L’emplacement et les grandes baies vitrées.
L’entrée qui se fait par un local poubelle, l’ascenseur et les couloirs qui sont sales et sans lumière. l’impossibilité de rester une heure de plus le jour du départ, alors que nous n’avons pas pu rentrer dans l’appartement à l’heure convenue, car le code de la porte ne fonctionnait pas., les lits qui sont très durs.

Location is okay
The floor is dangerous. There was no hot water, and the apartment was so dirty 😳 😫 😐
The hallway is seen like a homeless home. There is no light in the hallway. No Internet. NO kitchen towels the pot are dirty No TV. Horrible holiday 😪 😢 apartment.

Location is very strategic and it has elevator for access to higher floors.
The Wi-Fi only worked for the 1st day (I stayed there for five days), and the TV did not work since we arrived. Management staff constantly repeating the same answer and promises but did not do anything to solve the problem. Very disappointing customer service.

Perfecte locatie en een mooi ruim appartement.
Het online incheck proces werkt niet goed, moest een medewerker bellen om in te kunnen checken maar deze was wel erg behulpzaam waardoor het probleem vrij snel was opgelost.

Hello,
I’m trying to figure out my situation and I hope I will get some help from booking.com so far I tried to solve the situation with Smartflats but without any result.
The thing is I’m asking for a refund since we have found bedbugs in the sheets, the floors were dirty and sticky and generally it was pretty dodgy place. I did not feel safe there. I was there with my 3 small kids so it wasn’t the best solution unfortunately. I have the videos of bedbug I can share.
Smartflats’s doesn’t recognize any mistakes and is not willing to refund d me fully or partially.

Bed was quite comfy.
But only because I brought my own pillows.
And that’s about it what’s positive about this accommodation.
The view from the balcony is nice in the evening.
The location is just awful. It is super crowded outside and the noise level is just awful all the time. On top of that the windows are partly broken and not able to close properly, which makes it even worse. 24/7 there is something going on outside. The neighbourhood is quite dangerous, someone got robbed right in front of the flat.
The smell in the hallway is awful, water pressure in the shower is to low, dish washer was not working, the floor in the flat is nasty and super dirty, elevator is mostly not working. And also like everything the elevator is super dirty and smelly. The furniture is super cheap. The kitchen is nasty, cooking there is just awful.
It is way to hot in there in the summer.
All in all an experience I never wanna have again.
Would not recommend staying here. Not one day.

I booked and got confirmation and did all the checkin form and was told I will get the passcode. I still didn’t get it by 22:00 so I called and they said that the room was no longer available. I was advised I need to cancel and then they will refund me. I then need to find another place to stay

The location was perfect for what we planned to do during the holiday, 5 minutes walk from the train station.
Beds were comfy and apartment is a very good size
Both bathroom sink drains were either blocked or jammed shut.
Shower over the bath leaked
Light in the toilet was hanging from the ceiling
The oven controls were mostly broken off so couldn't be used
The lift up to the room was very rarely working which meant using the stairs which were littered with rubbish and smelled disgusting
The main door leading into the apartments has nothing to give away that it is for smartflats, is just a steel door so was confusing if we were actually in the right place
Someone has previously thrown wet loo roll at the bathroom walls and ceiling and it is still all stuck in place
No keys to the windows which we accidentally locked open and then couldn't shut again, with a 5 year old in the apartment and a window wide open on the 5th floor it was a cause for concern

Very spacious - quiet - lovely appartment inside
The entrance, the hallway absolutely stunk - the stairs dirty, old furntire & baby cots blocking the stairway, lift didn’t work we have luggage, luckily the apartment Inside was lovely - we had no hot water the whole stay - we did message and email but got no replies

Location and the apartment size, layout and decoration are perfect.

We arrived and discovered that the number of beds were incorrect as our booking and things were broken. Immediately, we contacted the property and booking.com. Nothing resolved, one of us always sleep on the static sofa without bedding, for 5 nights. Not happy at all for the price I paid!
Only the 1st day the lift is working, all other 5 days, no lift.
The entrance to the apartment is awful! The whole building smell of burgers as Five Guys Burgers is on the ground floor.
The location and the apartment itself are perfect. Bad building management and servicing team let it down, utterly

The apartment itself was nice and big and the location very central
The elevator was broke so we had to take the stairs all the way up to the 5th Floor and when you enter the building it kinda looked very confusing, trash laying around the stairways, stairways also partially blocked with steel cages on wheels. The entrance to the building was also hard to see/find.

