Property is very well maintained. The walk to the dock was a little longer than I anticipated, but not terrible. It was so lovely being able to bring our dogs to enjoy vacation with us.
Check out instructions were a lot, but Stephanie was great with communication. Overall, a wonderful family vacation stay!

The host was wonderful! Great communication and very friendly. Stephanie checked in to make sure we had what we needed. Walmart is 16 minutes away as well as Dunks. Have you tried the new Mocha Wipped coffee? Yum. Sand Pond is just that, a pond. Dont let the name fool you! No sand at the bottom only muck. I suggest water shoes or floaties. Be sure to admire the Loons from a distance or ask Stephanie to use the kayaks! The property offered ideal privacy and room for our dogs to play. The water is a bit of a walk down the rocky driveway. If you have elderly with you, you may want to drive them up and down. Lots of towels and dishes to use. Dishwasher, TVs, AC and washer/dryer all worked properly. Some of the lights didnt work but plenty of natural light.

The property listing could use some updating, as the house is not lakefront, nor does it have mountain views. That being said, the house was impeccably clean and warm and welcoming! Stephanie and Mike were very gracious hosts throughout our bout with hurricane Lee when we lost power less than 12 hours into our stay, offering refund, generator, etc…whatever we needed. We managed to make coffee and cinnamon rolls on the gas grill the next morning (thank god!!) and just played games by flashlight/candlelight. Would definitely return again.

Communication was good and the lake was beautiful but however mountain and lake views were nonexistent from home and it looked like no one has been there to maintain the property in a long time. We pre requested the use of the kayaks and canoes as suggested but they seem like they have not been used all summer full of leaves and spiders 🙅♀️ Overall we are an easy family and made the best of our stay and happy we had this time together. I am thankful for approval for an earlier arrival and later departure with a $50.00 charge but we ended up leaving minutes later after the check out time because we couldn’t get the washer to go on spin cycle, so we messaged Stephanie letting her know that we left earlier than expected and left our towels and sheets in the washer. To summarize I just got to meet Mike, Stephanie’s husband and not Stephanie and he was very nice and helpful and even brought back floats for us and filled up the empty propane tanks that were left empty. Also, thank you for the wine you left on the table.

It started w/ a hiccup with checking in, but with some proactive actions on our part prior, it was fixed within an hour. (We were given a refund for the inconvenience). Based on previous reviews it was never an issue before.
Outside the house photos could be updated with recent tree growth. The house is on a hill, but our dog who has mobility issues could assess the "main" 2nd floor by walking through the yard to the back door.
The stairs from the lower level were not an issue for us, but it could be an issue with children or those with mobility issues. The stairs to the loft are like a ladder, but my kids were comfortable using them (teens).

Main Floor- Bunk bed- sturdy but older mattresses, Queen bed w/TV & doors to the back yard, Kitchen, Living room (TV, woodstove), Dinette, and upper deck- with grill, table, and chairs. The living room furniture is much like a college dorm common area sturdy but not super comfy.
Lower level: Entry point with code: Living room area with TV, Full bath, Queen Bed with TV. The furniture in the living room is much like you would have at your own home.
Direct TV but no WiFi provided due to reception in this location. You get about 2 bars on your cell phone and can use a hot spot to stream video without issue (we have ATT and brought our Apple TV)
Driveway- is a hill so take the car to the pond!
We are definitely considering going back!

A beautiful peaceful pond, enjoyed hearing the birds and the loons. Convenient store nearby, and good hikes at Mt. Blue. Also Farmington has lots of activities.

Very clean and quiet. Walk to water was a bit further than we anticipated. There was no mountain view due to canopy of trees.. A very quiet place to relax.

Clean comfortable "mountainside" property in Maine. Cozy woodstove and firepit for the cold nights, plenty of room, spacious kitchen and the convenience of a washer and dryer. Host was flexible and accommodating for check in and check out. Will return.

House was very clean & well equipped. Nice private location and good waterfront/dock. The only drawback was many stairs in the home which may be difficult for some and a fairly long walk down to the water. Dock is nice, but water was very shallow this year so getting into the water was tricky. Pond was nice for Kayaking and fishing. Good fire pit at house and also one at the water.

Just an all around amazing vacation! The property was perfect and relaxing and breathtaking. Stephanie and Mike go above and beyond. Just the nicest people and really went out of their way to make everything perfect!! Can't say enough about how great they are!! Thank you thank you thank you!!

Our first trip to Maine and by day two, we were planning our return trip next year. The cabin is secluded and the water is crystal clear. The owners were beyond friendly and accommodating. We fished off the dock and kayaked daily. The surrounding mountains are beautiful as well. We can't wait to return!

Visiting family
The house was nice the way it was built into the side of the hill. Interior was very nice, clean, and modern. Liked the two living areas and two separate decks. The pictures were a little deceiving as the long, somewhat steep driveway was not identified. The mountain view was nonexistent with the trees in full leaves.
Overall we had a delightful stay.

