Lack of air conditioning although advertised as having. Told to open the window. Bed uncomfortable. Staff inattentive. Barman difficult to locate at times. Bar opening hours not known to reception. Outside furniture a disgrace and in a terrible condition. No service outdoors.

There’s not one thing I liked about this hotel
Everything, no air con, rude staff, small room, poor breakfast. I wouldn’t recommend this place to my worst enemy.

BEAUTIFUL SETTING and Facility. Beautiful view and very nice rooms. The staff is very nice. Very good breakfast .
it was very hot in the room and the A/C although it was on , it did not cool the room. it made it very difficult to sleep. The bed was very hard and could have used more comfortable pillows.

Absolutely fantastic! All the staff were incredible, particularly Massimiliano in the restaurant/breakfast buffet. Located up in the hills outside Assisi with spectacular views to watch the sunset. The hotel offers a free shuttle to/from Assisi at set times, there is also a regular local bus that stops directly outside the hotel. Restaurant dinner is more expensive than inside Assisi, but delicious food. Breakfast buffet offered includes scrambled egg, bacon, sausages, breads and spreads, 4 types of cereals, fresh fruit and fruit in syrup, yoghurt, cheese and salamis, and many types of fresh cakes, muffins, croissants etc!! And of course coffee, tea, juice and water. The grounds are beautiful and well-kept, spacious lobby, an spa on site, plus a free pool.

The staff were friendly and helpful. They advised us regarding transfers etc. the location was good for walking into town.
Breakfast was disorganised and not a wide selection. They were clearly understaffed at all times. Our plane was delayed and we didn’t arrive until after the restaurant had closed and they couldn’t offer us so much as a piece of bread for supper. Spa wasn’t open until after 6pm and no additional towels provided for the pool.

The location is perfect: Up in the olive hills, about 20 Minutes on foot to Porta Nuova and with a breathtaking view. The structure integrates well in the panorama and the reception hall looks inviting. The pool is nice.
The wifi connection in the rooms and in the common room is reliable and fast, also for conference calls.
The room was very dusty, even the elevators were dirty. The soundproofing was very poor: Even before 6 a.m. we were woken by the steps/voices/TV of our neighbors. The breakfast options left much to be desired: Especially on days with many guest groups, the breakfast buffet turned into an unattended battlefield. A very poor experience for the price of a 4-stars hotel.

Registration was a bit chaotic. The booking request was clear but still, a lot of negotiations had to be done at the moment of arrival. fortunately, the front desk was very accommodating.

paying for pool towels & swimming caps ! the hotel staff were helpful but need to learn the English room numbers - I was called up post checkout to be told I had left headphones - wrong room !!

The place was amazing. The staff is great, especially the lady at the spa was a wonderful person. The staff is very friendly and welcoming.
The only thing off about the hotel is the fact that you pay extra for the towel provided to access the swimming pool.

It is a little outside Assisi which you have to reach by car or by shuttle service (not very efficient as schedules) but the hotel is quite nice, and they serve an excellent continental breakfast. A negative note for the fruit juices (Orange, ACE, and Pineapple) which are not at all up to standard. Friendly and always attentive wait staff. Selection of delicious cakes! The rooms are very spacious and the bathroom cozy (ours with bathtub) the air conditioning was a bit noisy and the rooms are not soundproofed well.
The unpleasant thing was when a hotel employee chased us in the car (in a very dangerous way) flashing his lights and when we stopped to find out what he wanted he threatened us and almost attacked us, we reported this to the management at the hotel, but they did absolutely nothing. For this reason, the staff got a very bad rating.

The breakfast exceeded expectations, the staff was incredibly friendly and helpful. They went above and beyond to provide helpful suggestions of where to go and what to see. The property was beautiful and was a twenty minute walk to the center so a good location. They also provide a free shuttle to the center if you don't want to walk. The bar area is really fun and a comforting atmosphere in the evening.

The place is clean, and easy to access.
They have parking on site that’s free of charge, so if you’re driving in, it’s an excellent deal.
The walls are very thin. I had a couple next door to me playing their guitar until almost midnight, when I called reception about the issue they told me there was nothing they could do and I would need to confront them on my own. As I am a solo female traveler, I didn’t feel comfortable with this and had to just deal.
Their elevator system is extremely complicated, and makes getting around the hotel incredibly difficult.
And the dinner/breakfast buffet are both lacking. The dinner options were very few, and not very tasty. And breakfast was the same.

The breakfast was 80 % properly? Different cereals, different sweats, different jams and fruits, good cappucino.
But I missed different version of bread, and the scrumbled eggs were a little bit industrial and not so tasty.
The room was pretty and calm, beautiful view to the garden and to the valley.
