The home was amazing and more beautiful than the pictures. Not sure why anyone would put a negative comment. I would stay here again and again. The views were breath taking and the home was extremely spacious for the 8 of us. Communication and promptness of the management was superb. Definitely would recommend staying here.

House was in good location and view was nice. But house itself has several safety and cleanliness issues. Which i have pictures of. Several areas where electrical wires were exposed. Windows that did not close all the way. Locks on sliding glass doors to bedroom did not work. Pool are had tiles missing and lights to pool did not work. Tried to communicate but language barrier was bad. Was not informed i would have to learn spanish in order to communicate. Patio area was black with areas that were water damaged. Ceilings had several areas that were cracked and had water damage. Gates to areas of the house had no locks anyone could come om the property. I hope that vrbo screens its propertys better. Luckily noone got hurt or we would have a bigger problem on our hands. Again i have pictures and video to document.

We had a great time at this house. We stayed at this house for one month. The check in process was good and Jan Carlos did a nice job communicating through Whats App. He did a nice job getting us things like a Golf Cart and other things like Water and helped us find some good restaurants. We had a issue with one of the AC units and they came out and replaced it for us so we would have cold air in the living room. The house is built like a rock. The views are excellent. We would sit in the pool every day and just stare at the ocean. When it got to hot, just grab your Margarita and go under the Tiki hut for the shade. That was really great. We saw some great Sunrises and some even better moon rises in from of the house. And one added bonus while we were there during that time of year was that Sea Turtles would come up every night on a little tiny piece of beach in front of the house which was really cool. All in all it was a great place to stay on a quieter part of the island away from the crowds of people that you get on the north end. And you still had some nice restaurants within 5 min golf cart ride away. Hope to come back and stay there again some day.

The pool pump has been out for a long time. Not really sure how they keep it clean. Green growth on bottom, but with activity it went away. Also missing a drain cover leaving a large hole to step off into. They need to spend some money fixing things. Places were they have water leaks, ceiling is peeling away. Furniture has alot of dings. To of the bedrooms lack in furnishings. Our room had a regular bed and a barstool. No nightstands, dresser or anything to put stuff away. A second room with 2 twin beds is the same. Kitchen has plenty of pots and pans. However a sharp knife is not available, only dull ones. The property manager is the best feature. He did very well. We had workers for a entire day and a derelict car pulled out of the garage in the way for 2 days. Owners spend some money to fix the place up a bit.

The charm of Isla is that it's not super polished so if you're looking for a perfectly updated, manicured and maintained location, Isla on the whole might not be the place for you.
But even with that mindset, you need to be ready for some maintenance issues at Casa La Fiesta that go beyond what to expect with Isla vacation properties. It was actually a little tragic that such a great property was in such disrepair. We are pretty laid-back travelers on our 5th trip to Isla so we don't have super high expectations, but even we were a disappointed in the maintenance of the property.
It does have a great pool and a great view. You can walk down to the southern point. The layout of the house is pretty cool. You just wish the owner would invest a little back into the property and make it glorious again.
The management company was phenomenal. Check in/out was slick. We ran into an issue where the A/C in one of the rooms went out and there was a repair guy at the house within 15 minutes, and it was fixed in less than an hour. Couple other issues came up that were solved right away, so the problem isn't the folks maintaining the property.
I gave it a 3 rating, just to emphasize the condition of the property, but if you take into consideration the pool, the location, the layout, the management company and just the fact that you're on vacation in Isla, it's probably a 4.

The house was just as expected. All beds were very comfortable and all linens were clean and cozy! Nicole helped us into the house and was very pleasant. She gave us all kinds of advice on where to go and even drew us a map. Lol. She was very prompt anytime we had any questions or any issues. We did have a few minor issues while there & each issue was fixed in a very timely manner. Pool guys came to clean pool while we were there & did a ok job. The pool could have been a little cleaner, but was not dirty by no means. We definitely enjoyed that there was a grill onsite! Transportation around the island was super easy, we found that if you stand at the end of the driveway you could always catch a taxi or the bus. All in all the location was amazing! The house was very clean & nicely set up, and the pool and views from the pool were fabulous! We definitely would love to come back in the future! Highly recommended!!

We absolutely loved the house and setting! The pictures don’t do it justice. We had the whole family there, kids & grandparents, and the house was perfect. Plenty of space for everyone, and the best outdoor dining and pool deck I’ve experienced. We also loved the quieter feel of the South end of the island. We’ll be back!

