was nestled up in the woods, where it was very quiet, and close enough to the stores and restaurants that we needed.. It was equipped with everything in the kitchen upstairs that we needed.. A group of 8 senior golfers loved our stay at this property. It had a bedroom and bath for each couple and the views to Victoria were incredible. The kitchen had everything necessary and there were more than enough sitting/TV rooms that everyone could retreat if they wanted. The hot tub was a blessing after golf and the BBQ was clean and ready for our steaks.
The location was within 30 minutes of all the golf courses we played, 30 minutes to downtown Victoria and within 15 minutes for groceries and liquor.
There were only 3 issues that I would mention to the property manager:
1. the kitchen faucet is loose and needs to be repaired.
2. the lighting in the main bathroom is too dim and needs brighter bulbs.
3. we ran out of paper towels and there were no more on hand.
Overall, this property is a gem!

"It was a fantastic stay, with everything conveniently within a 15-minute reach. All ten of us enjoyed a comfortable stay with each person having their own bed. The hot tub was a great addition, although it could have been a bit cleaner. Nevertheless, this minor issue won't impact my overall rating. From the booking to the check-in process to the actual venue was fantastic. The house is large and comfortable with lots of space in a great area. Close to nature and walks. Even in the pouring rain of our weekend the house was warm and inviting with lots of windows and wonderful spaces, bedrooms, hot tub, appliances, etc. I highly recommend it!

Beautiful clean home that had everything we need. The view and the hot tub were amazing! The beds were also super comfy and the neighbourhood was very nice too. It fit all of our friends comfortably. Would definitely recommend a stay here!

The location of the house was quiet and convenient and the views were beautiful from the balcony. The house had a lot of room and we were all very happy that there was so much space. There were a couple of issues with our stay, the toilet in the main bathroom did not work and the shower in the same bathroom did not drain. When we preheated the oven to make food for our group, the bottom was thick with whatever was made in there prior to our trip and it smoked out the entire upper floor pretty badly, enough to make all of us stand outside for a while and it definitely ruined a bunch of our food that we had tried to make. I ended up putting the oven on self-clean so that we could use it. The fire alarms did not go off although we did make sure they were there. There were pieces of broken glass on a counter in the master bath and also glass bits on the main balcony (neither balcony was very clean when we arrived) There was one coffee filter for the coffee pot on a three night stay, so be sure to bring your own. Our host immediately called a plumber for us who was then set up to come the second day. He did not show up until the third day when he let our host know that a new toilet was needed, and installation required major work which we chose not to have done as it was already the day before we checked out. We were able to use the shower by day three but not the toilet. There was no kitchen spray or multipurpose spray provided to keep surfaces clean or to keep the counters free of bacteria nor could we locate a dustpan. It was really hot in the front bedrooms as it was 25 degrees outside and the temperature control is locked at around 21 however, it will not allow you to set it to cool down so in fact, the temperature in the master bedroom was sitting at around 26 degrees through the day with only a fan to use. The AC unit is actually only in the kitchen.
On the flip side, we were very happy with our greeter/host for the weekend who always responded quickly with the bigger issues that needed attention. He was friendly and was also able to provide us with a late checkout on our last day since there were a few issues with the cleanliness and maintenance. I would love to stay at this property again but only if there was more attention paid to the cleanliness and maintenance of the home.

Overall, the house was in a nice area, was able to fit a large group, and had a clean, private hot tub! With this listing being named as an executive vacation home, we were really hoping the furniture would be in much better condition than it was. I also wished I did more digging into the reviews to find out that air conditioning was only in the main living room/kitchen area. We were there in August, so I'm sure the heat level we had was unusual for the island, but the bedrooms were all very hot which made it hard to sleep. They provided plug in fans which helped a bit, but there wasn't one in every room. That being said, we still had a wonderful time and took advantage of the close proximity of the Bear Mountain Golf Resort! There were also lots of walking paths nearby and cute deer everywhere.
The downloadable check-in/rental information also needs to be updated, as the information was outdated and incorrect.

Most of our stay was comfortable and very pleasant. Us as a group of retirees over the age of seventies the amenities were up to mark, the only thing negative were the outdated and unsafe bath tubs, high rise and without a grab bars, non anti slip. Could prove fatal to even an elderly person. This would perhaps be my only grief.

It was so big that when we were in the master bedroom, we could not hear people talking in the kitchen. we were surprised at the number of deer and raccoons wandering through the neighbourhood to our great pleasure. The only small drawback is the location as it is a half-hour drive to downtown Victoria. I would not hesitate to read this property again, should we return to Victoria.

Great space for large groups and families
This property was perfect for our group of friends and our young children. The place is even more spacious in person. You can tell the house is a bit worn in areas, and there were a few dust bunnies, but not unexpected for a house that is ideal for families. The location is about a 30 minute drive (45 minutes with traffic) from downtown Victoria. There are amnenities in Lanford, which is about a 10 minute drive. With that said, the amount of space at this property is worth the commute.
Overall, our experience with the property management company, EMR Vacation Rentals, was positive. Our greeter, Dwayne, was very prompt in replying to messages and phone calls, and tried his best to accomodate an earlier check in time for the toddlers. One area of possible improvement would be less emails from the company regarding the trip. Also, the Hospitality phone app that EMR suggested we downloaded was clunky, difficult to use, and kept crashing. The multiple modes of communication such as via email and the app, which combined with inconsistent information made some aspects confusing.
We would stay at this property and/or rent from EMR Vacation rentals again. Thank you for the accomodations!

Great house for large groups. This was our second stay in 3 years. Worked very well for our family. Many years of rental is starting to show wear. Could use deep clean, some new furniture in upstairs living room and matching paint for wall repairs. I feel these are not unreasonable if you wish to advertise as “Executive “ rental.

Family getaway
The house was perfect for our family vacation together, large kitchen and lots of different spaces for family to hang out together or separate. We had snow the entire time which is unusual for Victoria and we enjoyed many hours in the hot tub watching the deer walk by. The views are stunning and the deck would be perfect for outside entertainment. Weber BBQ was well used, we would certainly return and thanks to Dwayne for his help.

We booked this for a 4 day family reunion with a total of 7 adults and two infants. It was really good. We had plenty of room for everyone, nice furnishings and good functionality.The main area has a nice view of the straits and we enjoyed using the hot tub on the balcony even when it was cold out.The bedrooms are spread around the house so everyone had lots of privacy but there was plenty of room to get together for food and fun.
