Overall, our week stay was fabulous. We have stayed in this same unit 3 or 4 times now. One complaint we have this time, on Thursday, while we were hanging out on the balcony, the security guard opened the balcony door & announced they were there for "pest control". We were not happy, not being notified prior to them letting themselves in. A simple email or phone call would have been nice beforehand. & just for the record - we did not notice any pest issues!

We had a wonderful time here for our anniversary getaway. Quiet area yet still within close driving distance to area attractions. Wonderful restaurant across from condo if you would like to order take out and eat on the beach or balcony. When you walk out on the ground floor you are just steps away from the sand. Our favorite part was the gorgeous view of the ocean from the condo and balcony. .

It was a very quiet and relaxing Thanksgiving holiday at the beach. The condo had everything we needed.

We had a great stay! We have stayed in one other condo at Emerald Isle. They were both tastefully decorated and very comfortable beds and LR furniture. The oven works on convection, I believe, we didn't know how to best operate. No problem for us just slight inconvenience. The master bedroom is outstanding with view of the ocean! Didn't use the 2nd bedroom except for dressing room and 2nd bathroom for my husband. We appreciated the extra space! Enjoyed beach chairs and umbrella's as that was our main purpose, to spend time on the beach. The young man setting up chairs was helpful and friendly. Enjoyed retirees who were there and met some owners. Super nice people! Spent time in the hot tub and steam room. all were super clean and the heated pool was perfection! We will book extra days next year! Only suggestion to improve is communication via email was slow took days for a quick response. A cover letter about general information was confusing to me, seemed to be a generic letter that didn't apply to our rental. Blackout curtains in the LR-- a must to keep cooling costs down and provide best afternoon experience for guests. The balcony, which is to die for btw, is much too sunny and hot after 3 pm and the LR is same. Blinding sun only lasts for a few hours. but I can't imagine waking on the sofa at wee hours of the morning.

Property was a good location, nice condo. However, there are maintenance issues. Door does not lock properly, transition in bedroom is broken and was a hazard. Remote control doesn’t work properly in living room. Contacted property with no response all week.

First time staying at this condo. No issue with room or property. never had any parking concerns worries of getting a parking spot like some in condos in the area. short walk off elevator (never waited long for an elevator) onto the pool deck and then beach with NO STAIRS, was a nice surprise. makes it easy hauling beach gear and cooler.

We had everything included, that we expected. Only one thing not as expected. The shower and bathtub in the master bath had NO hot water. I ran water as much as 10-15 minutes and NEVER got any hot water. I reported that and lady said they would send maintenance but no one ever came. It was just me and my daughter, so we took turns using other bathtub

We checked into unit 806 in Emerald Isle Condominiums Sunday afternoon, April 26th. Monday morning we discovered that the freezer & refrigerator were barely cool. We had to discard all groceries in the refrigerator. After calling management, we were told that they would send someone to look at the fridge, but couldn't give us a timeframe. Finally on Tuesday, they showed up, but didn't fix the problem. Called again to complain. No one showed up on Wednesday. Finally on Thursday, after more calls, they brought in a temporary refrigerator. Why wasn't this done on Monday so that we could have had a refrigerator while you figured out how to handle the problem. Management acted as though not having a refrigerator for 4 days of our "vacation" was no big deal. Who in your organization would want to rent a unit with no refrigerator? Also the inconvenience with maintenance and refrigerator repairmen coming in & out of the unit even when we were not there was very stressful. The second week of our vacation, they were replacing flooring in a nearby unit. The noise was extremely loud for 3 days, so we found that we needed to be out of the unit until 5PM., when they finished for the day. I asked for some kind of compensation for what we went through on this "vacation ", but so far have not heard a word from the management or the Owners. I really do hope that none of your other guests have to have an experience like ours when they are looking forward to 2 relaxing weeks in Panama City Beach!

Best trip in a long time and we have come to PCB every year since I was a child and then with my children and this year with my adult children. Loved the location of Emerald Isle.

Overall we enjoyed our stay however there are some things that need fixing in the condo. The freezer makes very little ice. Popsicles melted in the freezer. Curtains in main area are about to fall off the wall. Chair in main area does not have the correct cushion— seating on it was horrible. Commode seat in master bath is cracked/broken and pinched you when on it. It looks like it has been spray painted as it was pealing off. The shower curtain rod has about had it Chairs on balcony were horrendous to sit on. Very uncomfortable. I do have to say however the master bed was very comfortable. I don’t think I would stay in this unit again until it has been repaired. The complex is very nice and so was the security persons walking around.