Outrageous untrustworthy bad customer service. Do not use this accommodation!
Stranded in the heart of the city, I had to book another hotel in the neighborhood.
Nov 2022.
I arrived in the evening, fully packed.
The elevator was broken. It must have been for a long time since the entrance to the elevator was blocked with a lot of trash on each floor.
Went 6 floors up using the staircase. Each floor littered with large open piles of smelling trash (see photo's). I was unable to reach the apartment due to a locked door blocking passage.
This door had a code I never received. (I received codes for the front door and apartment, but not for this one.) Since this is an unattended accommodation, I had to call a service number. After some time they finally answered, acknowledged the problem and would call me back for a solution. I was never contacted back! Called and mailed numerous times, but no success. Ignored completely.
After a long time, left in the heart of the city with all my bags, I was eventually forced to look in the neighborhood for another hotel to stay and ended up paying a lot more!!
But it gets even worse:
The next day I got an email that I could cancel the booking on Booking.com.
But that is a *scam*: Cancelling after the date of arrival does not work on booking.com.
Plus filing a complaint with Booking.com does not work either due to a loophole in the way booking.com handles complaints:
I sent a screenshot of the call log to show the failed attempts, a copy of all the mails I send during my waiting time there, plus the mail in which they agree to cancel and refund the stay. But Booking.com only acts when they get a written approval of the accommodation itself. And whenever booking.com contacts them for this, they never answer back.
So Booking.com acknowledged I will probably never get refunded for the stay I never had!
A good customer service would have refunded would have give a compensation.

Night of terror. building without a working elevator. there was a party on the top floor, I complained to the administration and they called the owner of the party saying that I had complained. the owner of the party went to my door to take satisfaction and fight because we had claimed.

Only the location was good.
Property is not being taken care of. Read the reviews below. 90% of the discrepancies have been have been going on for at least one and a half year. that includes the website to checking in on your day of arrival!

the central entrance door was broken, one part of the door was open and hence anyone could enter. this didnt make of feel safe. the lift was also broken.
the entrance hall and the lift. the water pressure of the shower was terrible. the appartment it self was great. nice beds and plenty of space.

I like the location. It was close to the shopping area and central station.
One of our doors were broken so everyone could just walk in. I called and mailed about this the whole evening and they send somebody the next day at 14:00. Our first evening we couldn’t go out because of our stuff. Nobody responds to my emails/calls about any compensation or refund. The apartement did not look like the photos. Almost everything was dirty, luckily not the bed. A lot of things were broken and we send videos/photos about this all. It was not what we expected to get for €360,- for 2 nights. We stayed at the 6th floor with no elevator. The stairs were dirty and it smelled in the hallways. The first night someone had a party appartement next door. I reported this and i am just being ignored about all of this. I heard from the people who stayed there that this is the place to party. The communication is very bad and i hope to get in touch with you.

I didn't like anything of this apartment, so I am writing in what I didn't like!
I didn't like the Rooms, Bed rooms, bathrooms, and services was also pathetic, they don't answer properly, customer service don't come online fast, if you don't have keys or codes, then you have to wait for there mails, I waited 2 hrs outside apartment, I had shared photos, when I entered Apartment someone else was staying and she had the keys and codes, of my apartment, if they share confidential about codes and all, how can other people get the same codes. I feel the cleaning people have keys and they gave Rooms to other people if no one is there. And all the dirty works goes in this apartment, like Boom Boom,. And all other stuffs. As there no reception, so no one is going to check . It was worst experience for me.

Poor service in all aspects The reservation was made but I never received the entry pin, I lost the first day and I had to pay for accommodation in another hotel since they never respond to messages or concerns. The building both the apartment smell terrible the furniture smells like urine and the apartment was dirty both inside and outside TV doesn't work In short, the worst apartment I have rented in my entire travel history. I do not recommend it at all neither the apartment nor the company

Location was fine
The homeless man sleeping outside our door. Sexual excrement in the elevator. Party in the stairwell until 6am. The apartment itself was comfortable but just a little grubby. Cigarette burns on the bedside table for instance.

No Security AT ALL. Woken at 4am by drunks off the street trying to get into the apartment! A homeless person living on the 1st floor! a disgusting chair with covers all ripped off and foam showing. 4 mugs, 3 plates, 3 pieces of cutlery.

floor was broken which was hidden with a srewed down thin (ripped) carpet. A drawer in bedroom was broken with sharp nails exposed, not kidproof! And one window had no curtain at exactly the location of a huge led screen with bright and flickering lights for advertising. It lit up the whole square and also our room. The elevator was very dirty and half the time not useable because of trashbags of burgerplace downstairs. three flights up is a bit of a walk by stairs, but much worse; there was a homeless person sleeping in the stairwell and also leftover garbage there. The outside door could be opened by hand so no need for a code - anybody can just walk in! Truly shocking and very unsafe. And a huge pile of trash right next to the door, which was there for our entire 2 night stay.