This property is beautiful. It is set up for parties and relaxation. Very well stocked home in the kitchen etc. Bar stools in the pool -palapa over the pool which is rare on isla. It is lovely and you know it has a wonderful History of festive times over the years. It shows it’s history in some areas of the home which we love because yoI can feel the history of the home and not a feel like a sterile hotel. It is also on the quiet side of the island which is a nice retreat from the downtown area. We will be back for sure !

For the price, this property is fine. We love Isla Mujeres and are grateful for any time we get to spend there. Casa La Fiesta covers the basics, the pool is amazing, and the Mundaca property management staff is great. However, as many other guests have mentioned in their reviews, a lot of TLC is needed here. Ants & roaches in the kitchen, broken/missing tiles in the pool, dilapidated furniture and dishes, broken windows, broken railings up to the rooftop palapa, broken beach chairs; the list is lengthy. We still had a great time here, but felt a little misled. After going back and reading some old reviews from as far back as 2018, I see that the same issues were problems back then and 4 years later have not been addressed. We agree with many of the other reviews; the views & location are amazing - and you're in paradise! But the property needs a lot of TLC, repairs and pest control.

The house was great. It should be noted that one of the bedrooms has outside access only, so maybe not suitable for multiple young kids. If you have multiple adults, it would be ideal for them. The pool and rooftop bar are amazing. The pool was cleaned while we were there, so always clean. There are plenty of dishes in the kitchen for cooking and entertaining. The washer/dryer is in great condition also. The property manager was easy to communicate with and was very prompt with her responses.

Casa la Fiesta has me leaving with mixed emotions.
When entering, you get a sense of pride and great design with beautiful features and decor. It disappears quickly when you get settled and you start to mentally tally all of the missed opportunities and severely outdated and lack of care throughout.
Is this house functional? Yes. Does it keep you dry? Yes. Would I stay here again? Absolutely not.
I read every single review before I rented it and so many state the negative things I experienced. However, I rented this place only because of the recent reviews and assumed some things changed. They absolutely did not.
I tried to cancel when 6 people were unable to make it and we ended up only needing one room. This owner has the most strict cancellation policy and I have used VRBO many times and each one offered cancellation options. Not this one. Overpriced and strict. They sucker you in and don’t use a dime to update the property.
I will break down a few thing for future renters.
Master, looks nice. Couple cupboards and a small desk. Bed is absolutely and completely uncomfortable. We woke up sore in every spot of our bodies, complete with restless nights of tossing and turning. The shower has low water pressure and the shower window is too small for the frame causing loud sounds when raining and the water collects and pours there. Sounds like it’s in the house.
The bedroom with two twin beds is the smallest room ever. Nothing to put anything on and no tv in there like advertised.
The queen bed bedroom at the top of the stairs is the best one, visibly. (We did not stay in this room)
The other room, that is outside and has no windows looks ok. (We did not stay in this room)
The kitchen… newer fridge than in the pictures, thankfully. Sink is incapable of washing dishes due to no water pressure nor hot water. We had to boil water in order to wash dishes. No dishwasher. They supply the cheapest drinking water available on the island and have no cooler for the water barrel. All the dishes are scary to eat off of especially knowing the water situation. The cups all have cracks and very dingy. The coffee cups have cracks and dings where your mount goes and it’s porous.
All the furniture is old and dilapidated. Paint wearing off and all the cabinets paint in the house were probably cool in the 80’s.
Although they have a great looking pool, the tile and surrounding concrete are very dirty and dingy.

Party of six
We just returned from a week at this home. After reading a review I was nervous. This home exceeded our expectations! We would def stay there again. It comes with spring water , paper products, laundry soap and the kitchen had everything and more you needed! The pool and location were amazing!
Only areas for improvement would be spray more for bugs, new mattress in the twin room and a dresser and in the outside house add a table and dresser. Would def stay again. Also communication was always quick!

Misleading major maintenance needed!
Exposed electrical wires everywhere. Cement falling apart - cracking crumbling. Literally pieces falling. The upstairs patio was so disgusting my husband tried to clean it with the hose.. gave up after an hour. Did not trust integrity of it anyways. Pool bar was disgusting. Drain in pool had no cover. Foot could go into it. Almost hurt an ankle. No one came by to clean pool entire 6 days. Water was down to approx an inch deep on laying shelf. No cushions. Bird poop everywhere for a very long time. Window in master newsroom had huge crack. One bedroom is outside entrance only. Door wouldn’t shut. Check in lady was very rude: literally got a call and walked out if house and left. The only thing good about the place was the view. No landscaping. Everything was dead. Terrible maintenance.

