I liked the location and structure of the building
I did not happy with the security for the door to the parking. There was no security option on that door. secondly, they did not do the daily cleaning whereas all the other hotels do daily cleaning.

The hotel is in a perfect location, we had a “lake view” (which we paid extra for) and it was lovely to look over at it.
The hotel and the rooms are very tired. The windows are in urgent need of repair. The bath panel had cracks in it and there was a hole under the sink which should have been filled in. We didn’t have enough tea bags for a two night stay. Luckily our son was in the room across from us and had spare. His room looked onto a wall and this made the room very dark.
All in all the hotel could do with some maintenance.

Parking was an extortionate extra charge.
Property was tired and run down. Our room hardly fit the furniture that was in it and SHOULD NOT have been given as a double room.
No effort into cleaning which was evident in the dust and dirty cotton buds behind the ‘desk’. bathroom was run down, cramped and disgusting.
Tv was absolutely tiny and blurry. Bed lumpy and uncomfortable.
Curtains were ‘blackout’ however we had a strong outdoor light outside our room which flashed through them all throughout the night. A friend stayed in a ‘single room’ through one night of our stay and their room was lovely, more modern, spacious and comfortable so they have obviously put the time into some rooms however the state of ours which they expected 2 people to live in for 4 nights was ridiculous.
The landing has ridiculous double doors which traps your legs/luggage when trying to get through, these are also located at the top of a steep staircase. The lift is tiny and hardly fits one person/one suitcase.
This hotel only cares about money. They have not put any effort into their rooms and it’s such a shame with the ideal location and lovely exterior. We had originally convinced ourselves it was once a lovely hotel just getting a bit run down with little money/lack of tourism from the pandemic however this was quickly shot down when we realised they have put effort in, just not for everyone. Would never return to be treated like that and cramped in a tiny, filthy room again.
The hotel has potential but it is just not using it.

Room 49 we were allocated on arrival filthy dirty carpet generally needs refurbishment badly.Went to reception To complain to change rooms very polite staff on reception and very helpful on finding a better room.We have a room in the main hotel overlooking the lakes which was beautiful view but still the rooms and hotel needs refurbishment badly.Staff were very helpful throughout our stay and a very nice cooked breakfast.The hotel group who owns the hotel seriously needs to spend money on this very old hotel which could be outstanding it’s a beautiful building.

Horrific room, staff and ambience. I had three nights and I was devastated by the prison cell I was given - room 42. DO NOT GO THERE. PERIOD. I had water seepage on day 2, both the ceiling and the walls were covered.
The only good thing is the location.

Excellent location - close to the bus and railway Interchange, quite close to sights (Orrest Head and Windermere lake).
Friendly and helpful staff, good value for money, very clean.
It was a good stay - no downsides. Someone may find the hotel a little bit outdated, but I can't say so. The hotel actually reminded me of Agatha Christie's novels, so there is a point for an atmosphere.

The building itself is over looking the town, very close to shops,pubs,takeaways, was sceptical about the parking as it said not always guaranteed but we found plenty of spaces available, our room was spotless and where people have previously complained about the rooms being cold, I turned the heating off and it was fine never cold.. Bathroom was big, great shower, and very peaceful for the location, for the money you pay I couldn’t complain definitely will stay here again !
Nothing the building was grand but our room was number 46 on the ground floor and with people above us the floor was very creaky and very loud which woke me up at times but apart from that all good

The breakfast was good the evening meal was strange and very poor quality. Microwaved processed food that was cheap products similar to Iceland. Strange accompliments. Soup so peppery it was like I’d had a very hot curry following bowel movement.

Had to pay £6 to park the car outside the hotel front door booked on booking.com and didn't say in description.

Room was very basic in need of upgrade, breakfast scrambled eggs looked grey, having to go outside hotel to bar/lounge to eat dinner plus it felt damp in lounge.

We booked a 3 night, 3 room, break to celebrate my 70 th Birthday some weeks ago, I then added on another night making it 4 nights in total due to a change of plans our end, so was really looking forward to this little holiday, but things went downhill very fast after getting to the Hotel. In fact we cut our losses after suffering the place for 3 nights and vacated early to at least go somewhere better in the area. Breakfast was a disgrace, no fried eggs or mushrooms or black pudding, which are all basic popular breakfast choices.
Didn’t like eating with delivery drivers who were dirty in the dining room. Music intrusive, staff rude and disrespectful and dismissive of guests
The dining room needs an urgent refurbishment to bring it up to the required standard.
The whole hotel needs re- modernisation. It’s dirty, your Description of rooms with a lake view just a lie, binoculars required to even see a lake.
Reception is unwelcoming, bedrooms should be cleaned daily not when the guest thinks to ask for a clean. Over priced, lounges are also un- inviting. TV’s in bedrooms are outdated and need replacing, the lift is positively dangerous and too small. Ladies toilet downstairs the cubicles are so small it’s difficult to get in cubicle and close door and use the toilet.
The radiator in bathroom of room 110 is illegal. Look at the wiring of it.
The furniture in 3 bedrooms we had was less than basic and probably over 40 years old too
Don’t expect to pay for parking at these prices on top of room charges. All windows need urgently replacing as rotten in the frames.

Surly staff, having to request room to be serviced, paying for parking, not able to get a meal after 8 o’clock (after a 10 hour journey), no obvious wheelchair access, no plug for bath, electric plugs not in and inaccessible, table lamps not bright enough to read,. Where do I stop with this ghastly hotel?

The location was really good. Was quiet.
The food wasn’t good. The curtains in the room, were dirty. Broken window in room, and paintwork tired. Pillow didnt have a protector on it, and was yellow, when we had a bath, we had a receptionist at the door asking if we over filled the bath, as it was flooding the Dining room below. Told to just half fill the bath.

The staff were really friendly and helpful. The location is excellent. They had one night of entertainment wirh the piano man who was brilliant. The room was clean.
The rooms in the hotel need updating. When we arrived we had a very poor room with curtains not fitting the windows properly and because of the age of the building the next room we had the window would not shut properly but the staff did move us and the only complaint we really had is the hotel needs updating.

Bar attached was lovely as were the staff. The scenery and the woodland walk right at the side of the hotel..
