Lovely hotel and staff, breakfast excellent. Our only criticism was the mattress is sunk down in the middle so myself and my husband had to sleep on the edge of it but apart from that I would definitely stay there again

Spacious room with big windows, lovely view out over garden and trees, and a very comfortable bed. The location is quiet for a good nights sleep, but it’s only a short walk down to the sea front and interesting little shops of St Leonard’s.

Double bed with soft mattress, room size ideal with a workbench.

Shower outside the room, adjusting the water temperature was not easy.

Ideal location to beach and local shops and walkable to Hastings old town or a short drive. Great choice for breakfast including gluten free & veggie options.

Although I requested parking onsite when I arrived there wasn’t a parking space available. Eventually we were told we could park on road in front of hotel but this info could have been provided when we booked.

Staff were very friendly and helpful. The garden looked very lovely and I enjoyed the full English breakfast. The towels were clean and the room was tidy.

The interior of the hotel is awful. There was a hole in the wall behind the door in our room, as well as tired looking skirting boards and scruffy walls. The bathroom was old and smelt strange. The room in general had an unpleasant odour and looked in desperate need of a refresh. The doors to all the rooms were shockingly old and shabby looking. The double bed was far too small and there was no air con (not enjoyable in the middle of summer). The room was badly decorated and it just felt out of date and tired. I wouldn't stay here again becuase it was on the whole a depressing room to stay in; one that needs refurbishing fast!

The place was clean. The staff were very friendly and the breakfast was very good. 

There was nothing not to like

The hotel is a beautiful building in a quiet area, relatively central in St. Leonards, not far from the train station. The hotel includes a beautiful garden in the backyard. Rooms are clean, staff is friendly. Check-In was uncomplicated and fast, even at 11pm. The shared bathroom was hardly used by other guests during my stay and I never had to wait in line. Breakfast was tasty and on inquiry they even were able to provide vegan options.

If I ask for vegan options, the answer shouldn't be "vegetarian?". In 2023, I should not have to explain people in gastronomy or the hotel industry what "vegan" means (to be fair: they ultimately were able to provide vegan options). The rooms could use a bit more storage space, such as more drawers or a wardrobe. Hooks for hanging towels would also be very useful!

The staff are so accommodating to arrange for room at lower floor (there's no lift) as we have big luggage. The room come with breakfast which is a plus.

A very budget hotel so didn't expect much but the room could have been cleaner.

Easy to find, good off road parking, friendly staff, comfortable.

The bedding was very thin and insufficient to keep us warm. Breakfast was ok but had to ask for toast and juice.

Above average budget hotel. Welcoming and streamlined. Close to town and beach . 5 mins walk. Great breakfast served by lovely lady. Bright,cheerful public spaces/bar with reasonable prices and clean comfy room.

Room 17 had shared bathroom. 2nd night bathroom floor left very wet by another resident, not hotels fault. Plus extremely creaky floorboards