Was great... beautiful lodgingd easy beach access, pools, grilling. Worse part was parking under the building was extremely tight and many spots designated. Other than that really enjoyed it.

Our family stayed at 806 Emerald Isle from October 1st - 8th 2022 ...The condo was clean and easy checkin...The weather was perfect for the whole week..It was quieter and more peaceful on the West end..Me, my husband, my Mother, and my youngest sister all were here to celebrate my sister being cancer free for 3 months...We had a great time . The only thing I would note is there was no top sheets on 2 of the beds, and none extra in the condo.. We had to go buy sheets.. Also, we had to buy alot more things like toilet paper, paper towels, dish soap, trash bags, and etc..We were used to having more of these things already there.. But we had an excellent vacation, and would stay again...

This was our first family trip with our son(he is five).The condo was nice, just as pictured. It was a great stay the beach and view were beautiful!! My son was able to see jelly fish, manatees and we even seen sharks our last day. The location is great if you are looking for something just out of the main tourist area. There were a few restaurants that are walking distance. The beaches were not busy and we had no issues with parking as we visited at the end of the season. We had no issues with the staff, everyone was extremely friendly! We have already began speaking on our next trip and would definitely stay here again!

This condo is like the others for Emerald Isle. They are always clean, great location for families not wanting the party life and the beach views are spectacular. You can not go wrong with any condo listed at this place. This is our 3rd visit and we haven't bothered to look at any other place!

I spoke with him before we arrived, he was helpful with the area & stuff to do for our family. I reach out once during our stay too, early in the morning & got a quick response again!! I would stay here again. We also loved the location, less busy compared to the east end.

Very nice and spacious condo with everything you need. The view from the balcony was amazing and with such a large balcony there was lots of room to enjoy it. The inclusion of the beach chairs was a great bonus and greatly appreciated. The building was very clean and all staff were very friendly.

We initially were very excited to stay at the Emerald isle, the views and location looked ideal for our 1 week family faction. However, after making the initial reservation we started to see there were going to be problems as the extra fees started stacking up and the inconvenience of dealing owners that have no clue how a business is run. First if you want to park and access the pool on site, prepare to shell out more cash, you want to pay with a card (debit or credit) there's a fee for that, but you can send a certified cashiers check to a random stranger. We called Vrbo about this and apparently it allowed, but from a customer perspective it's highly insecure. The owners excuse was that they have to pay rental tax on credit card transactions. Sounds like they're avoiding taxes.Once we arrived we quickly realized that the apartment was absolutely bare bones when it came anything. Did you want to make food in the kitchen, great, just go buy all the basic seasonings you would need like salt and pepper cause that's not included. Want some extra towels, nope they have a washer you can just wash the towels you have in oh but wait there's no soap so you'd need to buy your own. Literally every possible convenience that should be included in a Vrbo was missing. The condition of the apartment was about 2 out of 5, most of the fixtures were old and rusting and it took forever to get hot water. Not to mention we had to restock the toilet paper mid week in a full week stay because the owners are too cheap to leave an extra roll under the sink like normal people. Overall, very underwhelmed with this rental as we've staying in FL Vrbo's before with wonderful results. Panama City beach was awesome inspite of the accommodations. Enjoyed our week long stay at Emerald Isle. Have stayed there before, and specifically choose it as we were traveling with a 16 year old in a wheelchair with very limited mobility (barely able to walk), and we knew the beach access there was as easy as it gets. Condo was very nicely furnished and comfortable,and outside of needing an extra bathroom hand towel/kitchen towel (so we could use one/wash one), and a set of measuring spoons, everything was as expected. I'm pretty picky, and while the condo was clean enough, may be time for a deep clean. The elevators are slow, but when on beach time...The only BIG negative was that the property manager was the rudest individual I have EVER had the unfortunate need to communicate with in the hospitality industry. With all of the scams "out there", prior to my final payment I questioned the payment procedures I received (personal check or fee for credit card???), and his response was not just curt, but RUDE. He was demeaning, afforded little peace of mind,and honestly left me wondering (until we actually arrived) that it was a legitimate transaction. Condo great - property manager RUDE. Other than dealing with him, all was good.

Paradise
Loved every minute we were there. Check in was a breeze thanks to Trudy! She was so kind and helpful. Condo was beautiful and very clean. The weather was sunny everyday and the water was crystal clear. Much needed R&R. We will be back next year!

The pictures don’t do the property justice. Everything was nicely decorated and very clean. The views are amazing! The property amenities were enjoyable as well.
