and easy drive to the IGA. This area is definitely much quieter than the Grace Bay tourist area, but a quick drive to get there. The Lower Bight Road, just down the steps from Sea Breeze has a very nice sidewalk and felt very safe for the walkers and runners in our group. The staff was very responsive to the couple of things we needed and they offered a lot of suggestions about snorkeling, fishing, and different beaches to go to. Sea Breeze is definitely the best stocked rental home we have ever stayed in. The kitchen had everything we could have possibly needed- down to a meat thermometer! The pool was amazing. Mosquitoes were a force to be reckoned with, but we were prepared for this by the staff. There were plenty of beach chairs- even taller camping style chairs for those that find it hard to get out of the lower chairs. They were easy to tote down to the beach. All in all, everything was wonderful. We are ready for our next stay!

We loved our stay at Seabreeze Villa. The home is spacious and was laid out well for group of 8. The views of Grace Bay are amazing. Having indoor/outdoor living space made our time there really enjoyable. We cooked at the villa a few nights which was fun. The villa is also close to the airport, grocery store and centrally located making it very easy for us to get to the excursions we had planned. It was nice having beach chairs and coolers at the house for our trips to the beach. We would definitely stay again and look forward to returning to Turks & Caicos!

Our group enjoyed every minute of our stay at Sea Breeze! The home is spacious, clean, and has everything you need for a beach day. Its location up on the hill allows for incredible views and ocean breeze to flow through the home. The owner and management team made sure our week was stress free, and their communication pre-trip and during was great.

We loved our week's vacation at Seabreeze Villa. There is nothing I can even think of that would make it better. The views, the artwork, the furnishings, the beach chairs and umbrellas, the kitchen stocked with beautiful dishes, utensils and pots and pans was amazing. We cooked in 3 nights, so that lovely kitchen and outdoor grill served us well. Went to Da Conch Shack, Bay Bistro and Mango Reef for dinner and Somewhere on the beach for lunch. All were great and all a little different. Bay Bistro was our favorite- delicious and beautiful and so great to sit overlooking the beach and be able to watch the sunset. The people we encountered along the way were lovely. We ended up driving every day to Coral Gardens which worked out great for us. We loved all the activity down there and the convenience of having Somewhere close by for lunch and rum punches!! Paul - the house manager- was easily accessible for any questions we had - and we felt very safe having the security guard there at night. We are already talking about next year! It was one of the nicest places we've ever stayed. Thank you so much for sharing your beautiful home with us.

The house was so wonderful for our family of 8. We also had our infant with us. They had a crib to rent and we were able to put her in the office, which we appreciated having extra space for her. The house is a short walk to a beautiful beach. They provide lots of beach items! The beds were very comfy and every room has a bathroom. The outdoor space was wonderful, as well. We loved our stay!!

The title say it all "An Airy Oasis of Privacy with Panoramic Views of Grace Bay". We just got back from 2 weeks and stay at this property for one of the weeks. We regret we didn't book both weeks as Margaret's place is wonderful. She was quick to respond to our questions. We went with a mixed group of friends and her place fitted us perfectly. Plenty of room to move around, large kitchen for everyone and of course a easy walk to the beach. We sure will return, Cheer ~

This property is well laid out and very well maintained. We had four couples staying in the house and we never felt crowded or uncomfortable. All four bedrooms have king beds and en suite bathrooms, both of which were on our list of requirements. The kitchen is equipped with most of the items you need to cook meals in if you choose to do so. The outdoor kitchen is also very nice. The pool was more than adequate for our purposes, and like everything else at the house, is in very good condition. Check-in and check-out were easy and the property manager was very professional. The views from the house were amazing. Morning sunrises were spectacular! The path to the beach is a bit tricky and we had one member of our party who recently had surgery, so we opted to drive on the occasion the whole group went to the beach. Others walked there without a problem on separate occasions. One thing to note--the house is an easy drive to restaurants and activities, but you're not right down in the heart of things. We preferred that--it was quiet and more private without being inconvenient. You can't go wrong by selecting this property in Provo. A practical hint--the Provo airport is a zoo on Saturday afternoons. Plan accordingly.

Sea Breeze exceeded our expectations. The homeowner and property manager were responsive and helpful. The location is ideal. Close but not too close to grocery stores, restaurants, airport etc. The kitchen is well equipped for every need from cooking to serving to finally eating. The bar is equally well equipped. Shakers, blender, pitchers and shot glasses - we used it all. The bedrooms and bathrooms are spacious and beautiful. The beds are comfortable and the lines top notch. The outdoor area offers a variety of sitting areas to view the ocean, rainbows, and stars. The pool was clean and refreshing after a long day at the ocean. The outdoor shower and changing room is very handy. There were beach chairs, umbrellas and a cooler for us to use. The walk to the beach is quick and well marked. But if you are not steady on your feet keep in mind the beginning part is a rocky foot path. We enjoyed the walk and had young ones to carry the cooler. We would even walk down at night for a pre-bed swim. I hope we get to return soon.

This was a wonderful house for all three generations in our group. Beautiful and comfortable, great kitchen, lovely pool and an easy walk to the beach.

