This is our second time renting Sunrise/Sunset. The bedroom layout works great for our group of 8 adults and 6 children. We were able to all eat inside on the Sunrise side by sitting 4 children at the small dining table and adding a couple of bar stools from Sunset to the counter for the other 10. There is a private beach just east of the house's beach access which actually turns out to be an advantage because it prevents access to the beach from the high rise on the other side of the private beach so it is easy to set up beach front. Being able to walk to Goatfeathers to pick up seafood is a big plus. This is an older house and could use a little TLC but don't think you can beat the number of bedrooms and convenience to the beach for the price. Management was very responsive to the couple of minor issues we needed fixed.

Cons- pool was on the stagnate side and dirty. House gets a 6 out of 10 for cleanliness. Beach use confusing on where we could set up, signage poor and we had people move our canopies/chairs multiple days. Pro- house was very accommodating for 20 guests. Short 2 minute walk to beach.plenty of property parking 5-6 cars.beautiful area.

Lots of bedrooms and bathrooms. Not fancy but that suited us fine. Great beach proximity. Wonderful pool. Overall great family vacation with kids and grandkids. Only issue was the private beach that started at the bottom of our private beach access that we weren’t allowed on. Private beaches everywhere in Seagrove is a disaster.

What a great layout! We had 5 different families, 10 adults and 6 kids under 15 yo. There was enough room annd rooms for everyone and we loved having 2 kitchens right across from each other! Great beach views and access! Already talking about using Sunrise/Sunset again! Thank you for sharing such a great house!

This is the best property at this price range I've been able to find when you consider the proximity to the beach, the proximity to seaside, and the amount of space available inside of the house.

Our 3 Adult sons, 2 Daughter in laws, and 1 grandson plus my sister, brother and sister in law all stayed for the Labor Day weekend….everyone had their own room with extras to spare. Private pool and beach access wonderful!
Wish we could have stayed longer….
Perfect for cooking together too! We boiled seafood downstairs and even did a big BBQ.

Everything was wonderful, and the house was exactly as described. The water/beach was gorgeous, there was plenty of space for everyone, and the property manager was super responsive. We had the best time staying at HMS Sunrise & Sunset. The check-in process was very easy and Lanier was very responsive. The house was clean upon arrival, with the exception of a few dead cockroaches lying around the front door when we arrived - Didn’t put it against the housekeepers or the owners since it did rain the night prior and it was very hot and humid the day we arrived. Overall, a great place to stay and great neighbors if you get a chance to talk to them. Would definitely stay here again.

Our stay at Sunrise/Sunset was great. The houses were older but clean and comfortable. The beach access was very close and private. There are stairs at the end of the boardwalk. The pool was a good size for our ten grandchildren. We recommend this property.

Our family of 14 had a great stay. The private beach was terrific and only a 2 minute walk from the house. The house was roomy - we rented both sides - and provided ample areas for different groups. The beach was the softest white sand and perfect for adults and children. The Publix was 10 minutes away and restaurants - and the best ice cream and donuts ever- a short walk. We would definitely stay at Sunrise-Sunset again.

There is room for family to visit and space for each of us to be about our own projects.The property has been well maintained and when needed improvements have been completed.The property management team have responded in rapid fashion when needed.

We weren't very impressed with the condition of the rental in general for the amount paid. The pool shower on the SunRise side was broken. Fortunately it was all of our family staying on both sides so we used the Sunset pool shower but it might be awkward if each side was rented by different parties. The location and beach access were great! While not right on the beach, there was no major street to cross and it was an easy walk to the private beach access. On nice beach days it was best to set up tents and chairs on the beach in the early morning, around 6am. There was a lot of seaweed and June grass in the water most days (there 7/16-7/23/22).

Great location and beach access
Bedroom layout worked great for our group of 8 adults and 6 children. We managed to fit 6 young children around the small dining table and had the 8 adults sit at the bar. Otherwise it would be hard to have everyone eat in the same room. There is a private beach just east of the house's beach access which actually turns out to be an advantage because it prevents access to the beach from the high rise on the other side of the private beach so it is easy to set up beach front. With young children we did not go out to eat so being able to walk to Goatfeathers and Angelinas to pick up was nice.

Great beach access, poorly cleaned w/ roaches
We enjoyed having adjoining houses to share with large family so close to the beach Unfortunately the house was dirty (dirty vent over bed, dirty mattress pad on pullout sofa, broken deck chair & picture, dirty floors). Biggest problem was house needed routine pest control maintenance to control roach problem and not just twice during our stay.

Wonderful friend reunion
It was such a great experience. Some things were outdated and needed to be redone, but it is a beach house at a great price! We have already booked for next year. I hope to make it a yearly trip. The location and views of the beach were perfect.

Like all things online I was a bit skeptical since not all vacation homes are the same. But when we got there we were just amazed! I had great communication with the team. The house well kept and clean. The area is super safe and peaceful. We rented the whole house and there was more than enough space for the whole family. It was truly worth it and we are looking forward to renting again!

Great Family Getaway
Our family of 15 had a wonderful time gathering together at Sunrise/Sunset! The home was very well appointed giving us everything we needed for an enjoyable stay. The location was wonderful and the management team was very responsive to our needs. We loved being just a few steps away from the beautiful white sand beach and our weather was unseasonably warm. We rented bikes for the week and enjoyed going into Seaside for lunches and shopping. Just a perfect stay all around! We would love to return again soon! Our only complaint is that the time went too quickly!

The best summer vacation ever!!!!
We were planning to spent the Labor Day weekend in Seagrove with my 6 children and their spouses/significant others and 8 of my grandchildren. We are from New Orleans- some of my family evacuated and some of us stayed for the storm. On Monday it was clear we had to leave because there was no power. I called and asked if we could come 3 days early and then we asked if we could bring our dog because we could no longer board her. The owner graciously agreed to both. Sunrise/Sunset was spacious enough for 20 people and a 4 month old not to be in each other’s way. The place is beautiful but not to fancy that you worry you are going to ruin it. The beds, even the bunk beds are comfortable, and there are 2 washers for clothes, 1 kitchens. The beach was so close and the owners supplied an amazing canopy and chairs that we used daily. The area was not too crowded, the pool was our own personal space. It was clothes to restaurants and bars for the single older kids. The porch areas were screened in and the kids spent hours there drawing . In short, it was amazing. Thank you so much for making our evacuation such a fantastic experience.

Positives-Great Location, Great Beach Access, Well Stocked.
Negative-We discovered black mold in laundry rooms, bathrooms, and in some bedrooms. Presented allergy issues for some guests. Also had issues with ants and cockroaches.

The location and access to the beach from this location can't be beat. Communication with the mgt was always prompt and check in was a breeze. The house is just as pictured and described and was great for our large group getaway. Don't think twice about this one! Just book it!
