The condo was nice. The balcony was amazing! Normal wear & tear. We did have trouble keeping the sliding doors to balcony from the living room closed. If you have more then 2 cars parking isn’t ideal. The over flow parking lot is very small. It cost $84 to park in city parking lot across the road. That being said we had great weather & enjoyed our stay.

Looked like a great property but microwave didnt work. A new one was in a box & I even called & no one installed. Outdoor BBQ grills didnt heat up, talked to maintenance, they were unhelpful. Wrong beach gate code. Vrbo said chairs & umbrella on beach but we had to pay $180.

We have rented a room condo for five years and our daughters renting a room for four years so that’s 9 rooms we’ve gotten over the past 5 years. We usually book early get the best price and secure a room. this year we booked it in January and by April the room rate had dropped $800 for the same rooms in the same complex Ocean Ritz, so I tried to notify Emerald Coast by email and by phone call and when I call them, they say you have to email Emerald Coast Panama so I did several times 3 to 4 weeks.. a month later they finally emailed me back and said they couldn’t do anything about the price. I said if you had emailed me back when I contact you the first time I could’ve canceled for $400 and rebooked and saved $600, all he said is oh do you want to cancel? I said no so there’s no loyalty on being a returning customer. we love the ocean ritz condos. never had a problem with emerald distinctions, but never needed them after we arrived.. with that being said, the room we stayed in had many many issues. No cable box in one of the bedrooms call them. They said we had to go the owner. Well you don’t have a number to the owner.. maintenance guy said contact emerald coast destinations, so we never got that issue fixed. The front door wouldn’t lock, the microwave wouldn’t work, bathroom doors wouldn’t latch, The bedroom door wouldn’t latch, broken wicker chair out on the patio, the microwave wouldn’t work half the time, dishwasher had a tray broken on top, the sink sprayer leaked, so we survived and lived with everything wrong with the unit cause we’re there for the city and the beach. We love Panama Beach just disgusted with a Emerald Coast destinations, and for the room we stayed in.. and for being loyal customers, we booked early to get the best price in the best spot the week before we left they still had availabilities in rooms for $2200

The condo was very nice, beautiful, and clean. Plenty of towels, sheets, and were provided. Beds are very uncomfortable, except the full sized bed in the bedroom with the bunks. We ended up buying a foam topper after the first night for our king bed and slept like babies the rest of the week. The garbage disposal didn't work in the kitchen. The biggest complaint of this place is the parking. We had three vehicles, they only give you two parking passes, with only one parking spot. The second car has to try to get a free spot out of 12 across the street for free (it fills up fast, we ended up having to pay to park two days out of the week). The third vehicle has to pay $12 a day to park in the lot behind the free parking. For the price of this condo, that sleeps 12, the parking should be included! $84 to park your car plus the walk, is absolutely ridiculous. Honestly, we loved the balcony and layout of the condo so much that it almost completely made up for the parking ordeal. Just would've been nice to know before booking.

The highlight of this property is definitely the balcony. It is huge and the view is fantastic! We were able to see dolphins every day. It was also nice having a bathroom for each bedroom. Lots of common space. Being on the 3rd floor was nice because there was only 1 working elevator (although it did look like they were working on getting the second one fixed). Just wish that the pool and hot tub were a little bigger. Overall we had a great stay.

Open floor plan, huge deck and great view made this unit a good place to winter in PCB. We a had plenty of room for friends and family visiting and thoroughly enjoyed hearing and watching the ocean waves from our 3rd floor deck. The unit is nicely decorated. The beds and bedding need to be upgraded. Bathrooms are base grade and the whole unit needs to be deep cleaned. That said, the winter rates for all the space & views made the unit a really good value.

We came and the place was clean and the decorations were cute! The balcony had tons of seating and we could easily see the kids down in the pool and hot tub. The sauna felt so good on the cold days. The kitchen was fully stocked with dishes, crockpots and blenders. Another plus is you’re close enough to the bottom floor to use the stairs and not need to wait on the elevator. The pool doesn’t open until 10 am and one elevator wasn’t working which sucked for people on the higher floors.

