We booked 2 rooms, 2 nights, 2 guests per room (33,795 Y per room night, sky rocket additional charge for weekend). Staff gave us the maintenance notice card with the keys after check-in with hardly explained anything in English. Unfortunately, the hotel has full-day time maintenace with loud noice (9am-5pm) without prior notice (applicable inform by using booking.com platform but did nothing). Due to our family member has an 18 months infant, we took just 30 min to decide to check out after check in. We immediately informed booking.com about the full refund request and returned the key back to hotel staff at the reception desk. Hotel just insisted on refunding any money by saying that they did not know about we checking out (eventhough guests personally informed and the hotel cctv at the reception desk can be proved but got ignored by hotel, also email from booking.com shows the strongest evidence with obvious date and time of full refund request from guests). Spoken and written English communication hotel staffs are so limited. Guests and booking.com sent emails to hotel in English but never got a response. Everything needs to be translated to Japanese if you need an answer back. Hotel pictures and actual rooms are totally in the opposite.

バスルームは改装しているのか綺麗でした。

ホテル全体が古くて清潔感が無い印象でした。部屋へ入ると9月でも暑くすぐに身体がかゆくなりエアコンを24℃で入れると少し回復したが、一晩中身体がかゆくて嫌な思いをした。

祇園で安く泊まれる。

お風呂入浴時、水の床漏れあり、ベタベタになった。

Perfect location... But the breakfast place needs to be improved, though there's a lot of variation in the food served.

This hotel is in excellent location and close to everything I was interested in.

Posizione centrale, vicinissima a Kabuchiko ma nello stesso tempo in zona tranquilla e sicura; cortesia dello staff; pulizia impeccabile, dotazioni della stanza (asciugacapelli, kimono, ciabatte, bollitore, frigo bar); vicinanza alle stazioni di treno e metro, modernità della struttura

Le camere sono piccoline, ma è questo lo standard giapponese, quindi va bene così! Suggerisco di viaggiare con bagaglio leggero e valigie poco ingombranti (c'è comunque spazio per posizionarle sotto il letto)