We were two families - 4 adults and 4 children aged 16, 13, 10 and 8, and we were in TCI Dec 16-23, 2022. The property had stunning views of Grace Bay. The house was spotless, true to the pictures, more than spacious enough for our group. The check-in was simple - on arrival, we contacted the property manager, who met us on-site. The information to get in the house was provided in an email prior to arrival. The house is in a quiet, safe neighbourhood, and is protected by a gate with passcode. Complimentary snacks, water, and beer were much appreciated. There was a local cell phone provided for our stay, which is great for making local calls when planning excursions. The property managers were easily reached by telephone and very helpful. Margaret, the owner, was very easily reached - she frequently checked in by email in the weeks leading up to the trip - and she was able to answer all our questions. The listing is very clear and accurate on what is provided. There were plenty of sturdy beach chairs and beach umbrellas, as well as a cooler. The walk to the beach is a bit rocky, and leads to a decently steep concrete staircase, then a road (lower Bight road) - cars can be quite fast on this road - then a street leading to a sandy walkway to the beach. Overall it took about 5 minutes, which our group was able to do without difficulty, while carrying beach bags, beach chairs and umbrellas. That said, we could see it being more difficult for people with more limited mobility - there is the option to drive and park to the street on which there is the 30 foot sandy walkway to the beach. A car was a must for us, and the grocery store is close by. We appreciated and used Margaret's suggestion for local caterers - the food was delicious at a reasonable price - and I would strongly recommend exploring that option for those who don't want to cook too often and don't necessarily want to go out. The pool was not heated (option to heat at a fee, which we did not use) and was refreshing when sitting outside in the heat, or after walking back from the beach. Loved the outdoor shower for cleaning off sand. Air conditioning is extra. We used the air conditioning sparingly - in bedrooms at night and in the main room when sleeping. It can be quite costly otherwise. We were told the average 'extra' amount most people pay was around $200-300 USD - with our usage we ended up paying less. I highly recommend this property! We just returned from 2 weeks at this beautiful home and can't say enough. The owner and management company were truly outstanding during the entire process. The home is perfectly located and was excellent for our family of 8. We walked the path to the beach daily and had no problems whatsoever. We look forward to visiting again.

The house is beautiful and has an incredible view. The oath to the beach was as described-a bit rocky but manageable. I, along with my 6-year old, walked to the beach with a large beach bag and beach chair and were ok. The location is pretty central to many of the popular spots on the island. Margaret and the management team were great and responded promptly to questions.

Stayed with wife and 4 adult children and two others. Could not ask for a better place to relax and enjoy Turks and Caicos. We liked the layout for a large group. So many places to soak in the sun, gather together and play games. Amazing views of Grace Bay.

Our group of 8 (4 adults and 4 kids) had a wonderful stay at the Sea Breeze. Views are amazing and the house is wonderful. - exactly as pictured. The beach in front of the house is wonderful - was a little windier than other areas of Grace Bay, but we had the beach almost to ourselves most days and it was heaven. We had zero issues with the path to the beach. It's about 5 minutes and my 5-year-old son could do it in flip flops. If you're heading down with lots of gear, it's easiest to drive down cooler/umbrellas/chairs, but the path itself isn't a big deal. We also enjoyed the location of the house as it was conveniently located for exploring all parts of the island. Airport, grocery store, restaurants, shops and other beaches are all a quick drive away. We had considered staying at a house in Taylor Bay, but am glad we went for this location instead. Highly recommend the property. Owners/property managers were very professional and easy to deal with.

Sea Breeze Villa exceeded my expectations. The pictures do not do it justice as it is even more beautiful in person. 6 of us enjoyed this amazing home. Margaret was an absolutely amazing host. Very responsive communication and offered great local suggestions and updates. I could not have had a more perfect experience. Margaret, Paul, the management company and this amazing home made my 50th birthday memorable. As soon as you walk in the front door you instantly see the wall to wall ocean and outdoor pool views. I could litteraly spend the whole day just soaking in the picture perfect views. The pool was fun to swim in and I love the fact it had an outdoor bathroom and shower. So no need to go in the house from outdoors. The kitchen was fully stocked with all appliances, cookware and dishes needed. The bedrooms were inviting, beds were comfortable and every room had a tv with cable and Sonos sound system and made us feel like home. Each room felt a Primary bedroom with King beds. I love the fact there was a bathroom for each room and we did not have to share. The entire house was very clean, bright and beautifully furnished. The house sits on a hill and quiet away from neighbors. We were able to listen to music in the back patio without fear of disturbing anyone. We felt secure in the private gated entrance and private road. There was a washer, dryer and iron with ironing board for our convenience. There were also plenty of beach chairs and towels for us to use and even a cooler to take to the beach. Every single detail was thought out in the home. From all of the amenities, beautiful artwork and convenient location it doesn't get any better than Sea Breeze Villa. The grocery store was only a mile away which was very nice. There was even a nice walking path with direct access to the beach, which we used. There was a cute little sitting room, but we did not use. It would have been better utilized as a bedroom if equipped with a bed or Sofabed for 2 more guest if needed. I would definitely stay at Sea Breeze Villa again. Stunningly beautiful.

Sea Breeze Villa is my go to when I bring the family to Turks. It’s a wonderful house at an exceptional location. If you are familiar with Magnolia Wine Bar, this house has a better view than their terrace. The pool and outdoor cooking area are great alternatives to have when you just want to stay home and relax. Being a short walk and shorter drive from Grace Bay beach means you have easy access but all the privacy of not being immediately on the beach itself. No people walking by and staring at you sunbathing at the pool :) The property management team always has someone available, even if you just need advice on where to go or what to do.