Great private location for getaway!
Overall this is a fantastic property, as the other reviews indicate. From the bottle of wine in the refrigerator to the ability to text the owner with questions, this is a "user friendly" getaway spot.
What the listing does not really indicate is that anyone with mobility issues will struggle with this property. It is on a rather steep hill and the interior stairs are very steep. For us it was fine, and we were delighted to find the pocket door that prevented our curious Labrador from tumbling down the stairs!
We were visiting relatives and this location was just perfect for us. I loved the "treetop" deck and listening to the loons call.
Come prepared with bug spray, but aside from that, this house has it all.
We hope to come back sometime, perhaps in the fall when the leaves are changing color! (Just wish I didn't have to travel 95 and 495 which seem to be a perpetual traffic jam now that COVID restrictions have eased!)

Secluded place
I rented the property for a week. The actual house sits on top of a hill on a long driveway. Initially from the description I assumed that it was a shorter walk to the water .. however the driveway to get to the house is a bit steep and not easy to walk. so we ended up driving down to the water. Anyone that has issues with walking/ health concerns would not be able to walk to the water. The water was clear and very warm, the only complaint I have is that you cannot walk into the water as there are a bunch of leaves and rocks and muck that does not look appeasing to walk on that stuff so you can only really go into the water from the end of the dock. However at the start of the lake when driving in there is a small beach area that I did go down to a few times, no one was there when i had visited so it was nice. The house has one AC and it didn’t cool down the house as much as I thought it would. The beds are not comfortable so sleeping was a but tough. The cell service was actually fine, I was worried about that. There were games there that we played and some kids toys as well. It was nice and relaxing laying on the hammock outside on deck while soaking up the sun!
Overall it was a a relaxing and nice week. I would recommend upgrading the beds and adding another air conditioner at some point downstairs or upstairs. :)

Peaceful
Just what we needed to unplug. Such a peaceful quiet setting. We stayed a week. Gorgeous sunrises and sunsets from the deck and dock. Water near the dock wasn’t to deep which was perfect for our older boys and a small beach down the road for our littlest. House is stocked with just about everything and plenty of space for everyone. The owners were amazing and super sweet! Had a really great time. Thank you!

Cute little cabin in the woods with water access
We had a great time. The property was further out than we were anticipating, so definitely rustic and country feel to it. Worked perfectly for what we needed-a home base in between activities and water access on the days we wanted to stay at the cabin. The corner store had very friendly people. Would recommend. Be mindful if you have physical disabilities as the drive is quite steep, as are the staircases.

Family get together
The setup is great! In law type living downstairs with bathroom living room bedroom with doors out to the lower deck while my son and his 4 teens had the upstairs and the loft. The loft has too twins for sleeping and the listing doesn’t mention air conditioning but they had units available! Which was a life saver on this scorching weekend. We brought rafts for floating in the pond, which is very shallow (granddaughter walked almost all the way out to the floating dock) the bottom is clay and muck but seemed very clean (no leaches that we saw). We brought our dogs who had a blast running free and chasing squirrels 😁glad they never caught one.
Down by the dock is a set of loons that have nested to the left. They seemed ok with us hanging out but they watched us like hawks. So beautiful! My only wish would be to have the beds upgraded to queens lol only because a full seems small when you are use to a king 😁 we will book again next year.

Such a lovely quiet getaway!
My husband and I had a wonderful 2 night stay here and it was absolutely beautiful. Great fishing for smallmouth and largemouth bass! We definitely plan to be back in the future and enjoy the amazing waterfront views and paddling on the pond in the canoe and kayak. Water was also crystal clear! You can see straight to the bottom ! A trip to remember!

spacious place with many choices for fun
with firepits to choose from either near the house or near the lake, we had plenty of options to hang outside together during covid. the 2 decks also allowed for people to comfortable visit while outdoors. we'd love to come back in the summer and utilize the lake properly, although even in the fall it was nice to sit by the water and relax. thank you stepanie!

This cabin was one of the few that we have found that had plenty of rooms and beds for our guests. For the first time ever, we didn't have to pull out the air mattresses or couch crash. The Kitchen had everything we needed to cook for a large group, and even though the picture looks small, the kitchen is fairly roomy. The double decks, hammock, and grill were set up wonderfully and we spent most of our time outside on one of the last beautiful weekends of the fall.Having the Camper down by the water was a life saver, so we could have a bathroom and fridge for our drinks. The docks were great for fishing off of, and we caught tons of smaller large mouth bass and a couple big boys. The only thing that I wished we had brought was our kayaks or two seater canoe. The owners were so thoughtful letting us use theirs, but both my husband and I found them to be a little tipsy for our comfort level and both were single person vessels. Still, the fishing off the dock was exciting and fast paced. We don't usually visit the same place twice, but this might be one I have to save for a future visit so we can do a little swimming when the weather is warmer.