My friends and I had a great week. I love the deco in this unit - it was everything we needed. We did have an issue with the oven the first night. Someone covered the bottom up with tin foil and when we heated up dinner the place filled up in smoke. There was grease spilled on the bottom of the oven. One bedroom did not have a tv that worked. Other than those two mishaps the week was awesome 🏖🌊😎

This condo is great. plenty of room, nice furniture, clean, great location. The balcony is the biggest I have seen in PCB with lots of seating for a family. The rooms is big and 4 bathrooms are great. The only downside to this condo is the parking. It’s very very tightly packed in the garage parking. But we made it work! Overall great experience here!

This condo was the best I’ve ever stayed in at PCB. Very spacious and great for larger groups. It had large bedrooms, each one having its own bathroom, and the open design from the kitchen to the living area is huge! It can comfortably sleep large groups. The best part is the large balcony. Plenty of room for everyone to sit out and enjoy the view of the beach and ocean right in front of them. The staff is easy to reach out to and very helpful as well. I highly recommend staying here on your next trip to PCB!

Condo was very dirty. Floors were filthy, cabinets were sticky, sofa on patio was broken, glass doors were dirty, balcony had not been cleaned, built up dust on vents and baseboards. Not sure why they charged a cleaning fee. One TV was not working, only enough eating utensils for 4 people, master bath toilet was broken, vents in two baths not working, box springs cover was stained and gross. On a positive note, once I notified the management company, these items were addressed and fixed. If they could get the cleaning up to par, would not be a bad place to stay. Furniture was acceptable.

Plenty big condo for family of 10. No one was crowded. 3rd floor awesome. Only used elevator for check in and out. Stairs were easy and quick. Condo was clean. Close to grocery and everything needed. Love staying at this end of the beach. Again 3rd floor made everything so convenient to go out, get to beach or pool. We will come back again

Tooth paste in the bathroom sink at check in. Mold on the blinds and mattress in the room with bunk beds. We had two spoons (I emailed and they brought in some), I wiped down the coffee table in the living room and the washcloth was black. The couch is so old we took pillows from our bed to sit on because it was so uncomfortable. The sliding glass door to the balcony from the living room was broken. The toilet for the master broke and water was all over the place. I reported it on Tuesday and they came Friday to repair it as we was packing up to go home, we had to turn the water off and use of of the other bathrooms the rest of the time. We will be looking for a different place for our annual trip

Pictures don't do this place justice! We had a group of 10 and everything was amazing! Can't wait to go again!

I was notified the morning we were supposed to check in that the room I had booked was unavailable due to maintenance issues. Reluctantly I agreed to take a different room. The furniture was stained. The sliding glass door was so dirty you couldn't see out of it. Dresser drawers were missing knobs, rust stains on the shower curtain and refrigerator. Paint peeling and chipped off the walls. ROACHES in the kitchen. Only a bedsheet on a couple of the beds with no blankets or comforters (thankfully I had packed extra blankets). The dishwasher didn't work properly and one evening drained all the dirty water into the kitchen floor. The list goes on. I did take pictures to document some of the issues.

Overall the room was great and what we expected. This was our second time staying at the Ocean Ritz.

The cleaning people did a poor job. The one tubs jets looked like they never been clean. There was hair in the one shower and another shower had used loofahs still in them. There was colored pictures under the couches. There were few dirty coffee mugs in cupboards, opened ice cream left in freezer, something spilt in bottom of fridge under drawers which had terrible smell, the shelves on door of fridge were busted out. Not enough couch space for 5 grown adults to watch TV. One TV in bedroom had no sound, the washer had mold around the door, and the dryer wouldn't work on certain modes. They came to change our front door without any type of notification and made so much noise. Overall the place had plenty of space, beds weren't terrible, location was great, the views were amazing. Super close to the beach and within walking distance to few places to eat/drink.
