I really wanted to sit outside and have a fire in stone fireplace but it was by host side of the house. Didn’t like being attached to her actual home. Everything else was great if I stayed there again it would be one of the other houses, on the property. Have to drive to town or uber

This was my 2nd visit to this property, and I will continue to return. The location is great and the house it self was charming. There many nice added touches that made us feel so welcome. This is a great place to unwind with a nice selections of restaurants near. It was once again a very enjoyable experience.

The Suite was exactly as described. We met one of the Owners, Tava, when we arrived. He was very friendly and shared part of the history of this Bed & Breakfast.
On the property there are 5 short term rentals plus the the main house. But there is enough of privacy for everyone.
The Suite is unique as it’s connected to the main house. This rental has a main bed and two individual beds. Tava and Patricia have it lovely decorated with whimsical antiques and welcoming snacks.
Well located with a reasonable price.

Everything about our stay was excellent! The house was clean, the beds were comfortable, and Patricia even left fresh muffins, snacks a fridge stocked with water and juice, and even a bottle of wine.
Patricia has 5 rental units on the same piece of land. I hope to coordinate a couples trip with friends in the near future and rent all of the units at the same time.

I can't express how grateful we are to Jim and Lisa for opening their cabin to us. It is beautiful! The beds were so comfortable and the best pillows too! The kitchen is amazingly stocked with anything you might need! The property is so pretty, we didn't get to see any bears, but we will the next time we come! We enjoyed the hot tub, hiked the trails, and enjoyed the fire pit (wood provided too.) The communication with them throughout this whole process was wonderful. If you want a place to get away and unwind just pack a bag and go to this place you will not be disappointed!

Our stay at the Ava Haus was a step back in time, our suite was authentic with German history and antiques, it was a step out of a hectic city life. Patricia was very gracious in her hospitality; we enjoyed our stay there and the town of Fredericksburg.

Loved this little house and the property, so authentic! This house really made you feel at home. The hospitality was wonderful and the beds were cozy! The only thing I wish had been clearer was that the suite was attached to another house and the only thing separating the two is a wall. The pictures are somewhat deceiving. Overall wonderful property and stay!

My girlfriends and I stayed here over the weekend. We absolutely loved our stay here so much. The historic uniqueness and the coziness were exactly what we needed. Everything was so clean and so comfortable. Every detail was thought of here. And the owners were awesome. Absolutely loved Patricia. She gave us some great recommendations to visit around town. We will definitely be back. And highly recommend this place.

A charming little place!
Fredericksburg is a great couples spot to come and visit. I was so happy that we found this charming place. We loved the old feel of the décor and we all loved the VHS movie collection. We enjoyed the living area to hang out and front porch for the morning sun. The place was close to the main street shops and wineries. It didn't seem too loud from any of the street noise. Overall, it was a nice time and the owner lived on the property and was very nice.

Weekend Trip
The charm was wonderful as the pictures show. You are only staying in half of the outside pictured home that is first showed. You are attached to the main home (I think) which was just unknown to us and could have been to my lack of reading in the booking post. The photos of the outside are not where you actually enter, it is in the back of the house. The walls are thin so you could here noises easily like dogs barking. So that was only downfall to a cute getaway place to stay. The snacks they left were a huge plus!!

Really cute house and property 5min from Main St.
I stayed in the Suite which is half of one of the buildings on the property. It was very clean and well kept. The sheets were soft and the towels smelled amazing. This whole place is well thought out. There were snacks and water aplenty for me and my 2 friends. Even though it rained all weekend we still got to sit outside on the porch and didn't even notice the other guests. So lovely!

We really enjoyed the simplicity of the check in and check out process. The home was beautiful and only a few miles outside of downtown Fredericksburg. The host was gracious to leave water and snacks. It was everything we needed. We even enjoyed the friendly visits with a sweet cat.

This was the perfect size for 3 to 4 people and our 2 dogs. Lovely decor. Very comfortable beds. The host had a great variety of snacks for us upon arrival. Had everything we needed. We will hopefully have the opportunity to stay here again.

Our stay was made special by the simple gesture of stocking our suite with kid friendly snacks. The kids knew they were just for them. They also loved exploring the grounds. My daughter and I were very happy with the accommodations. We would stay here again.
