Our Stay at Beach and King Beach House was by far our favorite stay after 20 consecutive years of family gatherings at other locations in the Rockport/ Gloucester area. The location could not be better. The house is beautiful and spacious with plenty of room for our family to cook and eat together and to spread out and do our own thing if we wanted. Bedrooms are large and very well appointed. Our host Tim was very friendly and responsive with excellent communication. We absolutely loved every minute of our stay! We highly recommend Beach and King.

Lovely Home, beautifully cared for with plenty of space for our multi generational crew. The location can't be beat. We all especially enjoyed hanging out on the front porch and being able too walk across the street to the beach. Tim was really helpful and a great host.

Our only comment about the property was the description of the 3rd floor sleeping space. We were definitely surprised that it was so small and the steps to it were open. The 2 teenage girls would not consider staying there. We adjusted and everything worked out fine.

We had a wonderful week in Rockport at Beach & King. It was a family reunion for multi generations and this house couldn't have been a better location or setup. Tim was an attentive host and responded quickly to any requests and gave us a warm and comprehensive greeting when we arrived. Kids and grandparents could enjoy the walk along the shops and to the very close beach, and we could watch much of it from the beautiful windows of the home. We were lucky to get perfect weather in June and enjoyed many walks up the coast to the Halibut park, and through the quaint town. Make sure to catch a chamber concert (amazing theater overlooking the water) and make reservations at some of the restaurants early..they are in high demand. Thanks to Tim for a very memorable family experience.

Our family reunion vacation was joyous and this Beach & King Inn made it over the top amazing! One of our best vacations ever! Gorgeous House, Gorgeous Art, Gorgeous Details, Gorgeous Views! We wanted for nothing. My teen kids where thrilled to have their own room! Our adults took the four master suites upstairs while the 'satellite' bed rooms on the main floor turned into exceptional private bedrooms for the kids (the office and the den) They couldn’t have been happier. There is another room at the very top floor, the ‘crows nest’ which was also useful for family that popped in for the night (no bathroom up there though — but there are a total of 5 bathrooms in this house so no big deal!) There is even an additional room the ‘sun room’ off the kitchen with a door to the back walkway which we didn’t use as a bedroom, but we walked through plenty to get to the grill. Speaking of food, this kitchen is stocked! We are a family that loves to cook and they had everything you could possibly need for a kitchen — and more! Tim was very accommodating, helpful and patient with loads of useful information and great stories about the house and the area. I wish I could have stayed forever!

Lovely home, decorated beautifully AND comfortably! We loved this home - it was perfect for our large family group of 13. The location is so ideal. Across the street from 2 beaches, walkable to village of galleries, restaurants, shops and marina. Expansive front porch, with view and rocking chairs, allowing gathering throughout the day. Tim and Laurie have appointed their home with everything we needed for our week. The kitchen is a full kitchen, with all the appliances, plenty of cups, glasses, plates, cutlery, etc. We did not have to run out for anything. There were beach chairs and plenty of beach towels as well. They have truly thought of every detail - including (and our teenagers who are obsessed with their electronics LOVED this) extension cords discreetly wrapped around each bedside lamp to allow for easy charging of devices! We rent every year and have never stayed in such a thoughtfully appointed home! Lastly, Tim was available to answer questions and to give recommendations on restaurants, grocery stores, shops, etc., ensuring that we got the most out of our week. We loved our week and the time spent with our family at this home!

This property was amazing! Our yearly family vacation could not have been better! Tim was there to greet us when we arrived and helped us with parking, which was no problem at all and gave us a quick tour of the home, which is absolutely beautiful. We were 8 adults and 4 children and there was more than enough room to accommodate us all. We enjoyed the beach every day and walked downtown quite a few times to the many interesting shops. A few of us were obsessed with hunting for sea glass, which was in abundance 😊. We would definitely love to stay here again! Thanks Tim for having us 🙏

We had 4 generations staying at this beautiful house. Plenty of space and location is perfect! Tim was great answering any questions we had and any issues that arose. The bedrooms on the second floor were great and the bedroom on the 3rd floor is good but no bathroom so be aware. The bedroom off the kitchen was cute but had a musty smell to it so we didn’t use that one but there were plenty of spaces to sleep. The location is PERFECT. So close to the beach and beautiful view from the porch. I definitely recommend it!

