Wonderful house. Great communication with owner when needed.

We traveled to Middleton with my two adult sons and their wives for my nieces wedding. The cottage was charming and clean and perfect for the six of us. We each had our own bedroom and bathroom, and the kitchen was well appointed with all the cooking utensils You could need. The house is in a perfect location, close to second beach and only a 15 minute drive or Uber from Newport. The front room/sunporch is lovely and a great place for everyone to hang out. Wish we had had more time there

Wonderful stay at this comfortable home! Our family loved it. Nice decks and yard. Katie answered my questions very promptly. I grew up coming to Newport every summer but never stayed in this location and it really is convenient. We were able to bike or run to the beach and also some restaurants. Thank you Katie and Brian for a wonderful stay.

We had a great stay at this charming house while visiting Newport for a weekend wedding. Easy 10 minute drive into downtown Newport. Katie was very responsive to all of our questions. We enjoyed going for a bike ride to the beach (just over a mile), and eating meals out on the porch in the backyard. More than enough space for two couples.

We comprised of 5 adults on a long weekend to the Newport area. This house is in Middleton, which is a great location in proximity to Newport and other areas of Rhode Island. We enjoyed the home very much. Absolutely loved the cute sitting room in the front of the house. This house worked out great for us because of each bedroom having their own bathroom. The only thing we had to watch was the last person could get stuck with no hot water, so we just timed our showers a bit better on the other days we were there. The managers were easy to get a hold of and very accommodating with our very late arrival! I would totally stay at this home again if I get back to Rhode Island!

Was there for a family wedding at the Viking Hotel. It was no more than 10 minutes to the venue. House is set up perfectly with each room having its own bathroom. A well appointed kitchen. Quite neighborhood. Will definitely stay there again.

We were in Middletown for my nieces wedding and decided to turn it into a week long family vacation! So glad we did! The house was very comfortable, plenty of space for all and had everything we needed .

This bungalow beach home was super comfortable and spacious. It was situated in close proximity to First & Second Beaches and town! Decks and backyard added to the ability to lounge and gather around to socialize or duck away for peace and quiet. The hosts were fabulous and Katie was super accommodating in allowing us to add on a nite to our stay. Lots of tables which allowed for board games, puzzles and dining.

This was the perfect place for a peaceful getaway. The house was so charming with a beautiful peaceful yard and two relaxing decks that overlook. So close to the beach and Sachuest nature preserve as well as the bird sanctuary. Close enough to downtown Newport without being in the middle of the crowds. Thank you Katie and Bryan for your hospitality!

We spent a great few days in a mini-family reunion. 5 adults and one child fit comfortably in the 3 bedrooms and with 3 bathrooms the stay was so simple! Dining and living space are generous and comfortable and the kitchen is very well equipped, we cooked every day and had everything we needed on hand. Home has beautiful natural light and the setting is calm.

This was exactly what we were looking for! Close enough to beach and town for easy in and out but quiet and relaxed. Super kid and dog friendly! We will definitely come back and stay again!

Beautiful house with great layout and everything you could need for a relaxing stay in Newport. Walking distance to two beaches and the Cliff Walk and very short drive to historic downtown area.

Our first impression was.... its a little dated. However, everything was spotlessly clean, the area was fantastic for access to beaches/Newport/Eateries and walks for our dog. The beds were comfy, there were enough TV's to keep everyone happy :-) however, few more knives (only 5) would be great. We will be back - we loved the cottage.

The host: Katie is one of the kindest hosts I've come across in all of my Airbnb and VRBO stays, and I've had a lot! She was incredibly responsive and always available if we ever had any questions or needed anything. It felt like we were staying at a family member's home. The house: had everything we needed, each bedroom was wonderful and had its own private bathroom. The living room was so comfortable and hosted many a cozy Netflix movie nights. There was not 1 but 2 lovely back porches to enjoy the sunshine and listen to the trees in a very quiet neighborhood. There is an RV park just across the way that is very quiet, and every person that leaves the park would either throw up a peace sign or say hello. They also had a couple wonderful smelling firepits going at night. The location: a total dream. In just 3 minutes you could drive down to the beach, filled with surfers, a 5 minute drive park in the beautiful Sachuest Wildlife Refuge to take walks amongst deer and birds while watching the waves roll out in the ocean, and a 7 minute drive to enjoy all of Newport's restaurants or pick up groceries at A Market or Stop and Shop. We also had a labradoodle with us and right down the road, maybe a 3 minute walk, was a great park to walk him. The location really could not be any more ideal.Thank you, thank you! Could not recommend Katie and her home enough. 5 stars.

This home was perfect for our family - 3 adult couples and our dog. The home had the space needed to spend time together along with 3 spacious bedrooms with their own baths and 2 decks and a big yard. A quiet neighborhood that is close to the beaches and easy to get into Newport. The kitchen was well furnished with cookware, plates and glasses with a nice counter to make meal prep and serving easy. Katie was very responsive and a pleasure to work with. We would definitely stay here again.

We loved our stay at this charming cottage.It was wonderful to have two spacious decks overlooking roses and hydrangeas.The location is very convenient with the beach and restaurants easily walkable or bikeable.Our family appreciated having three nice bedrooms and baths and a very spacious living room.We would happily return.

My family and I had very pleasant experience. VERY clean, had everything needed for a short or long stay. We are in the market for our own place in the area, as we’ve been visiting the area for over 20 years. This cozy cottage made it feel like we fulfilled the dream. (Even if only for a short stay) Great neighborhood, near a park, close to town and beaches. Very quiet. Will definitely seek out to stay again.

Very nice stay with all that we needed provided at the house , wonderfully pretty yard in a quiet area , cool bikes and - close to beaches.

We had a wonderful stay! Host Katie was responsive and gracious. The house was wonderfully laid out so we each had our own rooms with private baths. We were lucky with great weather that allowed for evening cocktails and breakfasts on the outdoor decks. It was the perfect distance to bike to Fort Adams for the jazz festival so we could get a bit of exercise along with world class music and stunning views. Highly recommend!

Nothing beats Newport in the summer!! And this little cottage was perfectly located to enjoy it all!! Easton's Beach, the Cliffwalk, Bellevue Avenue, Ocean Drive , Thames Street, and Newport Vineyards-- we did it all!! We also made several trips to Bristol to plan a wedding next summer! Thank you, Katie, for being so gracious, and making everything so easy! We loved your little beach house, and will definitely be back!!

Great stay. Property owners are great. We loved the neighborhood, so close to beach and only a few minutes from downtown Newport. We enjoyed bike rides with bikes provided by owners. Very very cozy

Our group of 6 (my husband and I, two kids and my parents) had a lovely stay at Katie and Bryan's home. It was plenty spacious for all of us during our weekend visit to the area - it was so nice to have separate bathrooms for each room. It's also ideally situated - very close to the beach, restaurants, the cliff walk, mansions, and of course, Newport. Katie could not have been nicer and easier to communicate with - thank you for a very enjoyable stay!