Casa La Fiesta Paradise!
We had a fabulous time on Isla Mujeres. Our stay at Casa La Fiesta couldn't have been better. The pool was very clean, other than a few random palm leaves in the water. The view is breathtaking! Gabi from Mundaca Realty was SO HELPFUL! Any time we had a question, we emailed her, and she replied immediately every time and always answered all our questions. Everyone we came in contact with in relation to the house and/or Mundaca realty was extremely helpful and reliable. The concierge was also wonderful and gave us all the information we needed. Great memories.... would love to come back sometime soon! The only suggestion we have is to maybe let guests know that it is possible to wait at the end of the driveway if they need a taxi and are not on a time schedule rather than calling for one when they need one. We scheduled a taxi whenever we needed one but there was almost always a taxi going by before the time ours was scheduled to come. Our taxis always came on time or even early so it's not a big deal at all. Just a suggestion. Thanks for the memories!

Great pool. Quiet location.
The pool is the highlight of this property. It is large and the palapa is great for staying out of the sun. The on-site property managers are wonderful to work with. The location is quiet and great if you want to be away from the more touristy crowd of the North end. Being able to traverse to the beach is an amazing bonus. You can even snorkel there (for strong swimmers). You are a 5-minute walk from Punta Sur.
The house itself must have been a gem when it was built - definitely set up to host large outdoor parties. The huge palapa and outdoor bar on the upper level could be fun for big gatherings. Unfortunately, it hasn't been maintained very well and the house is showing its age. Tiles falling off walls, light bulbs dangling from fixtures, no pads on outdoor furniture as shown in the pictures, oven doesn't work (there is a small toaster oven as a replacement). and the ceiling fan didn't work in the 2-twin bed bedroom.
Be prepared for good but not great. If you're going to Isla Mujeres for the environment and location, you'll do just fine. Remember to bring a wine opener... otherwise, the kitchen is well-stocked for your stay.

5 day stay during summer
The house was so comfortable which made our stay on the island so nice. One of the days was pretty rainy, but we still had fun in the covered patio and covered rooftop. The pool and covered pool area was our favorite spot. Being right on the water, and facing the morning sun made for absolutely amazing views.

STOP RIGHT HERE!
This home has it all. We stayed for 8 days with 4 adults and two teens. Although this home is at the south side of the island, it is a short 15 minute golf cart ride to town...and the drive has amazing views. This home was originally built as someone's paradise, and isn't just another island rental. It has all the feelings of being a home. The pool is great, the rooms are spacious and the AC works well in every room. Internet and local tv is available if you need it. You can view the sunrise from patio every morning...so peaceful. There is a private beach below which will take a few careful steps down the rocky decline, but well worth it! If you want all the feelings of your stay being like home, you want this house. It is a bargain and the management company is very responsible and helpful in assisting with taxis from Cancun to the ferry, golf cart rental suggestions, etc.
We will be returning to Isla Mujeres soon and when we do, we will choose to stay here again.

Property located on the South East side which is a mazing views, but no beach access on this side, blue Caribbean sea. The house accommodates three couples only. The 4th room is two twin beds only not worthy of calling a room. The pool is great clean multiple tiles missing and no light in the pool. The view from the pool is crazy beautiful. There are many things that need to be updated and brought back to luster, but the house is in amazing location. Property managers and check in amazing. You need a golf cart or a moped to get around the island. The grocery store close by and you are close to Punta Sur.

Amazing Stay
Let me start off by saying the pictures do not do this place justice. We stayed with a group of friends for 8 days and that was not long enough. The house was very clean with a one of a kind layout. We felt safe and secure the whole time. The views from the pool are incredible. 10/10 would recommend. We will be coming back to this house!

Great property
We very much enjoyed our stay at Casa La Fiesta. We had 8 adults there for 4 nights in February 2020. While the pool was chilly, it was swimable. The outside area was great and was where we generally congregated. Two of the rooms have king size beds and are very comfortable; big closets and own bathrooms. One room is smaller with two twins and no closet/dresser. Bathroom in hallway. The fourth bedroom was probably the only negative. You have to enter it from the outside - you can't get to it from the main house. The door did not close/lock well so it did not seem secure with access from the outside. We let the property manager know about this, so hopefully it was fixed. It also had a musty smell, but had its own bathroom. Kitchen had anything we needed; we even found a cooler so we could have drinks by the pool. Very close to Punta Sur. We could walk to The Joint. We also had no problems getting cabs on the street. Would definitely stay again.