We absolutely loved our stay at Beach and King! House has incredible porch overlooking Front Beach with wonderful rocking chairs where you can sit with your morning coffee and enjoy seeing and hearing the waves and gulls. House is very well set up for everything you need. Beach chairs at your ready, incredibly well stocked kitchen, every room has en suite bathroom. We were a group that loves to cook and this was one of the best equipped kitchens we have ever experienced in a VRBO rental! House has wonderful art from local artists in every room (including Tim!). Easy 5 minute walk to all the shops and restaurants at Bearskin Neck but you are just enough out of town that you are away from the crowds. The owner Tim is terrific about communication and responds quickly to all questions, which made for an outstanding and easy stay. Definitely would rent again!

The house is spacious, clean, and comfortable. The views are beautiful. You’re right in town and walkable to so much (perfect for teens), but still perfectly peaceful. An especially well furnished kitchen to top it off! Tim was nice and helpful. Would highly recommend.

We had two families come together in this amazing 6 bedroom home. There was plenty of room for us all to enjoy the views, from the front porch rockers or from the comfy couches and chairs. The kitchen had everything you could need for easy meal prep and the bedrooms with ensuite bathrooms were a bonus! We loved it. Tim was fantastic as well, very helpful with house and neighborhood information. He is a gem! We will definitely be back :)

This location is wonderful. Our only hiccup was parking...the two available spaces are considerably short and did not fit our rental cars. The home is lovely and the close walking distance to Rockports offerings was wonderful

Beach & King is a spacious property within walking distance of Rockport’s art galleries, restaurants & music venue. The house is well furnished and extremely clean. There is a wonderful porch to enjoy your morning coffee and watch the waves roll into the harbor. Tim, the owner, could not be more accommodating. He met us upon our arrival and gave us a tour of the house as well as provided recommendations on where to eat. Would highly recommend Beach & King as a great place to stay when visiting Rockport.

Our four generation family returned to The Beach & King for the third consecutive year. The house is meticulously maintained and decorated, and amenities abound. The hosts, Tim and Laurie, ensure that your living experience is at your home away from home! Front Beach along with Rockport shopping and dining are within walking distance. Many other attractions in Gloucester and Salem are a short drive away. The Beach & King is an ideal vacation house for all ages! We have already planned to return next summer!

Great house, great location. We’ve been coming here for several years and we love it! Owners couldn’t be nicer and more accommodating.

We stayed at the Beach King in Rockport July 7-14, 2018. There were 12 of us ages 75-9. We never felt crowded. There was plenty of roomFor meals in the dining room, the parlor had a round table perfect for card games but our favorite spot by far was the front porch! Morning coffee and evening wine was enjoyed sitting in the rockers listening to the surf while watching an amazing view. The kitchen was well stocked with everything you could need to fix meals and serve meals for a large group. Tim provided start up amounts of toilet paper, bar soap, paper towels, trash bags, coffee filters and spices for cooking. When you need to replenish Shaw’s grocery store is close, and a Rite Aid pharmacy is within walking distance. The bedrooms are roomy and decorated nicely. The beds are comfortable. The owners answered every question and email promptly before we arrived and meet us on arrival to give us a tour and explain the property to us. I give this property four out of five stars! I read these reviews before I book and find them helpful, so I want to explain why four instead of five stars. It’s typical of the area for homes to not have central air. Traditionaly the ocean breeze is cool and central AC isn’t necessary. However it was unseasonably warm a couple of days during our stay. Not Tim’s fault, but two of the bedrooms became intolerable. Even though temporary AC units were hooked up and running, they just couldn’t keep up. The attic and the seasonal bedroom temps never dropped below 83 degrees those couple of days. It changed, and by day three we had to have jackets to sit on the porch during the evening! Parking is at a premium (it’s right by the beach!) and can be difficult to find. And be sure park carefully, citations are issued to those who don’t follow the rules. Four out of five stars means this vacation home is worth the cost, comfortable and is sure to add to your vacation! We will return, next time in the Fall!

We had a wonderful time at the Inn for the second year in a row. There were 13 of us for our annual women’s weekend and plenty of space ! The rooms are spacious and tastefully decorated The kitchen was well stocked and there was plenty of space for dining and for hanging out. We requested a grill for a barbecue and it was set up and ready to go. Tim and Laurie were very accommodating. We will be returning next year!