Loved the pool especially!
We actually really loved our stay at Casa la Fiesta. It’s a much longer away from the city center than we anticipated, but we still enjoyed our visit. The pool with the large palapa was a big draw and reason for our high rating. It’s really nice that ppl who cannot tolerate the sun can still swim and be part of the group! We had a problem with a few things but they were all addressed in a timely manner. The one bedroom with only 2 twin beds with no closet and no other furniture and no dedicated bathroom does not qualify as a bedroom by US standards and a bit of a bad sell. This house only has 3 legitimate bedrooms, and only 2 of them have views. I think the 2 twin bedroom is actually just a junior room to house the children who stay in the master suite - which is very nice!

Beautiful setting but needs love
Three friends and I selected Casa La Fiesta for our stay in Isla Mujeres based on the photos and reviews and although it was more costly than other options we had considered, we had high expectations that it would be well worth the extra expense.
The house has several positives. It is in a great location, very quiet, peaceful, and away from the hustle and bustle of the north end and El Centro. The pool was a joy to use and the back patio provided beautiful views of the Caribbean. The bedrooms and bathrooms were clean, as were the common areas. The Wi-Fi was very strong. The kitchen was well equipped and included a new refrigerator. The indoor furniture was comfortable, if a bit worn. There are numerous changes in level in the house but the main stairway had adequate lighting.
On the other hand, it was clear that routine maintenance and upkeep had been neglected for quite some time. There was mold on the windowsill in the lower master bath and broken drawers in the upper master bedroom. We discovered that the roof leaked after returning to the house in a rain storm to find water standing on the floor in the downstairs master bath and dripping from the light fixture in the kitchen. The property manager was contacted and took care of clean up and provided new towels. The laundry room was not clean and had a strong odor.
Outdoors, the pool had green algae in the palapa area upon arrival but it was promptly cleaned and clarified by friendly and accommodating maintenance personnel. The pool lights didn’t work. The patio furniture was worn. The cushions were shabby and thin. There were numerous tiles missing from the walls and counter of the pool bar. The outdoor sink was rusted. There was a bit of trash in the landscaping. Plants needed attention. The upstairs palapa was unusable due to dirty and ripped seating cushions, bird droppings, and a rusted outdoor sink.
Generally, our impression was that this had once been a fabulous fiesta house, but has suffered from an extensive lack of TLC. It could again be a spectacular place to stay and worthy of the expense of a luxury rental when the necessary maintenance and repairs are made

Lovely, Well-Accommodated Home
We had a wonderful time at this house. It was our first time staying on the Caribbean side, and we enjoyed the amazing sun rises and dolphin watching. I do have to say the outside area needs a bit of tlc. Tiles are falling off the pool, and there were excessive bird droppings around edges such that you didn’t want to sit on or near the sides. Bird droppings on upstairs palapa made that area unusable. Also, the outdoors wooden tables and chairs have seen better days. Inside accommodations were perfect. We would definitely stay here again.

CASA LA FIESTA IS LIKE AN 80'S PARTY THEY HAVEN’T UPDATED SINCE
For the price we were expecting much more. We won’t be returning to this property. The beds were short for my husband and boys who are about 6' tall. We were given one towel per person for the week to shower and one beach towel each. We were given one washcloth and hand towel to share in the master. One of the beds had no pillows but the decorative shams that I'm sure aren't washed each time. The house smells funky everywhere. You can't leave sliding glass doors open for safety
reasons. You have to put plastic pipe in doors before leaving house. It would be nice to get fresh air and listen to the waves at night, but not possible with this property. After a long day of travel, we were forced to listen to an hour of instructions upon our arrival. When I asked if my elderly mother could see her room, we had to wait for Kate to give us the whole tour and copius instructions before we could relax. It would have been nice if instructions were printed for us to read at our leisure. I was surprised to find out that my mother had a separate bedroom outside the home. She had to lock her room each time she left and then unlock the main house. This was not clear in the Home description. The outside bedroom has no views.
The outdoor lounge chairs were haphazardly scattered around the pool and the water was freezing. Only one lounger had a cushion. The dryer smells like there may be a dead animal in it.
The notebook with all of the information for guests had no list of all of the wonderful restaurants on the island. It had one Barlito which was not our taste....fried foods. Overall this property is tired and in need of improvements. The fountain in the courtyard was empty. I think this house would be perfect for college kids on spring break who would use the bar on the rooftop and not care about the other things that we care about when we take one nice family vacation per year. The positives? The pool was half empty when we arrived and they fixed it promptly, they brought more towels when we called, they replaced a broken coffeepot immediately, and even replaced the broken tv for my mother who was missing her television. The view and location are spectacular. If they invested more in this home, it could be a nice property.
